If you’ve been keeping an eye on mortgages, credit rules and Texas tax changes lately, there are three major wins for home-buyers and homeowners that may not make headlines like “all-time lowest rate ever,” but they do mean your monthly payment dollars can stretch farther than you may think. 1) Mortgage Interest Rates Moved in Your Favor

Good news: the average 30-year fixed mortgage rate has eased from earlier in the year. According to the Mortgage Bankers Association, the contract rate fell to about 6.30 % in the week ending October 24, 2025 — the lowest in roughly a year. What this means: A lower rate means either a lower monthly payment for the same loan amount or the ability to afford a larger loan for the same payment. That gives you more “bang for your housing buck.”


2) Credit Score Rules for FHA Loans Are Clearer — Especially for Buyers Who Thought They Couldn’t Qualify

Here at home in Texas, we’ve got a huge local win: Senate Bill 4 was signed, raising the mandatory homestead exemption for school district taxes from $100,000 to $140,000 for most homeowners.
