Part 6: What Should I Fix Before Selling My Home? (Not All Upgrades Are Created Equal)

One of the biggest questions I hear from sellers is:

"What should I fix before I sell my home?"

And my answer may surprise you...

You probably don't need to fix everything.

The goal is not to create a brand-new home.

The goal is to make smart improvements that help buyers see the value of the home you already have.

Because here's the truth:

Not all upgrades are created equal.


💰 More Expensive Doesn't Always Mean More Value

Many homeowners assume that if they spend money improving their home, they will get every dollar back when they sell.

Unfortunately, that's not always how real estate works.

A swimming pool is a great example.

A pool may be something your family loves and enjoys for years, but it does not usually return 100% of the cost when you sell.

The same can be true for major kitchen remodels, luxury upgrades, or improvements that take your home far above the value of the other homes in your neighborhood.

Sometimes you are creating your dream home...

But buyers may not be willing to pay for every choice you made.

The key is knowing where your money will make the biggest impact.


🏡 First Impressions Matter

The good news?

Sometimes the simplest changes give you the biggest return.

Think about the first few minutes a buyer experiences your home.

They pull up.

They walk to the front door.

They stand there while their REALTOR® is opening the lockbox and getting the key.

They are looking around.

They are forming an opinion.

That front door area matters.

A clean, welcoming entryway with fresh landscaping, a tidy porch, and a welcoming feel can make a powerful first impression.


🧹 Clean, Declutter, and Create Space

One of my favorite sayings is:

"Staged homes are not how we live. They're how we think we live."

Nobody expects you to live in a home that looks like a furniture showroom.

Your home should still feel warm and welcoming.

I do not recommend removing every personal photo or making your home feel cold and empty.

Those personal touches are part of what makes a house a home.

But buyers need to be able to picture themselves living there.

That means:

✔️ Remove the extra tables and furniture pieces you don't actually need.

✔️ Pack away the odds and ends that collect over time.

✔️ Clear countertops.

✔️ Open up closets.

Remember...

When we sell a home, we are selling square footage.

The more space buyers can see, the more valuable that space feels.


✨ Sometimes Less Really Is More

I love a quote often attributed to Coco Chanel:

"Before you leave the house, look in the mirror and take one thing off."

I think the same idea applies when preparing your home for sale.

Sometimes the best thing you can do is remove something.

Remove the extra piece of furniture that makes a room feel smaller.

Remove the collection that takes up an entire countertop.

Remove the extra decorations that make it harder for buyers to notice the beautiful features of your home.

Your home should feel warm and welcoming—not empty.

Sometimes taking one thing away helps buyers see everything your home has to offer.


🧼 Clean Sells

I cannot say this enough...

Clean sells.

Carpet is one of those things buyers notice immediately.

If your carpet can be professionally cleaned and looks great, wonderful.

But if it has stains, heavy wear, or pet odors, seriously consider replacing it.

The right carpet choice depends on your home's price point.

You don't need luxury flooring in every home.

You need flooring that matches the expectations of your buyers.


🔨 What About Fixtures and Updates?

Updating lighting, faucets, and fixtures can absolutely help refresh a home.

But don't automatically assume you need to replace everything.

Take a look at your competition.

Have your REALTOR® show you the homes buyers will compare against yours.

Then ask yourself:

"How does my home compare?"

Not:

"How do I make my home perfect?"

Sometimes fresh paint, clean carpet, and a well-maintained home will make a bigger impact than thousands of dollars in cosmetic upgrades.


🏠 My Own Home Selling Experience

When John and I sold our home, he told me:

"Do what you think we need to do."

He trusted my experience and my knowledge of what buyers were looking for.

So we made thoughtful updates.

We painted.

We removed acoustic ceilings in a few areas.

We had already updated our kitchen and bathrooms several years earlier.

Our flooring was older, but it was a classic choice that had held up well.

We focused on improvements that made sense—not trends that would quickly feel dated.

One thing we did not do?

Replace all of our windows.

Most of our windows had broken seals and didn't look great.

The quote for replacing them was over $30,000—and that was the lower-priced option.

Instead, we replaced the glass.

What a difference!

I wish we had done that years earlier.

It improved the look of the home and made such a positive difference.

The result?

When we sold, we received the highest price per square foot in our neighborhood.

Smart improvements mattered.

Overspending didn't.
