My Texas Take
As someone who’s lived in both areas, here’s the truth:

Traffic? Crazy in both. No winners there!

Things to do and the people? Amazing in both. Texas hospitality is the real deal.
But everything being equal… I’m loving life by the lake. There’s something special about waking up to that view, being close to nature, and still having great communities nearby.
What This Means for Buyers

Houston: You have leverage! More inventory means more negotiating power, seller concessions, and fewer bidding wars. Just do your homework on flood zones and insurance.

Dallas: Be picky and shop local. Some areas are still hot, while others are cooling. Watch neighborhood trends—Frisco ≠ every suburb.
