As a REALTOR® serving Montgomery County, Lake Conroe, Houston, DFW, and communities across Texas, I've heard these same questions hundreds of times. The good news? Most of the answers are simpler than you think—once you know what really matters.

1. How Much Is My Home Worth?
This is probably the most common question I hear—and for good reason.
Most homeowners head straight to an online home value estimator. They're fast, convenient, and can provide a general starting point.
But here's what they don't know:
- Did you remodel your kitchen?
- Do you have one of the best lake views in the neighborhood?
- Does your home back up to a golf course instead of a busy road?
Those details can make a significant difference in value.

2. Should I Buy or Rent?
People often ask which option saves the most money.
The truth is, this isn't just a financial decision.
The first question I ask isn't, "How much do you make?"

That answer usually tells us more than any mortgage calculator ever could.

3. How Much House Can I Afford?
Your lender can tell you the maximum amount you qualify to borrow.
But that doesn't necessarily mean it's the amount you'll feel comfortable spending every month.

Monthly payments are only part of the picture.

4. When Is the Best Time to Buy or Sell?
You've probably heard spring is the best time to sell a home.
Sometimes that's true.

How much time do I have?
What's my budget?
