t’s officially summer, and the Houston housing market is heating up—but not in the way you might expect. According to the latest data, the median home price dipped slightly to $338,000, down 1.7% year-over-year. But that’s not necessarily bad news for buyers—or sellers!

Here’s what’s happening:

  • ✅ Closed Sales: Up 5.2% year-over-year with 9,081 homes sold, showing strong demand.

  • 📈 Active Listings: Up a whopping 36.7% with nearly 38,000 homes on the market—giving buyers more choices than we’ve seen in a while.

  • 🏠 Months of Inventory: Now at 5.3 months, up from last year, indicating a more balanced market.

  • ⏳ Days on Market: Homes are sitting 50 days on average, which is 5 days longer than May 2024.

  • 📉 Median Price/Sq Ft: Down slightly to $164.98, a 1.5% dip YoY.

The key takeaway? We’re moving away from the frenzied seller’s market and shifting toward balance. This is great news for move-up buyers or first-timers who were priced out during the pandemic-era peak.
