More Inventory, More Opportunity… But the Right Homes Are Still Standing Out
If you’ve been wondering whether the Montgomery and Lake Conroe real estate market is finally starting to shift, the April 2026 numbers are definitely telling an interesting story.
We’re seeing more inventory hit the market, homes taking a little longer to sell, and buyers gaining more negotiating power than they’ve had in several years.
But at the same time, desirable homes in communities like Walden on Lake Conroe are still attracting strong attention — especially homes that are updated, priced correctly, and offer the lifestyle buyers are searching for.
As someone who lives and works in this area, I can honestly say the market feels more balanced right now than it has in a long time.
And honestly? That’s not a bad thing.
Montgomery ISD Housing Market Snapshot – April 2026
Key Market Stats
- Median home price: $348,994
- Median price change: Down 3.7% year-over-year
- Active listings: Up 16.4%
- Closed sales: Up 6.3%
- Months of inventory: 7.4 months
- Average total days from listing to close: 105 days
The biggest headline here is inventory.
With more homes entering the market, buyers are finally getting options again. That means they can compare homes more carefully, negotiate stronger terms, and take a little more time making decisions.
We’re simply not seeing the same kind of bidding war frenzy across every listing that we experienced a few years ago.
Buyers Finally Have More Breathing Room
One of the biggest changes I’m seeing locally is that buyers no longer feel like they have to make rushed decisions within hours of a home hitting the market.
Today’s buyers are:
- scheduling second showings,
- negotiating repairs,
- asking for seller concessions,
- and becoming much more selective overall.
Honestly, I haven’t seen sellers working this hard to keep deals together in years.
That doesn’t mean homes aren’t selling — they absolutely are.
But buyers finally have leverage again in many price points.
Walden on Lake Conroe Continues to Stand Out
While the overall market is becoming more balanced, certain communities are still behaving differently — and Walden on Lake Conroe is definitely one of them.
Lifestyle communities continue to attract buyers because they offer more than just a home. Buyers are drawn to:
- golf course living,
- lake access,
- marinas,
- tennis and pickleball,
- restaurants,
- pools,
- fitness amenities,
- and the overall community atmosphere.
I’m still seeing strong interest when well-maintained and well-priced homes hit the market in Walden.
The biggest difference today is that buyers are more selective. Homes that need significant updates or are priced too aggressively are sitting longer, while move-in-ready homes continue to stand out.
What Sellers Need to Know Right Now
The market has shifted from “just put a sign in the yard” to strategy mattering more than ever.
Today’s successful sellers are:
- pricing realistically from the start,
- preparing homes carefully,
- making repairs upfront when possible,
- and creating strong online presentation.
First impressions matter again.
And with buyers having more options, presentation can absolutely impact how quickly a home sells.
What to Watch This Summer
As we move further into summer 2026, here’s what I’ll be watching closely in the Montgomery and Lake Conroe markets:
Inventory Levels
If inventory continues rising, buyers may gain even more negotiating power.
Mortgage Rates
Even small rate improvements could quickly bring more buyers back into the market.
Lifestyle Demand
Communities like Walden on Lake Conroe may continue outperforming broader market trends because buyers are purchasing a lifestyle as much as a property.
Final Thoughts
The Montgomery and Lake Conroe real estate market feels healthier and more balanced than it has in years.
Buyers finally have choices. Sellers can still achieve strong results with the right pricing and preparation. And overall, the market is creating opportunities for both sides again.
Every neighborhood — and every home — has its own story, especially around the lake.
