What this tells us:
Houston gained inventory in a big way, which gave buyers more choices—but homes that were priced correctly still moved. We’re seeing a much healthier, more balanced market where sellers need to be strategic, not optimistic.


🌆 Dallas–Fort Worth–Arlington MSA: Higher Prices, Faster Decisions

 

  • Median Price: $390,000 (down 2.1% YoY)

  • Closed Sales: 92,055 (up 0.4% YoY)

  • Active Listings: 32,660 (up 26.1% YoY)

  • Months of Inventory: 3.5

  • Days on Market: 62

  • Days to Close: 31

  • Median Price per Sq Ft: $191.24

  • Close to Original List Price: 94.5%

What this tells us:
DFW remains a strong, competitive market—but sellers felt more pricing pressure this year. Even with slightly longer days on market, the homes that hit the market at the right price continued to attract serious buyers and close close to list price.
