If someone asked, "Which market is stronger right now—Houston or Dallas-Fort Worth?" the answer might surprise you.
At first glance, they appear almost identical.
Both markets reported flat home prices compared to June 2025.
But once you look beyond the median price, each market begins telling its own story.
That's why I always remind my clients: real estate is local.
Home Prices Hold Steady
Both metropolitan areas reported 0% year-over-year price growth in June 2026.
- Houston MSA Median Price: $345,000
- Dallas-Fort Worth MSA Median Price: $399,999
Flat prices don't mean the market has stalled. Instead, they suggest buyers and sellers are finding common ground after several years of dramatic price swings.
Stable pricing can actually be healthy because it gives buyers more confidence while allowing sellers to price their homes more realistically.
Dallas-Fort Worth Buyers Are More Active
One statistic immediately stands out.
Closed sales increased in both markets, but Dallas-Fort Worth posted the larger gain.
- Houston: Closed sales up 2.9%
- Dallas-Fort Worth: Closed sales up 6.5%
That's a strong indication that buyers remain active across North Texas despite higher mortgage rates.
People continue to relocate for jobs, schools, retirement, and lifestyle changes. The market may be calmer than it was a few years ago, but buyers haven't disappeared.
Inventory Is Moving in Different Directions
Here's where the two markets begin to separate.
Houston
- Active listings increased 2.6%
- Inventory remained at 5.3 months
Houston buyers have a few more homes to choose from than they did a year ago, creating a balanced environment for both buyers and sellers.
Dallas-Fort Worth
- Active listings decreased 4.2%
- Inventory fell to 4.5 months, compared to 4.8 months last year.
While DFW inventory has eased slightly, it still offers buyers far more opportunities than during the highly competitive seller's market we experienced a few years ago.
Homes Are Taking Slightly Longer to Close
One trend both markets have in common is timing.
Compared to June 2025, homes in both Houston and Dallas-Fort Worth are taking about three additional days from listing to closing.
- Houston: 85 total days
- Dallas-Fort Worth: 88 total days
That's not a dramatic difference, but it reflects today's more thoughtful buyers.
Instead of making offers within hours, buyers are taking time to compare homes, evaluate financing, and negotiate terms.
What I'm Seeing in Today's Market
These reports line up with what I'm experiencing personally.
I recently had a condo listing that sat on the market for a while. We had plenty of showings but no offers. Then, seemingly overnight, the right buyer came along and the property closed.
That perfectly describes today's market.
Homes are selling.
Buyers are shopping.
But they're taking their time and waiting until they find the home that checks all the boxes.
That's why proper pricing, professional marketing, and patience remain so important.
The Bottom Line
Although Houston and Dallas-Fort Worth have different inventory trends and different sales activity, both markets are sending the same overall message:
- Home prices have stabilized.
- Buyers remain active.
- Homes continue to sell.
- Transactions simply require a little more patience.
The days of bidding wars on nearly every listing may be behind us, but today's market is creating opportunities for both buyers and sellers.
If there's one lesson these reports reinforce, it's this:
Don't judge your local market by national headlines—or even statewide statistics. Every community has its own story.
