If you've ever sat down with a real estate agent and felt like they were speaking a completely different language, you're not alone.
As a REALTOR® serving Montgomery, Lake Conroe, DFW, and beyond, I'm around real estate terminology every day. In fact, I sometimes catch myself using abbreviations and industry jargon without realizing it. Every now and then I'll explain something to a client and notice a blank expression on their face. That's my reminder to slow down and make sure I'm communicating clearly instead of assuming everyone knows what I mean.
One of my favorite real estate stories is about a seller who interviewed two agents. After making their decision, they called the agent they didn't choose and said, "We decided to go with the other agent because they're going to put our home on the MLS."
The funny part? Both agents would have listed the home on the MLS!
That's a perfect example of how confusing real estate terminology can be. Whether you're buying a home in Montgomery, Lake Conroe, DFW, or anywhere else in Texas, understanding these common abbreviations can make the process much less intimidating.
1. MLS – Multiple Listing Service
The MLS is the database real estate professionals use to share information about homes for sale.
In plain English: Think of the MLS as the master catalog of homes for sale.
2. CMA – Comparative Market Analysis
A CMA compares your home to similar properties that have recently sold, are currently for sale, or failed to sell.
In plain English: It's your home's report card compared to similar homes nearby.
3. HOA – Homeowners Association
An HOA manages neighborhood amenities and helps maintain community standards.
In plain English: The organization that oversees the neighborhood's shared spaces and rules.
4. DOM – Days on Market
DOM refers to the number of days a property has been actively listed for sale.
In plain English: How long a home has been available for purchase.
5. FHA – Federal Housing Administration Loan
An FHA loan is a government-backed mortgage program that can help buyers qualify with lower down payment requirements.
In plain English: A loan program designed to make homeownership more accessible.
6. VA – Veterans Affairs Loan
VA loans are available to eligible veterans, active-duty service members, and certain surviving spouses.
In plain English: A home loan benefit earned through military service.
7. USDA – United States Department of Agriculture Loan
USDA loans help qualified buyers purchase homes in eligible rural and suburban areas.
In plain English: A loan program that may allow little or no down payment in qualifying areas.
8. PMI – Private Mortgage Insurance
PMI is often required when a buyer puts down less than 20% on a conventional loan.
In plain English: Additional insurance that protects the lender, not the homeowner.
9. PITI – Principal, Interest, Taxes, and Insurance
PITI represents the four primary components of a monthly mortgage payment.
In plain English: Your complete monthly housing payment.
10. LTV – Loan-to-Value Ratio
LTV compares the amount borrowed to the home's value.
In plain English: The percentage of the home's value being financed.
