Day 5 of 5: “Understanding the Texas One to Four… Until They Change It Again”

You made it! The contract has been signed, inspections done, repairs negotiated—now it’s time for closing (also called settlement). This is where the magic happens, and ownership officially transfers from seller to buyer.

But what exactly happens on closing day? Let’s break it down:


🖊️ Signing the Paperwork

You’ll visit the title company or attorney’s office to sign a stack of documents. Don’t worry—they’ve seen it all before. You’ll sign disclosures, loan documents, the deed, and more.


💰 Paying Closing Costs

Besides your down payment, you’ll pay closing costs—fees for the title search, appraisal, loan origination, taxes, and other expenses. These are usually paid by the buyer, but sometimes sellers help negotiate who pays what.


🔑 Getting the Keys

After everything is signed and funds transfer, the seller’s agent will hand over the keys (and unless there is a sellers leaseback - you are ready to move in). That moment right there? Pure joy.


🏠 Final Walkthrough

Usually within 24 hours before closing, buyers do a final walkthrough to make sure the property is in the agreed-upon condition.


What If Something Goes Wrong?

Sometimes closing can hit bumps: funding delays, last-minute repairs, or paperwork snafus. That’s why having a great agent by your side helps smooth the way.
