💵 Earnest Money: “I’m Serious, I Promise”
Think of earnest money as a buyer's way of saying, "I’m not just window shopping—I'm committed." It's typically 1–2% of the sales price and is delivered to the title company shortly after the contract is executed.
This money gets credited to the buyer at closing. But if the buyer backs out without a contract-approved reason? Say goodbye to that cash.
⏳ Option Fee: Buy a Little Time
This is the fee a buyer pays for something magical in Texas: the option period.
Basically, you’re paying the seller for the right to back out for any reason during a short window—usually 5–10 days.
