If I had to sum up the Texas real estate market in 2025 in one phrase, it would be this:
Steadier than the headlines — and quietly gearing up for what’s next.
And yes, I’ll say it out loud — I believe we’ll see the market really start picking up steam in 2026. I’m already feeling it firsthand with more showings and inquiries across both Houston and DFW, and the data backs up what many of us on the ground are seeing. I would love to hear what you looking for in the 2026 Texas Real Estate Market.
So let’s break down what 2025 actually gave us — and why it matters going forward.
The Big Picture: Texas Statewide Snapshot (End of 2025)
Here’s where Texas landed as we closed out 2025:
- Median Home Price: $330,849 (▼ 2.7% year-over-year)
- Closed Sales: 28,070 (▲ 4.8% year-over-year)
- Active Listings: 128,677 (▲ 14.2% year-over-year)
- Months of Inventory: 4.6 months (up 0.5 from last year)
What does that tell us?
👉 Prices adjusted slightly, sales activity increased, and buyers finally had more choices than we’ve seen in years. That’s a much healthier market than the frenzy we lived through not that long ago.
Pricing Reality: A Market Catching Its Breath
Let’s talk price — because that’s usually the first question.
- Median Price per Sq Ft: $170.30 (▼ 2.6% YoY)
- Close-to-Original List Price: 92.5%
This wasn’t a crash. It was a reset.
Homes that were priced right sold. Homes that weren’t… didn’t — or took some negotiating. Buyers gained leverage, and sellers had to be realistic again. That’s not bad news; that’s a functioning market.
Inventory: More Homes, More Balance
Active listings were up over 14% year-over-year, bringing inventory to 4.6 months.
That’s important because:
- Buyers finally had room to breathe
- Sellers faced less “name your price” power
- Negotiations became normal again (remember those?)
This level of inventory sets the stage for stronger, more sustainable growth — not boom-and-bust cycles.
How Long Did Homes Take?
Transaction timing in 2025 looked like this:
- Days on Market: 76 days
- Days to Close: 33 days
- Total Time: 109 days
That’s slightly longer than the year before — and honestly, that’s healthy. Homes aren’t flying off the shelf in a weekend, but serious buyers are still buying.
Price Ranges: Where Buyers Were Shopping
Texas buyers in 2025 were spread out, but the strongest activity was clearly in the middle:
- $100K–$199K: 27.8%
- $200K–$299K: 24.4%
- $300K–$399K: 12.6%
- $400K–$499K: 13.8%
Translation? Affordable and mid-range homes continued to drive the market, especially for first-time buyers and move-up buyers.
What I’m Seeing on the Ground (Houston & DFW)
Here’s where the numbers meet real life.
I’m already seeing:
- Increased showing activity
- More buyer inquiries
- Better-prepared buyers (and fewer impulse offers)
Buyers who sat out the last couple of years are re-engaging. Sellers are watching the market closely. And everyone seems to understand that timing, pricing, and strategy matter again.
Looking Ahead to 2026
If 2025 was about stabilization, 2026 looks like opportunity.
- Buyers who move early may benefit before competition heats up
- Sellers who price correctly could catch the next upswing
- And well-prepared clients will win — regardless of market headlines
Real estate is local, personal, and always about the long game.
