Why Flag Day Still Matters: A Personal Reflection

Growing up on and around military bases, holidays like Memorial Day, Flag Day, July 4th, and Veterans Day weren’t just days on the calendar — they were events, traditions, and moments of community pride. No matter how small the base, there was always something going on. I especially loved the parades — the energy, the music, the sense of unity. But the moment that still gives me chills, even now, is the Retreat ceremony at 5:00 PM.

Every evening on base, the American flag is lowered as part of the Retreat. A bugle sounds, and all activities stop. People outside pause, turn to face the flag, and pay their respects. It’s a quiet yet powerful tradition that marks the end of the duty day — a moment to reflect on the sacrifices of those who serve and the meaning behind our flag.

That memory has stayed with me all these years. There's something deeply moving about watching the stars and stripes being lowered with such reverence, knowing the history and hardship it represents.

Flag Day, celebrated every June 14th, is often overshadowed by bigger summer holidays, but it’s a perfect time to pause and reflect on what the flag truly means. It’s been carried through battles, flown during victories, and waved proudly during times of national celebration. It symbolizes freedom, resilience, and unity — even in our most challenging moments.

So this Flag Day, I hope you’ll take just a moment to stop and honor it. Whether it’s by displaying a flag at your home, attending a local ceremony, or simply pausing at 5 PM to remember the tradition of Retreat — let’s give our flag the respect it deserves.

Because no matter where you are, the flag is a symbol that ties us all together.

For all your real estate needs, get Jacque!

Wishing you a joyful and reflective Flag Day.

Texas Real Estate Market Update – May 2025

Is it a buyer's market in the making? Let’s dive in!

As of May 2025, the Texas real estate market is shifting gears—with more options on the table and time for buyers to breathe. Here’s what you need to know:

🔹 Median Home Price: $340,000
That’s a slight dip of 1.5% year-over-year, showing a modest correction that may favor buyers—especially those who were priced out in previous months.

🔹 Active Listings: 152,383
That’s a 30.6% increase compared to last year! More listings mean more choices and possibly less competition.

🔹 Closed Sales: 33,381
Only a 0.1% decrease YoY, meaning demand is still strong and homes are selling—just with a bit more balance in the market.

🔹 Inventory: 5.6 months
Up 1.3 months YoY, this metric suggests the market is moving away from the frenzied pace of a seller’s market and into a more neutral territory.

🔹 Median Price per Sq Ft: $175.90
Down 2.1% YoY. Coupled with increased inventory, this could create unique opportunities for savvy buyers.

🔹 Time on Market:
Homes are now sitting an average of 60 days, up 7 days from last year, offering buyers a bit more negotiating power and decision-making time.

🏠 What This Means for You

Whether you're buying or selling, this more balanced market presents unique opportunities:

Buyers: You have more homes to choose from and less competition.
Sellers: Homes are still selling—especially when priced right and marketed well.

Not sure where you fit in the May market? Let’s talk about your next move. I’m here to help you find the perfect home—or the perfect buyer.

What in the World Is a Tuxedo Kitchen?

And Do We Love It or Leave It?

You’ve probably heard of a tuxedo for formal events — but what about a tuxedo for your kitchen?

Yep, it’s a thing.

The tuxedo kitchen style is all about high contrast. Think upper cabinets in white or a lighter color, and lower cabinets in black (or very dark navy, charcoal, etc.). Kind of like a tuxedo: light on top, dark on the bottom. Add in sleek finishes, polished hardware, and sometimes even a glossy backsplash, and you’ve got yourself a “dressed up” kitchen.

Sounds chic, right? Maybe. But I have to admit... I’m not totally sold.

Here’s what people love about tuxedo kitchens:

  • They make a bold statement. You walk in and BOOM — instant drama (the good kind).

  • They can make small kitchens look taller by keeping the top light and airy.

  • They’re trendy and modern, which is great for resale in certain markets.

But here’s why they’re not my cup of tea:

  • It feels a little... formal. Like my kitchen is wearing a bow tie and judging me for eating cereal for dinner.

  • Trends come and go — and two-toned cabinetry can be harder (and pricier) to change later.

  • Some homes just don’t want to be that fancy. And that’s okay.

Don’t get me wrong — if you love the look, go for it! Your home should reflect you. But if you're more into cozy, timeless, or classic vibes, you might prefer a kitchen that feels a little warmer and less high-contrast.

So now I’m curious — what do you think? Are you team tuxedo kitchen, or would you swipe left on this trend?

Let me know! And if you’re thinking about remodeling or buying a home with a trendy kitchen, let’s talk about how design choices can impact value and functionality.

What Your Favorite Buc-ee’s Snack Says About the Home You’ll Buy

By Jacque | #getjacque #increalty #txrealestate

Whether you’re road-trippin’ across Texas or just making a quick stop, Buc-ee’s isn’t just a gas station — it’s a full-on Texas experience. And if you’re like me, you’ve got a favorite go-to snack (mine’s the warm glazed pecans — more on that in a second!).

But have you ever thought your Buc-ee’s snack of choice might say something about the kind of home you’d love? Let’s have a little fun and break it down…

🐿️ Beaver Nuggets — The Charming Southern Cottage
If you can’t resist that sweet, crunchy goodness, you’re someone who appreciates comfort and nostalgia. You probably dream of a cozy, character-filled home with a big front porch, maybe even a porch swing. You want warmth, charm, and something with a story. Think shiplap, hardwood floors, and sweet tea on the patio.

🥜 Warm Glazed Pecans — The Elegant Lake Home or Classic Craftsman
This is my personal favorite — and if it’s yours too, we’re kindred spirits. Warm pecans are sweet, a little fancy, and undeniably comforting. You’re likely drawn to timeless beauty, peaceful settings, and homes with thoughtful details. Picture a serene lakefront getaway, a wraparound porch with rocking chairs, or a Craftsman-style home with wood trim and cozy nooks. You love a place where life feels just a little slower — and sweeter.

🌭 Buc-ee’s Hot Dogs — The Modern, Efficient Townhome
You like things quick, satisfying, and ready to go — just like Buc-ee’s legendary hot dogs. You might gravitate toward a sleek, low-maintenance townhome in a convenient neighborhood. You’re all about smart layouts, efficient living, and being close to the action.

🍖 Texas Brisket Sandwich — The Spacious Ranch-Style Home
Let’s be honest: you’ve got good taste. You’re a true Texan at heart, and you’re not afraid to go big. If the brisket sandwich is your jam, you probably want a home with wide-open spaces — maybe even acreage — room for family, pets, BBQs, and big Saturday gatherings.

🥜 Salted Pecans or Trail Mix — The Eco-Friendly Retreat
You’re practical, grounded, and health-conscious — and you probably want a home that reflects your values. Picture a house with energy-efficient features, lots of natural light, and space to garden or unwind. Bonus points if it’s near a hiking trail or has a backyard big enough for chickens.

🍪 Buc-ee’s Fudge — The Classic Suburban Dream
You’ve got a sweet side and a love for tradition. A brick home on a quiet cul-de-sac, good schools, and a two-car garage? That’s your jam. You want a place where you can host birthday parties, plant flower beds, and maybe hang holiday lights that would make Clark Griswold proud.

🥤 Fountain Drink the Size of a Kiddie Pool — The Custom Build
You like options, and lots of them. You know exactly what you want, and you won’t settle. You’re likely leaning toward a custom home with a floorplan designed to fit your lifestyle like a glove. Media room? Wine fridge? Home office with built-ins? Yes, yes, and yes.

No matter your snack of choice (and yes, it’s totally okay to love more than one — I do!), there’s a home out there that’s just right for you.

And when you're ready to go from snacking to house hunting, I’d love to help. Whether you want a porch for pecan-snacking or space for BBQ brisket parties, I’m your girl.

Plantation Shutters:

Yay or Nay? (Spoiler: I’m Team Yay!)

Let’s talk about a home feature I loveplantation shutters. Stylish? Yes. Functional? Definitely. Controversial? Occasionally.

In my 15 years as a real estate agent, I’ve had countless clients get excited over seeing plantation shutters in a home — and only one who wanted to remove them after closing. Just one! That tells you something.

But like anything in real estate, personal preference plays a role. So let’s break down the pros and cons of plantation shutters so you can decide if they’re right for your dream home.

The Pros of Plantation Shutters

1. Timeless Style
Shutters have that clean, classic look that never really goes out of fashion. They work with everything from traditional to modern farmhouse and even coastal styles.

2. Added Home Value
Buyers love them — and they tend to see shutters as an upgrade. Since they’re permanent window fixtures, they’re often included in appraisal value (unlike curtains or shades).

3. Light Control + Privacy
You can tilt them just right to let in sunshine while keeping out curious eyes. It’s like sunglasses for your windows!

4. Energy Efficiency
Shutters offer an extra layer of insulation, keeping your home cooler in the summer and warmer in the winter — especially important here in Texas.

5. Easy to Clean
A quick dusting or wipe-down and you’re good to go — no taking down panels or wrestling with cords.

🤔 The Cons (Just to Be Fair!)

1. Higher Upfront Cost
They’re not the cheapest window treatment, especially if you’re outfitting an entire home. But for many, the long-term value makes up for the cost.

2. Not as Soft as Fabric
If you love the look of flowing curtains or layered textures, shutters might feel too structured or formal on their own.

3. Fixed Design
Once installed, they’re not something you change out with the seasons. You’ve got to love the look — and thankfully, most people do!

🏡 My Take?

Give me all the shutters! I think they add instant polish to a room and help a home feel both cozy and elegant. And if you're thinking of selling, plantation shutters are one of those little touches that can help your home stand out to buyers.

So if you’re house hunting and you spot plantation shutters — consider it a little win. And if you’re installing them? You're in good company!

I’m always happy to give insight — whether you’re buying, selling, or just planning ahead.

You Might Be a Texas Homebuyer If…

🤠

There’s no place like Texas when it comes to buying a home. Wide open spaces, friendly neighbors, and a real estate market as unpredictable as spring weather in Houston. Whether you're a native Texan or got here as fast as you could, here are a few telltale signs you might be a Texas homebuyer:

🛻 1. You ask, “But will my truck fit in the garage?”

Two-car garage? Great. But is it Texas-sized? If your F-250 needs room to stretch out, you might be a Texas homebuyer.

🐄 2. You calculate commute time in cows, not minutes.

“If I take the back road, I’ll only hit three cows and a tractor.” You know you're a Texas buyer when country traffic includes livestock.

🌵 3. You’re not afraid of fixer-uppers—unless they’re full of scorpions.

You’ll rip out shag carpet with your bare hands, but one scorpion and you're calling pest control immediately.

🏊 4. You check the listing photos for a pool... and shade.

Pools are great, but if there's no covered patio or at least a tiny sliver of shade? Nope. Texas sun is not playing.

🌪 5. You ask if the house has a storm shelter, mosquito system, and a generator.

In Texas, we don’t just prep for one kind of weather. We prep for all of them—at once.

💨 6. You’ve said, “That’s not wind damage. That’s just Texas.”

If you've ever shrugged off roof shingles in the yard because "it was gusty yesterday," you definitely might be a Texas homebuyer.

🐎 7. You consider acreage a necessity, even if you don't know how to ride a horse.

You've never been on a horse, but the dream of “a little land” lives strong. Maybe even a few chickens… who knows?

🌮 8. Proximity to tacos is a non-negotiable.

Forget the schools, how far is the best taco truck? You’ve got priorities, and they come with salsa.

🐕 9. Your dog has a must-have list longer than yours.

Fenced yard, doggy door, and a shady porch for hot afternoons. If your fur baby is calling the shots, you might be a Texas homebuyer.

🏡 10. You already have a flagpole picked out, even if you haven’t picked a house.

Texas flag? Check. Maybe the Baylor Bears too. Your future yard is going to fly colors proudly.

Ready to Find Your Texas-Sized Dream Home?

Buying a home in Texas is a little wild, a little weird, and a whole lot of fun. Whether you're looking for a front porch big enough for sweet tea and storytelling, or a backyard worthy of a barbecue showdown, I'm here to help you find it.

Let’s start your Texas home journey — boots optional, but highly encouraged.

Happy National Cheese Day!

Let’s talk about one of life’s greatest joys: cheese — and yes, there's a whole day to celebrate it!

My sister hosts a potluck just for cheese dishes (how brilliant is that?), and it got me thinking about what I’d bring. Immediately, my mind went to a family favorite we used to fight over growing up. Seriously — elbows were thrown over this dip.

Here’s the dangerously addictive recipe:
🧀 16 oz cream cheese
🧂 1 packet of Hidden Valley Ranch Dip Mix
🥛 A splash of milk (just enough to thin it)
Mix it all up until smooth, then pop it in the fridge to chill. When it's ready? Grab a Family Size bag of Ruffles (because the dip clings to those ridges just right 😄) and prepare for snack heaven.

My mom, my sisters, everyone—we could go through an entire bowl in record time. It's simple, it’s nostalgic, and it’s perfect for National Cheese Day.

So now I’m curious…
👉 What’s YOUR favorite cheesy snack?
👉 Would you bring sweet, savory, or super melty to a cheese potluck?

And hey — whether you're hunting for the perfect home kitchen to whip up snacks like this or looking for more space to host cheesy gatherings — I'm your girl.

Under Contract? Now’s the Time to Communicate Clearly with Your Agent

Once you’re under contract—whether you're buying or selling—a lot starts happening behind the scenes. Inspections, appraisals, negotiations, timelines... and sometimes, unexpected curveballs. That’s why one of the most important things you can do during this phase is stay in open and honest communication with your agent.

We’re your boots on the ground, your voice in the conversation, and your biggest advocate—but we’re not mind readers. 😉

Be Honest About Your Line in the Sand

Is there something you absolutely won’t budge on?
A number you won’t go below as a seller?
A repair request that would make you walk as a buyer?

Tell your agent. Knowing your non-negotiables upfront helps us protect your interests without accidentally shutting down a deal you still want to happen.

Not Everything Is All or Nothing

Just because the other side asks for something—repairs, closing costs, price drops—doesn’t mean it’s a take-it-or-leave-it situation. That’s where your agent shines. We’re trained negotiators, and we might be able to craft a compromise that works for both sides.

But we can only do that if we know where you stand, what you’re willing to give a little on, and what truly matters most to you.

Silence Can Cost You

If you’re frustrated, confused, or second-guessing things—please don’t go quiet.
Speak up! Your agent is in your corner, and it’s a whole lot easier to help you make smart, informed choices when we know what’s going on in your head (and heart).

Bottom Line: Talk to Your Agent

Whether it’s a quick text, a phone call, or an email—we’d much rather hear from you too much than not enough.

We want you to feel empowered, informed, and supported all the way to the closing table.

So go ahead—over communicate. Your future self will thank you.

Need an agent who’s in your corner every step of the way?
Let’s talk!
