$300,000
Owner-financed value-add in a Bonham Opportunity Zone. Former nursing home with more than 21,000 square feet under roof on 1.6 acres in a quiet residential part of town. Sold as-is. Substantial remodeling is required. Interior demolition has been started and is not finished. The slab and structure appear sound. Buyers should verify with their own inspection. A fire suppression and detection system is in place, often a major cost in a building of this type. The layout already has private rooms, corridors, a nurses’ station, dining, and a med room. Possible uses, subject to zoning, licensing, and buyer due diligence, include assisted living or memory care, residential treatment or behavioral health, and disability group housing. Confirm Opportunity Zone tract status before relying on any tax benefit. Owner financing will require at least 20 percent down payment. NOTE! Year built is not available through tax records and 1970 is strictly an estimate.
