One of the most unforgettable moments of my real estate career didn’t happen at a closing table.
It happened on my birthday, sitting at IHOP with my husband, when my phone rang.
My clients—who were scheduled to close on their home the very next day—called to tell me they weren’t moving forward.
Not because of the house.
Not because of financing.
Not because of inspections.
They were getting a divorce.
Didn’t see that one coming.
That moment reinforced something I’ve learned over and over again in real estate:
homes don’t fall apart—life does. And when life shows up, the way a deal is structured (and advised) matters more than most people realize.
The Most Common Reasons Deals Fall Apart
While that story was extreme, most contracts don’t fail because of surprises like that. In my experience, the top two deal-breakers are:
1. Inspections
Every home has something. The key is knowing the difference between:
- ✔️ Easy fixes (caulking, small repairs, cosmetic items)
- 🚩 Major concerns (Federal Pacific electrical panels, significant foundation issues, safety items)
I always tell my clients:
👉 Know your “line in the sand” before inspections even begin.
Experience matters here—especially when it comes to location. There are parts of North Texas where foundation issues are common. That doesn’t mean you shouldn’t buy there, but it does mean:
- You go in informed
- You get proper evaluations
- You decide upfront if repairs happen before or after purchase
Unexpected issues kill deals. Educated decisions save them.
2. Financing
Not all pre-approvals are created equal.
As a listing agent, I always speak with the buyer’s lender before going under contract. That conversation helps determine:
- How strong the loan really is
- Whether there are potential red flags
- How likely the deal is to make it to closing
This one step can save sellers weeks of stress—and buyers a lot of heartbreak.
The Texas Option Period: Your Safety Net
For buyers, the Texas option period is critical.
I always say:
👉 If you’re not moving forward, let’s find out during the option period so you can get your earnest money back.
That window exists to protect you. Use it wisely.
Sellers: The Small Stuff Matters
Here’s a tip many sellers don’t expect:
💡 Make sure every lightbulb works before inspection.
Why? Because a missing bulb can turn into:
- “Electrical issue”
- “Further evaluation needed”
- A much bigger negotiation item than it ever should have been
Small things can snowball fast during inspections.
The Bottom Line
Real estate doesn’t fall apart because of one thing.
It falls apart because of unexpected things.
The best way to avoid heartbreak?

✔️ Knowing your market
✔️ Setting expectations
✔️ Working with an experienced agent who asks the right questions upfront
