A Market That's Settling Into a Healthier Balance

For the second month in a row, home prices remained flat compared to the same month last year, while buyers continued to purchase homes and inventory remained healthy.

It may not make flashy headlines, but it's actually good news for both buyers and sellers.

Home Prices Hold Steady

The statewide median home price in June 2026 was $345,000, representing 0% change from June 2025.

This marks the second consecutive month of flat year-over-year home prices across Texas. While one month can be an anomaly, two months begins to suggest a trend. After several years of dramatic swings, the Texas housing market appears to be settling into a period of greater stability.

Rather than dramatic ups and downs, we're seeing consistency.

Buyers Are Still Buying

One of the biggest takeaways from the June report is that buyers haven't disappeared.

In fact, closed sales increased 7.2% compared to June 2025.

That's a significant jump and tells us that people are continuing to move despite higher mortgage rates and ongoing affordability concerns.

Life doesn't stop because interest rates change. Families grow, careers change, retirees relocate, and first-time buyers continue entering the market.

The demand is still there.

Inventory Remains Healthy

Active listings increased slightly by 0.2%, while months of inventory came in at 5.4 months, just below the 5.6 months reported one year ago.

This level of inventory gives buyers more choices than they had during the frenzied seller's market of a few years ago while still allowing well-priced homes to sell.

Today's market rewards preparation, realistic pricing, and strong marketing.

Homes Are Taking Just a Little Longer

Another trend we've been watching continues.

The average Texas home spent:

  • 62 days on the market
  • 34 days to close
  • 96 total days from listing to closing

That's about three days longer than June 2025.

While three extra days isn't significant by itself, it does reflect a market where buyers are taking a little more time to evaluate their options before making an offer.

That's not a bad thing—it's simply a more balanced pace than we've seen in recent years.

What I'm Seeing Here at Home

While statewide statistics give us a good snapshot of the market, I'm seeing these trends firsthand.

One of my listings—a condo—had been on the market for a while. It received plenty of showings but no offers. Then, this month, it finally found the right buyer and closed.

That experience reminded me that today's market isn't necessarily slow—it's more selective.

Buyers are taking their time, comparing homes, and waiting for the property that truly fits their needs. When the right buyer and the right home come together, homes are still selling.

That's why patience, proper pricing, and a solid marketing plan matter more than ever.
