Happy National Chocolate Chip Day, y’all!

And yes — I’m fully aware that National Real Estate Day was yesterday. But let’s be honest: after helping clients chase their dream homes (and occasionally talking them off ledges during inspections), I firmly believe real estate professionals deserve chocolate. Lots of it.

Chocolate chips are the ultimate multitaskers. They show up for cookies, pancakes, trail mix, and — my personal favorite guilty pleasure — straight out of the bag when you just need a tiny hit of sweet without committing to a full dessert operation.

Back in the day, I kept a bag of Nestlé semi-sweet chocolate chips in the pantry at all times. Not for baking. Just for emergency handfuls. It was portion control at its finest — until I realized I was eating half the bag while standing in front of the open pantry door like a raccoon. Good times.

But let me tell you about the real MVP dessert that changed the game…

The 90-Second Chocolate Molten Lava Cake in a Mug

(aka “I Deserve This and I’m Not Sharing”)

This thing is dangerous. Because it’s stupidly easy, dangerously delicious, and you can make it for one… or scale it up if your entire buyer’s agent team just survived a nightmare appraisal.

Ingredients (for 1 mug – scale up as needed):

  • 1/4 cup all-purpose flour
  • 1/4 cup granulated sugar
  • 2 tablespoons unsweetened cocoa powder
  • 1/4 teaspoon baking powder
  • Pinch of salt
  • 3 tablespoons milk
  • 2 tablespoons vegetable oil (or melted butter)
  • 1/4 teaspoon vanilla extract
  • 1-2 tablespoons chocolate chips (the more the better — live your truth)
  • Optional toppings: strawberries, whipped cream, vanilla ice cream, or a dusting of powdered sugar

Instructions:

  1. In a large microwave-safe mug, mix together the flour, sugar, cocoa powder, baking powder, and salt.
  2. Add the milk, oil, and vanilla. Stir until smooth (no big lumps, please).
  3. Stir in the chocolate chips. Push a few extra ones into the center if you want that gooey molten middle.
  4. Microwave on high for 60–90 seconds. Start with 60 and add 15-second bursts if needed. The center should still look a little soft and jiggly — that’s the magic.
  5. Let it sit for 1 minute (if you can wait that long).
  6. Top with fresh strawberries and whipped cream and try not to moan out loud.

Pro tip: Make 4–6 at once if you’re having clients over for a “closing celebration.” They’ll never forget you.
