Typically, you’ll need:

✔️ Application fee (usually $35–$75 per person)
✔️ Driver’s license copies
✔️ Recent pay stubs
✔️ Income around 3x the monthly rent

Landlords are usually looking for:

  • No evictions
  • Stable income
  • Decent credit

Once approved, you’ll need to submit your deposit quickly—often before signing the lease.

🏠 Not All Rentals Are the Same

This is something a lot of renters don’t realize…

Every landlord is different.

For example:

  • Some include a refrigerator… some don’t
  • Some include yard maintenance… others expect YOU to handle it
  • Some may even specify how often you need to water the yard

I’ve even seen situations where a refrigerator was included—but if it broke, the tenant was responsible for repairs.

Once you move in, repairs aren’t just “call the landlord.”

Most leases will outline:

  • How to request repairs
  • What is considered an emergency
  • What the tenant is responsible for

Make sure you follow the process in your lease so you’re protected.

🛡️ Renters Insurance Is Usually Required

Most landlords will require renters insurance—and honestly, it’s a good idea anyway.

It protects your personal belongings and can give you peace of mind.
