Houston Real Estate Market Update – March 2025

Spring has officially sprung, and so has the Houston real estate market! If you've been wondering what's happening in the world of homes around Houston, Pasadena, and The Woodlands, here's your quick and easy roundup of the latest trends as of March 2025.

🌼 Market Snapshot:

  • Median Price: $340,693 — up 1.7% from last year
  • Closed Sales: 7,021 — up 2.9% from March 2024
  • Active Listings: 29,846 — a big jump, up 37.8%
  • Inventory: 4.4 months — up by 1.2 months year over year

That jump in active listings is giving buyers more options, which is a welcome shift from the tighter inventory we've seen in recent years. But even with more homes on the market, prices are holding steady and inching upward.

🏡 Buyer and Seller Notes:

  • Buyers: More listings mean less competition! You might have a better shot at getting into your dream home without a bidding war.
  • Sellers: Homes are still selling! The average seller is getting about 94.6% of their original list price, which means pricing right from the beginning really matters.

🕒 How Fast Are Homes Moving?

  • Days on Market: 60 days (up 6 days vs. March 2024)
  • Days to Close: 33 days (down 1 day)
  • Total Days from List to Close: 93

Things are moving just a bit slower than last year—but that’s not a bad thing. A slightly longer timeline gives everyone a bit more breathing room to make smart decisions.

💲 What's Selling?

Price ranges seeing the most action:

  • Under $300K: Over 70% of sales occurred below this mark
  • $300K–$499K: About 27.8% of homes fell in this mid-range
  • $500K+: Luxury homes made up around 15% of the market

🧱 Fun Market Facts:

  • Median Home Size: 2,128 sq ft
  • Median Year Built: 2012
  • Price per Sq Ft: $164.54 — just a small increase of 0.2% from last year

🌸 Local Spotlight: Spring Blooms & Festival Season

If you're out and about house hunting this month, make some time to enjoy the season! The azaleas are blooming, bluebonnets are popping up just outside the city, and the weather has been perfect for patio lunches and open houses.

One of my favorite events this time of year is the Houston Art Car Parade—it’s funky, creative, and such a uniquely “Houston” experience. If you’ve never been, it’s a must-see. And if you're in The Woodlands, don't miss the Waterway Arts Festival in April—it's a fun weekend with art, food, and live music, right by the water.  Also, if you are in Conroe they have live music once a month in Heritage Park.  May 8th is Barefoot Nation - A Tribute to Kenny Chesney..and if I do say so the guitar player is pretty awesome.
