So let’s clear the air. These are the buyer myths that need to go, once and for all.


Myth #1: You Need 20% Down to Buy a Home

This one refuses to die.

Yes, some loans require 20% down—but many don’t.
There are options with 3%, 3.5%, 5%, and even 0% down for qualified buyers.

👉 What matters more than the percentage?

  • Credit profile

  • Debt-to-income ratio

  • Loan type (conventional, FHA, VA, USDA)

Bottom line: Don’t self-disqualify before talking to a lender (and an agent who knows how to guide you).


Myth #2: You Can’t Negotiate Anything Anymore

This depends entirely on price point, location, and condition—not headlines.

Negotiation today might look different than it did during peak frenzy years, but buyers can still negotiate:

  • Repairs or credits

  • Price (yes, really)

  • Possession terms

  • Home warranties

The key is knowing what’s realistic in your market—and that’s where local experience matters.


Myth #3: You Should Skip the Inspection to “Win”

Hard no. 🚫

In Texas especially, inspections are not just a formality—they’re protection.

Not all issues are created equal:

  • 🧴 Caulking = manageable

  • ⚡ Federal Pacific electrical panel = line-in-the-sand territory

A good agent helps you understand:

  • What’s common for the area

  • What’s cosmetic vs. structural

  • What’s easy to fix vs. a long-term risk

Skipping inspections can turn today’s “win” into tomorrow’s regret.


Myth #4: Your Rate Is the Only Thing That Matters
