A few years ago, that thinking made sense. Homes sold in days—sometimes hours. But today’s market is different, and holding onto that mindset can cause buyers to miss some really good opportunities.
More Days on Market Isn’t the Red Flag It Used to Be
Inventory has grown, buyers have more choices, and homes are simply taking longer to sell—and that’s normal.
Most of the time, a home that’s been sitting means:

The seller priced it a little high at first

There’s more competition in the area

The photos didn’t do it any favors

Buyers passed it over for flashier listings

The timing just wasn’t right
None of those are deal-breakers.
Where Buyers Miss the Best Deals
I can guarantee you this:
Some of the best deals I’ve seen are homes buyers walked away from because they couldn’t see past the surface.
Multi-colored bedrooms—pink, green, blue, yellow.
Dirty carpet.
Outdated paint.
With a good cleaning and fresh paint, I’ve seen homes go from a 2 to a solid 5 fast.
Paint is temporary. Dirt is temporary.
Price, location, and layout matter a whole lot more.
Inspections = Information, Not Instant Panic
If a home has real issues, inspections usually uncover them—and that’s a good thing.
The key is knowing the difference between:

Easy fixes (caulking, cosmetic updates)

Bigger concerns (electrical panels, foundation issues)
That information gives buyers leverage and helps them decide where their line in the sand really is.
Bottom Line
