Top 3 Date Night Places in Montgomery, TX

(And Why the Place Isn’t Everything)

When people think “date night,” they often think fancy. White tablecloths. Big-name restaurants. Reservations made weeks in advance.

And don’t get me wrong — chain restaurants can be lovely. But if you ask me?
Some of the most romantic meals happen in smaller, local places… or sometimes not in a restaurant at all.

Years ago, my husband and I went to a very popular Dallas steakhouse. The food was fine, but they sat us smack in the middle of the room. Every table around us was having the exact same experience — same prix fixe menu, same questions, same little flourishes. It felt less like a special night and more like an assembly line.

Contrast that with some of our favorite memories:

  • Tuna salad sandwiches eaten at the lake when we were dating

  • Steak finger baskets at Dairy Queen

  • Long John Silver’s at home while handing out Halloween candy our first year married

Turns out… romance has a lot more to do with who you’re with than where you are.

That said — Montgomery has some fantastic places that know how to make a night feel special.

1. Dulcino’s Italian Steakhouse

This one is an easy A+ for us.

The food? Incredible.
The service? Spot on.
The vibe? Warm, intimate, and perfect for celebrating something special — or just celebrating each other.

This is the kind of place where you linger. Where dessert isn’t rushed. Where the table feels like it belongs to you for the evening.

2. Monty’s (Lake Conroe)

Not traditionally “romantic”… but hear me out.

We love sitting in the bar area, where there are only a few tables and a stunning view of the lake. If you catch it at sunset? Wow. Truly wow.

Great food. Great service. And that lake view does a lot of the heavy lifting.
Sometimes romance is less candlelight and more golden hour over the water.

3. Kirby’s Steakhouse (The Woodlands)

Yes, it’s technically The Woodlands — but it’s worth the short drive.

Pro tip: I always ask for a table by the window near the little pond. That view instantly softens the space and makes the night feel more intimate.

Perfect for a classic date night where you want to dress up just a little and feel taken care of.

Honorable Mention: Tex-Mex Date Nights

Date night doesn’t always need white tablecloths.

We also love:

  • Sombrero’s

  • Hacienda’s

Great food, great atmosphere, and perfect for those “let’s just go have fun” nights. Sometimes chips and salsa are the love language.

So… Romance or Date Night?

For me, romance is:

  • A nice restaurant

  • A great view

  • Feeling a little special

But honestly?

If my husband wants to make tuna salad sandwiches, grab the dog, throw a blanket down, and sit by the lake… I’m 100% in.

Because at the end of the day, the best dates are about connection — and loving where you live enough to enjoy the little moments together.

And that’s one of the things I love most about Montgomery.

Thinking about making this area home — or finding a place with a view worth sharing? You know where to find me.

Foodie Friday: My Grab-and-Go Cheese System (Powered by a Daffodil ????)

If you’ve ever stood in the grocery store holding a bag of shredded cheese thinking,
“This feels convenient… but also kind of questionable,”
you’re not alone.

Lately, I’ve been trying to be more intentional about eating less processed foods—not perfect, just better. And shredded cheese was one of those sneaky items that made me pause. Yes, it’s convenient, but once you read the label, there’s usually more in that bag than just cheese.

So instead of giving up cheese (absolutely not happening), I decided to get smarter about it.

Enter: The Grab-and-Go Cheese System 🧀

…and my adorable daffodil-colored Cuisinart chopper, which has officially become my favorite kitchen helper 🌼

🛒 Step 1: Buy Block Cheese (Keep It Simple)

I now buy block cheese instead of pre-shredded. Nothing fancy—just cheese.

Some of my go-to favorites:

  • Tillamook Cheddar – Classic, reliable, and melts beautifully.
  • Braum’s Cheddar – Creamy, simple, and always a win if you’re already a Braum’s fan.
  • Boar’s Head 3 Pepper Colby Jack Cheese – I love them all, but this one has a little kick. Perfect for eggs, tacos, or when you want your cheese to show up with personality.

The beauty of this system is flexibility—mild one week, spicy the next. It all works.

🌼 Step 2: Let the Daffodil Do the Work

This is where my daffodil chopper earns her keep.

I chill the cheese, cut it into chunks, drop it in the chopper, and let her do her thing. What sounds like “extra kitchen time” takes about 10 minutes, and I’m not standing there hand-shredding anything.

Small tool. Big payoff.

📦 Step 3: Portion for Real Life

Instead of one big container, I portion it out:

  • Smaller amounts for snacks and lunches
  • Larger portions for cooking

Sometimes I mix cheeses together:

  • Cheddar + Jack for tacos
  • Mozzarella + Parmesan for Italian nights

Now it’s truly grab-and-go.

️ Step 4: Store Smart

  • Fridge for what I’ll use that week
  • Freezer for extras (they freeze beautifully and melt better than store-bought shredded)

Why This Works

Less processed food
Better taste and melting
Still convenient
No daily prep
One very cute yellow chopper doing the heavy lifting

This isn’t about perfection. It’s about creating simple systems that make better choices easier.

🏡 Real Estate Tie-In (Because Systems Matter Everywhere)

Just like in the kitchen, homes work best when they support how you actually live. Whether it’s a kitchen that functions or a home that fits your routines, the goal is the same: making everyday life easier.

Why “I Thought I Took Care of That” Can Cost Your Family Time, Money, and Peace

I’m not an attorney—but after years in real estate, I’ve seen firsthand how missing or outdated documents can bring a sale to a complete stop.

Most people don’t avoid estate planning on purpose. They think:

  • “I already have a trust.”
  • “My spouse knows what I want.”
  • “Everything is taken care of.”

And sometimes… it isn’t.

Let me share a few real-life situations (details changed for privacy) that are happening right now.

When There’s No Will—and the Past Shows Up

A fellow Realtor is working with a widow who wants to sell her home after her husband passed away. Simple enough… until it wasn’t.

There was no will.

After his death, she learned her husband had a child from many years ago—long before their marriage. Now that child may have a legal claim to the property.

What could have been a straightforward sale has turned into:

  • Legal delays
  • Uncertainty about ownership
  • Either months of probate… or a negotiated settlement

All because nothing was documented.

When a Trust Exists… But the Homes Aren’t in It

Another client believed he had done everything right. He created a trust years ago and assumed his multiple homes were properly titled.

They weren’t.

Now:

  • He has six homes he cannot sell
  • The original trust document can’t be located
  • The attorney who created it can’t be found
  • He’s been working with a new attorney for over six months trying to untangle it

This isn’t about doing nothing—it’s about thinking something was done when it wasn’t fully completed.

The Common Thread

In every one of these cases:

  • There was no will, or
  • Documents existed but weren’t verified, updated, or properly executed

The result?

  • Delays
  • Legal costs
  • Stress during already emotional times
  • Real estate transactions that simply cannot move forward

A Loving Reminder (From Someone Who Sees This Weekly)

I’m not an attorney—but here’s what I’ve learned:

Write down what you want
Put it in a legal document
Make sure titles, deeds, and trusts match your intentions
Have it reviewed—then reviewed again

Life changes. Families change. Laws change. Your documents should too.

Final Thought

Estate planning isn’t about being wealthy or expecting the worst. It’s about making sure the people you love aren’t left trying to piece things together later.

If you own property—especially multiple properties—please take the time to document your wishes and have them double-checked by a qualified professional.

And if a home is involved during any life transition, I’m always here to help guide you through the real estate side of things.

Second Homes in Texas:

 Finding Just the Right Place

There’s something about the idea of a second home that makes people pause and say,
“Maybe someday…”

But here’s the thing—Texas is one of the best states in the country for second homes, and for many people, someday is a lot closer than they think.

The key isn’t finding the biggest or the flashiest place. It’s finding a home that’s just right for how you actually want to use it.

🌟 Why Texas Is Ideal for Second Homes

Texas truly has something for everyone:

  • Coastal escapes like Galveston and Port Aransas
  • Hill Country charm in places like Fredericksburg
  • And lake communities that feel like vacation every weekend

With no state income tax and strong rental demand in many areas, second homes here often make both emotional and financial sense.

🏖️ What Makes a Second Home “Just Right”?

Most buyers want flexibility:

  • A place to enjoy on weekends
  • Low maintenance (no constant upkeep)
  • The option to use it as a short-term rental
  • Something that feels like an escape—not another responsibility

That’s where condos, especially end units, really shine.

🌊 A Lake Conroe Example That Might Surprise You

I currently have a listing on Lake Conroe that checks a lot of those “just right” boxes—and the price surprises almost everyone.

Here’s what it offers:

  • 🛏️ 3 bedrooms
  • 🛁 3 full baths
  • 🌅 End-unit condo with views of the lake and the pool
  • 🧹 Low maintenance—lock it and leave it
  • 🏡 Works as:
    • a full-time home
    • a weekend lake retreat
    • or a short-term rental
  • 💰 Under $300,000

Yes… on the lake in Texas.

Most people assume lakefront living means a massive price tag. This is a great reminder that sometimes the right home isn’t about size—it’s about location, layout, and flexibility.

🧠 A Smarter Way to Think About a Second Home

The best second homes:
Fit your lifestyle
Are easy to maintain
Can adapt as life changes
Offer long-term value

Whether it’s a place to relax, gather family, or generate income, the goal is finding something that works now and later.

👉 Curious what a second home under $300K on Lake Conroe  or anywhere in Texas  really looks like?
I’d love to show you—whether you’re ready to buy now or just exploring what’s possible.

Foodie Friday: National Pie Day – Sweet, Savory & Right at Home

(January 23, 2026)

I love food holidays, and National Pie Day might be one of my favorites. There’s just something about pie that feels comforting, familiar, and tied to home.

Whether it’s a dessert cooling on the counter or a savory pie coming out of the oven on a cold January night, pie has a way of bringing people together—usually right into the kitchen.

So for this Foodie Friday, I’m celebrating National Pie Day with:

  • A classic sweet pie
  • A cozy savory pie that works as dinner
  • And a little real estate perspective, because food and home are always connected.

🥧 The Classic: Easy Apple Pie (Because It’s #1 for a Reason)

Apple pie is the most popular pie in America, and honestly, it earns that title. It’s simple, comforting, and doesn’t need to be fancy to be good.

Easy Apple Pie (Semi-Homemade Friendly)

Ingredients:

  • 1 refrigerated pie crust (or homemade)
  • 5–6 apples, peeled and sliced (Granny Smith or Honeycrisp)
  • ¾ cup sugar
  • 1 teaspoon cinnamon
  • ¼ teaspoon nutmeg
  • 1 tablespoon lemon juice
  • 2 tablespoons flour
  • 1 tablespoon butter, cut into small pieces

Directions:

  1. Preheat oven to 375°F.
  2. Place pie crust in a pie dish.
  3. Toss apples with sugar, cinnamon, nutmeg, lemon juice, and flour.
  4. Pour filling into crust and dot with butter.
  5. Add top crust, crimp edges, and cut a few vents.
  6. Bake 45–50 minutes until golden and bubbly.

Serve warm. Bonus points if there’s vanilla ice cream involved.

🥧 The Main Dish: Easy Chicken Pot Pie

Pie doesn’t have to be dessert.

Chicken pot pie is one of those meals that feels like a hug—especially on a cold winter evening. This version is simple, filling, and perfect for busy weeks.

Shortcut Chicken Pot Pie

Ingredients:

  • 1 refrigerated pie crust
  • 2 cups cooked chicken (rotisserie works great)
  • 1 bag frozen mixed vegetables
  • 1 can cream of chicken soup
  • ½ cup milk
  • Salt and pepper to taste

Directions:

  1. Preheat oven to 375°F.
  2. Mix chicken, vegetables, soup, milk, salt, and pepper.
  3. Pour mixture into pie crust.
  4. Top with second crust, seal edges, and cut vents.
  5. Bake 35–40 minutes until golden brown.

Your house will smell amazing—and that’s half the appeal.

🥧 My Favorite: Pecan Pie (With a Very Important Adjustment)

Now let’s talk pecan pie.

I love pecan pie—but I love the filling even more.

My mom’s idea of a great pecan pie was to load it up with nuts, which meant less of that gooey, rich filling. Delicious, yes… but I’m firmly in the “more filling, fewer nuts” camp.

And that preference goes way back.

A Little Pie Story (Because Food Is Memory)

One year, when my family was visiting relatives, my uncle made two pecan pies.

One for everyone else…
and one just for me.

He knew I loved the filling more than the nuts, so mine had fewer pecans and extra filling. My brother got the same treatment with blueberry pie—which is how you know it wasn’t an accident—but I’m still pretty sure I was his favorite. 😉

That’s the thing about food. It’s never just food.
It’s memory, comfort, and knowing someone paid attention to what you love.

🏡 The Real Estate Moment

Pie preferences are personal.

So are homes.

Some people want big kitchens for cooking and gathering.
Others want cozy spaces that feel calm and manageable.
Some want brand-new and shiny. Others want character and history.

There’s no single “right” choice—only what fits your lifestyle, budget, and priorities.

That’s why I approach real estate the same way I approach recipes:
what works beautifully for one person may not be right for another—and forcing it never ends well.

🏁 Final Thoughts

National Pie Day is a reminder to enjoy the comforts of home—good food, familiar spaces, and the memories we make there.

If you’re dreaming about a home where you can cook, gather, and truly settle in, I’d love to help you find the right fit.

A Sale I Didn’t Get — And Why I’m Completely OK With That

A few months ago, a past client called me.
Let’s call her BJ.

I’ve worked with BJ and her family multiple times over the years, and I genuinely care about them. So when she called and said they had found a property they wanted to purchase, my instinct was the same as always — listen first.

As we talked, it became clear that buying this new property would require selling their current home. On the surface, that sounded straightforward. But as the conversation went on, something felt off.

She didn’t sound excited.
She sounded unsure.

So instead of jumping straight into pricing, timelines, or listing strategies, I suggested something simpler.

I asked if we could slow down and walk through the pros and cons of selling and moving versus staying put.

When the Right Answer Isn’t a Transaction

We talked for about 45 minutes.

Not about contracts.
Not about showings.
Not about marketing plans.

We talked about:

  • What they loved about their current home

  • What wasn’t working

  • Why this move came up now

  • And whether the timing truly made sense for their life

As the conversation unfolded, BJ came to a realization on her own.

Selling right now… just wasn’t right for them.

And when she said it out loud, there was relief in her voice.

She thanked me for helping her think it through.

The Part People Don’t Always See About Real Estate

Here’s something I believe deeply:

Helping people in real estate doesn’t always mean buying or selling real estate.

Sometimes it means:

  • Talking someone out of a move

  • Helping them recognize they’re not ready

  • Giving them permission to stay where they are

Was there a sale in this for me?
No.

Was it still the right thing to do?
Absolutely.

Why I’m Sharing This

I’m sharing this because there’s a lot of pressure — especially in this market — to push forward just because something can happen.

But just because a sale is possible doesn’t mean it’s wise.

My job isn’t to convince people to move.
My job is to help people make decisions they feel good about after the excitement wears off.

Sometimes that means listing a home.
Sometimes that means buying a new one.
And sometimes it means saying, “Not yet — and that’s okay.”

Final Thoughts

BJ didn’t buy that property.
They didn’t sell their home.
And I didn’t get a transaction out of that call.

But I did exactly what I’m supposed to do — I listened, I asked questions, and I helped someone protect their peace and their future.

And honestly?
That’s a win.

If you’re thinking about buying or selling and want an honest conversation — even if it leads to not moving — I’m always here.

How to Get Your Texas Home Winter Storm Ready

 (Beyond Milk & Bread)

If you’ve lived in Texas for any amount of time, you know the routine.

The forecast mentions snow or ice and suddenly the grocery stores are out of milk, bread, snacks… and common sense.

And while it’s true that most Texans only see snow or ice a few days every five years, when it does happen—especially in larger cities—the combination of:

  • elevated highways

  • no snow chains

  • limited road treatment

  • and lots of ice

can turn things messy very quickly.

The good news? A little preparation at home goes a long way.

Once you’ve stocked the basics, here are practical things you can do to get your home winter-storm ready in Texas.

🏠 1. Protect Your Pipes (This One Matters Most)

Frozen pipes are one of the most common — and expensive — winter issues in Texas homes.

What to do:

  • Wrap exposed pipes (garage, exterior walls, outdoor faucets)

  • Disconnect hoses and cover outdoor spigots

  • Open cabinet doors under sinks to allow warm air to circulate

  • Let faucets drip slightly during extreme cold

If your home has plumbing on exterior walls, this step is not optional.

🔥 2. Know Your Heat Source (and Backup)

Texas homes aren’t built for extended cold, so heating systems can get pushed hard.

Check now:

  • Change HVAC filters

  • Make sure you know how to relight a pilot light if applicable

  • Have at least one safe backup heat option (fireplace, generator, or extra blankets)

⚠️ Never use outdoor grills or propane heaters inside.

💡 3. Prepare for Power Outages

Winter storms in Texas often mean short-term power outages, not weeks — but even a few hours can be uncomfortable.

Have on hand:

  • Flashlights and extra batteries

  • Phone charging blocks

  • Candles (used carefully)

  • A plan for refrigerated food if power goes out

Pro tip: Freeze a cup of water ahead of time. If it’s still frozen solid when power returns, your freezer likely stayed cold enough.

🚗 4. Stay Put If You Can

Texans are great drivers — but ice doesn’t care.

When roads ice over:

  • Elevated highways and bridges freeze first

  • Snow chains are rare

  • Road treatment can lag behind conditions

If you can stay home, do it. Most winter storms pass quickly, and waiting it out is often the safest move.

🧺 5. Bring the Outside In

Before temperatures drop:

  • Bring pets inside

  • Move potted plants into a garage or covered area

  • Secure outdoor furniture and décor

Texas weather is unpredictable — and wind often joins the party.

📝 6. Know Your Home (This Is a Real Estate Tip)

Every home handles cold differently.

Ask yourself:

  • Where are my shut-off valves?

  • Which rooms get coldest?

  • Have I had plumbing or insulation issues before?

If you’re new to your home, winter weather is a great reminder to really learn it.

Final Thoughts

Texas winters may be short, but when they hit, they can be disruptive — especially in cities built for heat, not ice.

A little preparation protects your home, your budget, and your peace of mind.

And if winter weather has you thinking about insulation, energy efficiency, or whether your current home really fits your lifestyle long-term, that’s a conversation worth having — even if it doesn’t lead to a move right now.

Historical Homes in Texas:

 Charm vs. Cost

I’ll start with a confession: I love old homes.

They’re beautiful. They’re layered with history. And when I step into one, I can’t help but picture what it looked like when it was first built—who lived there, what daily life felt like, and how many families have called that house home over the years.

That sense of story is something you just don’t get in newer construction.

But… I’m also very practical.

And after years in real estate, I’ve seen firsthand how some historic homes can quietly turn into money pits if buyers aren’t prepared.

So let’s talk honestly about the charm and the cost.

Why People Fall in Love With Historic Homes

There’s a reason these homes stop people in their tracks.

The charm is real.

  • Architectural details you can’t easily replicate
  • Solid craftsmanship and materials
  • Unique layouts and design elements
  • A sense of permanence and history

Historic homes feel soulful. They stand apart—and for many buyers, that’s exactly the appeal.

The Practical Side: What Buyers Need to Know

This is where reality has to enter the conversation.

Older homes often come with:

  • Outdated plumbing
  • Aging electrical systems
  • Foundation considerations
  • Roofs that have been repaired multiple times
  • HVAC systems added long after the home was built

None of this makes a historic home a bad choice. It simply means buyers need to go in with eyes wide open.

Insurance Considerations for Historic Homes

One cost buyers don’t always expect is insurance.

Because historic homes often require:

  • Specialized materials
  • Period-appropriate repairs
  • Skilled labor familiar with older construction

Insurance premiums can be higher than those for newer homes. In some cases, coverage is based on replacement cost, not just market value, which can increase both premiums and deductibles.

This doesn’t mean historic homes are difficult to insure—but it does mean buyers should:

  • Get insurance quotes early
  • Understand what the policy covers
  • Factor higher premiums into their overall budget

In Texas, where weather already plays a role in insurance costs, this step is especially important.

Renovation Rules & Preservation Requirements

Another key consideration is historical designation.

If a home is officially designated as historic:

  • Exterior changes may be restricted
  • Paint colors, windows, and materials may require approval
  • Renovations can take longer and cost more

Preservation protects the character of these homes—but it also affects flexibility and budget.

When Historic Homes Make Sense

Historic homes can be a wonderful choice if:

  • You value character and history
  • You’re prepared for ongoing maintenance
  • You budget for repairs and upgrades
  • You work with experienced inspectors and contractors

For the right buyer, the charm truly outweighs the challenges.

When They Might Not Be the Best Fit

Historic homes may not be ideal if:

  • You need low-maintenance living
  • You’re on a tight monthly budget
  • Unexpected repairs would cause stress
  • You want a modern layout without compromise

And that’s okay. Loving old homes doesn’t mean you have to own one.

A Balanced Perspective

Not every historic home is a money pit—but not every one is a dream either.

The key is balance.

Because a realistic budget doesn’t limit you—it protects you.

Understanding both the romance and the responsibility helps buyers enjoy their home for the long run.

Final Thoughts

Historic homes tell stories. They’ve seen decades of life, change, and growth—and that’s incredibly special.

But the best home isn’t just beautiful. It’s one that fits your lifestyle, your finances, and your comfort level.

If you’re considering a historic home in Texas and want an honest conversation about what to look for (and what to plan for), I’m always happy to help.

💛 Kitchen Shortcut I Love

If you’re like me and just got a Cuisinart Mini Prep food chopper in Daffodil (because how can you not smile in a kitchen with yellow appliances?), it’s perfect for making both the fresh pico and the guacamole. A few quick pulses, less mess, and you’re done — win-win.
