Part 4: How Much House Can I Afford? (Don't Let Your Loan Approval Decide for You)
One of the first questions buyers ask is:
"How much house can I afford?"
Most people think the answer starts with a lender.
And while getting pre-approved is one of the smartest first steps you can take, I don't think it's the whole answer.
Here's why...
A lender's job is to tell you how much you qualify to borrow.
My job is to help you decide how much home fits your lifestyle and your financial goals.
Those aren't always the same number.
In fact, one of the biggest mistakes I see buyers make is looking at homes before talking with a lender. They find "the one," fall in love with it, and then discover it's outside their budget—or right at the very top of what they qualify for.
Getting pre-approved before you start house hunting helps you shop with confidence and keeps your expectations grounded in reality.
But just because you're approved for a certain amount doesn't automatically mean that's the amount you should spend.
Buying a home isn't about purchasing the most expensive house you can afford.
It's about buying the right home for your life today while setting yourself up for tomorrow.
💰 Approval and Affordability Aren't the Same Thing
When you're pre-approved for a mortgage, the lender is looking at your income, debts, and financial profile.
But only you know what monthly payment feels comfortable.
I often encourage my clients—especially first-time homebuyers—to look toward the lower end of their approved budget.
Why?
Because your mortgage payment isn't the only expense that comes with homeownership.
Property taxes can increase.
Insurance premiums can rise.
Utilities may cost more than you expected.
And then there are the unexpected repairs that every homeowner experiences sooner or later.
Owning a home should bring you peace of mind—not financial stress.
🏡 Start Small. Build Equity. Dream Big.
One of my favorite pieces of advice is simple:
Start small and work your way up.
You don't have to buy your dream home first.
In fact, most people don't.
Your first home is often the stepping stone to your next one.
As you make mortgage payments, build equity, and improve your home, you're creating opportunities for the future.
Your needs will change over time.
Your family may grow.
Your career may change.
And the home that fits your life today may not be the home that fits your life ten years from now.
That's okay.
Homeownership is a journey—not a single destination.

John and I certainly didn't buy our dream home.
Believe me...
Gold carpet and duck wallpaper in the kitchen were never part of my dream home! 😊
But we could see past what the house looked like that day and imagine what it could become.
We weren't buying our forever home.
We were buying a place to start.
Over the years, we painted, updated, and made improvements a little at a time. As we built equity, that home helped us take the next step.
Eventually, it led us to the lake home we love today.
And here's a little secret...
Even our lake house needed a few tweaks!
The perfect house rarely exists.
The goal isn't perfection.
The goal is making smart decisions that help you build the future you want.
🌳 Buy the Neighborhood—Not Just the House
There's an old saying in real estate:
"Don't buy the biggest or most expensive house in the neighborhood."
Instead, find a neighborhood you love and buy a home that comfortably fits your budget.
As the neighborhood grows and home values appreciate, your investment has the opportunity to grow with it.
Sometimes the smartest investment isn't buying the biggest house.
It's buying the right house in the right location.

People sometimes ask why I encourage buyers to stay toward the lower end of their budget.
The answer is simple.
I believe your home should be a blessing—not a burden.
I believe in buying a home the same way I believe in managing money: wisely.
I want my clients to have room in their budget for life's surprises, whether that's rising property taxes, higher insurance premiums, replacing an air conditioner, or simply taking a family vacation without worrying about the mortgage payment.
Buy a home you can comfortably afford.
Pay a little extra toward the principal when you can.
Build equity over time.
That's how many families create long-term financial security.
And that's advice I truly believe in.
