Foodie Friday: Easy Football Snacks

Foodie Friday: Easy Football Snacks

The first week of 2026 is all about easing into the year—not spending hours in the kitchen. These three football snacks are easy, flexible, and perfect whether you’re hosting friends or just watching the game from the couch.

🧀 Crockpot Game-Day Queso

Because warm cheese always wins.

Ingredients

  • 1 lb Velveeta, cubed
  • 1 cup shredded cheddar or Mexican-blend cheese
  • 1 can Rotel, drained or 1 cup fresh pico de gallo
  • ½ lb cooked ground beef or sausage (optional)
  • Tortilla chips for serving

Instructions

  1. Add everything to a crockpot.
  2. Cook on low for 1–2 hours, stirring occasionally, until smooth.
  3. Switch to warm and serve.

Tip: Want a fresher taste? Fresh pico works beautifully instead of Rotel.

🍗 Frank’s RedHot Wings (Air Fryer or Oven)

Crispy, saucy, and always a hit.

Ingredients

  • 2 lbs chicken wings
  • 1–2 tbsp olive oil
  • Salt & pepper
  • Frank’s RedHot Sauce

Air Fryer Instructions

  1. Preheat air fryer to 380°F.
  2. Toss wings with oil, salt, and pepper.
  3. Air fry 18–20 minutes, shaking halfway.
  4. Toss with Frank’s RedHot and serve.

Oven Option:
Bake at 425°F for 40–45 minutes, flipping halfway, then toss in sauce.

Swap It: Prefer tenders? This sauce works great on chicken tenders—air fry, grill, or bake.

🥑 Simple Fresh Guacamole

Easy, fresh, and customizable.

Ingredients

  • 3 ripe avocados
  • ½ lime, juiced
  • Salt to taste
  • Optional: diced onion, tomato, jalapeño, or cilantro

Instructions

  1. Mash avocados.
  2. Stir in lime juice and salt.
  3. Add extras if you like.

Serve With: Chips, veggie sticks, or even as a wing topping.

💛 Kitchen Shortcut I Love

If you’re like me and just got a Cuisinart Mini Prep food chopper in Daffodil (because how can you not smile in a kitchen with yellow appliances?), it’s perfect for making both the fresh pico and the guacamole. A few quick pulses, less mess, and you’re done — win-win.

🏡 Real Estate Wrap-Up

Game-day food is about comfort, connection, and enjoying your space—and the right home should feel the same way. Whether you’re hosting friends or having a quiet night in, your home should fit how you actually live.

If a move is part of your 2026 plans, I’m always happy to help.

Houston vs. DFW: The 2025 Real Estate Market Showdown

(And the #1 Secret to Selling in Either Market)

I have the unique perspective of working in both the Houston and DFW markets, and if there’s one thing I can tell you with absolute confidence, it’s this:

👉 Homes that are priced right are the homes that sell.
No matter the city. No matter the zip code.

Let’s take a look at how Houston and Dallas–Fort Worth stacked up in 2025—and what it means if you’re thinking about selling or buying in either market.

🏙️ Houston–Pasadena–The Woodlands MSA: Steady, Balanced, and Busy

2025 Houston Market Snapshot

  • Median Price: $334,900 (flat year-over-year)

  • Closed Sales: 88,879 (up 2.9% YoY)

  • Active Listings: 35,829 (up 29.4% YoY)

  • Months of Inventory: 4.6

  • Days on Market: 55

  • Days to Close: 34

  • Median Price per Sq Ft: $162.89

  • Close to Original List Price: 93.8%

What this tells us:
Houston gained inventory in a big way, which gave buyers more choices—but homes that were priced correctly still moved. We’re seeing a much healthier, more balanced market where sellers need to be strategic, not optimistic.

🌆 Dallas–Fort Worth–Arlington MSA: Higher Prices, Faster Decisions

  • Median Price: $390,000 (down 2.1% YoY)

  • Closed Sales: 92,055 (up 0.4% YoY)

  • Active Listings: 32,660 (up 26.1% YoY)

  • Months of Inventory: 3.5

  • Days on Market: 62

  • Days to Close: 31

  • Median Price per Sq Ft: $191.24

  • Close to Original List Price: 94.5%

What this tells us:
DFW remains a strong, competitive market—but sellers felt more pricing pressure this year. Even with slightly longer days on market, the homes that hit the market at the right price continued to attract serious buyers and close close to list price.

⚖️ Houston vs. DFW: What’s the Real Difference?

Category Houston DFW
Median Price $334,900 $390,000
Inventory 4.6 months 3.5 months
Days on Market 55 62
Price per Sq Ft $162.89 $191.24
Close/List Ratio 93.8% 94.5%

The big picture?
Different price points. Different pace. Same rule applies.

🔑 The Real Secret to Selling (in Any Market)

I’ve worked these markets long enough to say this loud and clear:

💡 Pricing your home right from day one is what gets buyers in the door.

Not “testing the market.”
Not “seeing what happens.”
And definitely not chasing the market with price drops later.

Today’s buyers are educated. They know the comps. They know the data. And when a home is overpriced—even slightly—they skip right past it.

But when a home is priced correctly?

  • It gets showings

  • It creates urgency

  • It attracts stronger offers

  • And it sells closer to list price

That’s true in Houston.
That’s true in DFW.
And it will be true in 2026 and beyond.

🏡 Thinking of Selling or Buying in 2025?

Whether you’re in Houston, Montgomery County, Lake Conroe, DFW, or anywhere in between, I’d love to help you:

  • Price your home strategically

  • Understand your local market (not just the headlines)

  • Create a plan that actually works

📲 Reach out anytime—because the right strategy makes all the difference.

Walden on Lake Conroe Real Estate Market Update 2025

What Buyers & Sellers in Montgomery ISD Need to Know Heading Into 2026

If you’ve been watching the real estate market in Walden on Lake Conroe and wondering, “Is now a good time to buy or sell?” — you’re not alone.

As we wrap up 2025, the Walden market tells an interesting (and encouraging) story, especially for buyers and sellers in Montgomery ISD. Let’s break it down in plain English — no hype, just real numbers and real-life perspective.

📊 Walden 2025 Market Snapshot

(Insert Market Statistics Image Here)

Here’s where Walden landed for 2025:

  • Median Home Price: $323,500

  • Homes Sold: 256 closed sales

  • Active Listings: 163 homes

  • Months of Inventory: 5.4 months

  • Median Price per Sq Ft: $164.29

  • Close to Original List Price: 92.7%

This tells us one big thing right away:
👉 Walden is in a balanced, stable market — not a frenzy, not a freeze.

⏱️ How Long Are Homes Taking to Sell?

Timing matters, especially for planning.

  • Days on Market (DOM): 70 days

  • Days to Close (DTC): 30 days

  • Total Days on Market: ~100 days

Translation?
Homes are selling — but buyers are taking their time, doing inspections, and negotiating again. And honestly, that’s a healthy market.

🏡 What This Means for Buyers in Walden & Montgomery ISD

If you’re a buyer, this market gives you some breathing room:

  • More inventory means choices

  • Negotiation is back (especially on price, repairs, or concessions)

  • You’re not competing with 15 offers — but the good homes are moving

Buyer question (invite comments):
👉 What’s been your biggest hesitation about buying right now — prices, rates, or just waiting to see what happens?

🏠 What This Means for Sellers

Sellers — this is not the “name your price” market of a few years ago, but it is still a solid one.

  • Homes priced correctly are selling

  • Buyers are watching condition and value closely

  • Presentation, pricing, and strategy matter more than ever

With 92.7% of original list price being achieved, sellers who are realistic are still doing well.

👉 If the numbers made sense, would you consider selling in Walden in the next year?

🌊 Why Walden + Montgomery ISD Still Stands Out

Beyond the numbers, Walden continues to be a favorite for a reason:

  • Lake Conroe lifestyle

  • Golf, marina, and community amenities

  • Highly regarded Montgomery ISD schools

  • Wide range of home prices — from entry-level to luxury

That combination keeps demand steady, even when the broader market slows.

🔮 Looking Ahead to 2026

If 2025 was about balance, 2026 feels like momentum.

I’m already seeing:

  • Increased inquiries

  • More showings

  • Buyers paying closer attention to Walden specifically

The people who do best in the next phase of the market will be the ones who plan early, whether they’re buying or selling.

Final Thought

Real estate is always local — and Walden on Lake Conroe plays by its own rules.

If you’re curious how these numbers apply to your home, your budget, or your timeline, I’m always happy to talk it through.

Texas Real Estate Market Update 2025: What Buyers and Sellers Need to Know Heading Into 2026

If I had to sum up the Texas real estate market in 2025 in one phrase, it would be this:

Steadier than the headlines — and quietly gearing up for what’s next.

And yes, I’ll say it out loud — I believe we’ll see the market really start picking up steam in 2026. I’m already feeling it firsthand with more showings and inquiries across both Houston and DFW, and the data backs up what many of us on the ground are seeing.  I would love to hear what you looking for in the 2026 Texas Real Estate Market.

So let’s break down what 2025 actually gave us — and why it matters going forward.

The Big Picture: Texas Statewide Snapshot (End of 2025)

Here’s where Texas landed as we closed out 2025:

  • Median Home Price: $330,849 (▼ 2.7% year-over-year)
  • Closed Sales: 28,070 (▲ 4.8% year-over-year)
  • Active Listings: 128,677 (▲ 14.2% year-over-year)
  • Months of Inventory: 4.6 months (up 0.5 from last year)

What does that tell us?

👉 Prices adjusted slightly, sales activity increased, and buyers finally had more choices than we’ve seen in years. That’s a much healthier market than the frenzy we lived through not that long ago.

Pricing Reality: A Market Catching Its Breath

Let’s talk price — because that’s usually the first question.

  • Median Price per Sq Ft: $170.30 (▼ 2.6% YoY)
  • Close-to-Original List Price: 92.5%

This wasn’t a crash. It was a reset.

Homes that were priced right sold. Homes that weren’t… didn’t — or took some negotiating. Buyers gained leverage, and sellers had to be realistic again. That’s not bad news; that’s a functioning market.

Inventory: More Homes, More Balance

Active listings were up over 14% year-over-year, bringing inventory to 4.6 months.

That’s important because:

  • Buyers finally had room to breathe
  • Sellers faced less “name your price” power
  • Negotiations became normal again (remember those?)

This level of inventory sets the stage for stronger, more sustainable growth — not boom-and-bust cycles.

How Long Did Homes Take?

Transaction timing in 2025 looked like this:

  • Days on Market: 76 days
  • Days to Close: 33 days
  • Total Time: 109 days

That’s slightly longer than the year before — and honestly, that’s healthy. Homes aren’t flying off the shelf in a weekend, but serious buyers are still buying.

Price Ranges: Where Buyers Were Shopping

Texas buyers in 2025 were spread out, but the strongest activity was clearly in the middle:

  • $100K–$199K: 27.8%
  • $200K–$299K: 24.4%
  • $300K–$399K: 12.6%
  • $400K–$499K: 13.8%

Translation? Affordable and mid-range homes continued to drive the market, especially for first-time buyers and move-up buyers.

What I’m Seeing on the Ground (Houston & DFW)

Here’s where the numbers meet real life.

I’m already seeing:

  • Increased showing activity
  • More buyer inquiries
  • Better-prepared buyers (and fewer impulse offers)

Buyers who sat out the last couple of years are re-engaging. Sellers are watching the market closely. And everyone seems to understand that timing, pricing, and strategy matter again.

Looking Ahead to 2026

If 2025 was about stabilization, 2026 looks like opportunity.

  • Buyers who move early may benefit before competition heats up
  • Sellers who price correctly could catch the next upswing
  • And well-prepared clients will win — regardless of market headlines

Real estate is local, personal, and always about the long game.

Final Thought

No matter what the market does next, the best decisions are always made with good data, honest conversations, and a clear plan.

If you’re thinking about buying, selling, or just want to talk through what all of this means for you, I’m always happy to help.

Foodie Friday: What’s-in-the-Cupboard

 Homemade Spaghetti Sauce

Some days you want comfort food… but you also don’t want to blow your January reset or make a trip to the grocery store.

That was me today.

I wanted something semi-healthy, semi-homemade, and very comforting, so I did what I usually do — pulled out a frying pan and started checking the fridge and pantry to see what I could work with.

🧅 Step One: Start With What You Have

I chopped up:

  • One onion

  • A few small bell peppers

  • Carrots

  • The last few fresh tomatoes hanging out in the fridge

I added everything to a frying pan with a little olive oil and let it soften and get happy.

Then I browned up some ground beef (because comfort food still needs comfort).

🫙 Step Two: Let the Crockpot Do the Work

Once everything was cooked, I transferred it all to the crockpot and added:

  • Garlic powder (I was out of fresh — it happens)

  • Red pepper flakes

  • Black pepper

  • 1 jar of Simply Ragu Spaghetti Sauce (the 8-ingredient one)

  • 1 can of fire-roasted tomatoes

Was this everything I’d normally use? Nope.
I didn’t have celery or Italian seasoning — and that was on purpose. This was a use-what-you-have day, not a grocery run day.

I turned the crockpot to medium and let it do its thing.

👩‍🍳 Important Step: Taste Test

A few hours later… wow.

You have to kick the tires and taste it, right? The flavor was rich, comforting, and honestly better than expected for something that started as a pantry clean-out.

🥒 Lighter January Twist

Since I’m working on eating fewer carbs this January, I’m skipping traditional pasta.

Instead, we’re:

  • Spiral-cutting zucchini and squash

  • Giving them a quick sauté

Right before serving, I’ll stir in:

  • Fresh chopped spinach (it wilts right into the sauce)

Finish with:

  • A little freshly grated Parmesan cheese on top

And that’s it.

Comfort food, but lighter. Homemade, but easy. And no extra trip to the store.

🏡 Real Estate Wrap-Up

This is one of those meals that reminds me why kitchens matter. A home doesn’t have to be fancy — it just has to work for real life. The best spaces are the ones where you can open the fridge, get creative, and end up with something really good.

If you’re planning a move in 2026, I’m always happy to help you find a home that fits how you actually live.

Top 4 Neighborhoods to Watch in Montgomery & Lake Conroe in 2026

Every year, certain neighborhoods start to stand out—not always because they’re brand new, but because of how people are choosing to live, gather, and invest.

As someone who lives and works right here, I keep a close eye on which areas buyers are asking about, where values are holding strong, and which neighborhoods are quietly becoming favorites.

Here are four Montgomery and Lake Conroe neighborhoods to watch in 2026.

Walden on Lake Conroe

This one comes as no surprise.

Walden continues to be a favorite because it offers:

  • Golf course and driving range
  • Full-service marina and lake access
  • Fitness center, pools, dining
  • Tennis and pickleball courts
  • A mix of full-time residents and second homes
  • Homes across a wide range of price points

People love Walden because it feels like a lifestyle, not just a subdivision. Whether buyers are relocating, downsizing, or looking for a lake-area home without full lakefront pricing, Walden consistently checks a lot of boxes.

Personal Note:
I love Walden. My husband and I visited about three years ago, found a house, and honestly just knew. We moved right in—and it’s been home ever since.

April Sound

April Sound is one of those neighborhoods that quietly keeps impressing.

What buyers are drawn to:

  • Gated community
  • Golf course and country club
  • Lake access
  • Mature trees and established homes
  • Strong sense of community

Location Bonus:
Located just off Highway 105, April Sound offers easy access to restaurants, shopping, and quick connections to I-45—something buyers really appreciate for day-to-day convenience.

Bentwater

If you’re looking at long-term value and resort-style living, Bentwater deserves attention.

Bentwater’s uniqueness lies in being one of Texas’s premier private, gated, waterfront communities, offering 54 holes of championship golf, extensive country club amenities, and a prime location bordering Lake Conroe and the Sam Houston National Forest. The result is true resort-style living surrounded by natural beauty.

Woodforest

Just outside the lake but very much part of the Montgomery conversation, Woodforest continues to grow in popularity.

Buyers love:

  • Planned community design
  • Parks, trails, and regular events
  • Newer construction options
  • Proximity to shopping and dining

Local Favorites:
Woodforest makes everyday life easy with its own supermarket, and BeerForest is a go-to spot—cold beer on tap, great food, and a relaxed community vibe.

Why These Neighborhoods Matter

These neighborhoods stand out because they offer more than homes—they offer ways of living.

Buyers heading into 2026 are looking for:

  • Community
  • Amenities
  • Flexibility
  • Long-term comfort

Each of these neighborhoods delivers that in a different way.

Final Thoughts

The “right” neighborhood depends on your lifestyle, your budget, and how you want your home to support everyday life.

Because a realistic budget doesn’t limit you—it protects you.

If you’re thinking about buying, selling, or just keeping an eye on the market in Montgomery or Lake Conroe, I’d love to help you explore what fits you best.

Why Setting a Realistic Budget Makes Your Home Life Easier

 (And Saves You Stress Later)

Let me start with something I wish more buyers heard early in the process:

Just because a lender says you can spend more… doesn’t always mean you should.

As an agent, one of the hardest situations I see is when buyers are approved for a number that looks great on paper—but doesn’t actually fit their real life.

And unfortunately, that lesson often comes after the inspection, appraisal, and emotional attachment to a home.

Let’s talk about why a realistic budget matters—and how it makes your home life easier long after closing day.

Approval Amount vs. Comfortable Payment

A lender’s approval is based on formulas, ratios, and guidelines.
Your comfort level is based on:

  • Your lifestyle
  • Your monthly expenses
  • Your savings goals
  • Your peace of mind

Those two numbers are not always the same.

I’ve seen buyers stretch to the top of their approval range, only to realize later that:

  • Vacations feel stressful
  • Repairs feel overwhelming
  • Every unexpected expense feels bigger than it should

A home should feel like a safe place—not a financial tightrope.

The “Final Numbers” Surprise

Here’s a real scenario I see far too often:

We find the house.
Buyers pay for inspections and an appraisal.
Then… the final numbers come in higher than expected.

Why?

  • Taxes
  • Insurance
  • HOA fees
  • Or small changes that add up fast

That’s not just disappointing—it’s expensive and emotionally draining.

A realistic budget from the start helps prevent that heartbreak.

New Builds & the Property Tax Reality

This one is especially important.

With new construction, buyers are often shown payments based on current (lower) tax estimates. What doesn’t always get explained clearly is:

👉 Property taxes will likely go up after the first year.

If extra funds aren’t added to escrow:

  • Your payment can jump
  • You may owe an escrow shortage
  • You can get hit twice—higher monthly payment and a lump sum

That surprise is no fun, and it’s avoidable with proper planning.

Why I Care About This (A Lot)

I don’t want my clients:

  • Falling in love with a home that creates stress
  • Spending money unnecessarily on deals that fall apart
  • Feeling blindsided a year after closing

My goal is for you to love your home and your monthly payment.

Because a realistic budget doesn’t limit you—it protects you.

What a Healthy Budget Gives You

When your home fits your real-life budget, you get:

  • Breathing room
  • Confidence
  • Flexibility
  • Better sleep

And that’s what a home is supposed to give you.

Final Thoughts

Buying a home is a big deal—and it should be exciting, not anxiety-inducing.

If buying is on your 2026 goal list, let’s talk through numbers honestly and strategically so you’re comfortable from day one and year two.

5 Things to Know About Winter Home Buying

(Yes, People Really Do Buy Homes in January)

If you’ve ever heard someone say, “Nobody buys houses in the winter,” let me gently set the record straight. Winter may be cold, but the real estate market? Still very much alive.

If buying a home is one of your goals this year, here are five things you should know about winter home buying—with a little honesty and humor mixed in.

1. Buyers in Winter Are Usually Serious

People shopping for homes in January aren’t casually browsing between holiday parties. These buyers are motivated. They’ve set goals, talked to lenders, and are ready to move.

Less “just looking.”
More “where do I sign?”

2. There’s Less Competition

Fewer buyers are out shopping in winter, which can mean:

  • Less competition
  • Fewer multiple-offer situations
  • More room to negotiate

Winter buyers often have an advantage simply because not everyone wants to house-hunt in a coat.

3. Sellers Are Motivated Too

Homes listed in winter usually aren’t there by accident. Sellers may be relocating, downsizing, or making a necessary move—which often means they’re open to realistic offers and reasonable negotiations.

Translation: winter sellers are often serious sellers.

4. You See the House in “Real Life Mode”

Winter shows you a home as it really is:

  • How well does it heat?
  • Are there drafts?
  • Does the house feel cozy or chilly?

A home that feels warm and comfortable in January will feel amazing the rest of the year.

5. Buying Now Can Set You Up for the Year Ahead

Buying early in the year means:

  • You’re ahead of the spring rush
  • You can plan moves more calmly
  • You start building equity sooner

And honestly? Starting the year with keys in hand feels pretty great.

Final Thoughts

Winter home buying isn’t for everyone—but for the right buyer, it can be a smart move. Less noise, more opportunity, and a clearer path forward.

If buying a home is on your 2026 goal list, I’d love to help you make a plan that works for you.

Top 3 Coffee Shops in Montgomery, TX to Check Out This January

☕️ Top 3 Coffee Shops in Montgomery, TX to Check Out This January

Plus One Favorite Chain We Can’t Quit

January is the perfect time to slow down, warm up, and explore great coffee close to home. Whether you’re new to Montgomery, a long-time local, or just looking for a new favorite spot, these coffee shops in Montgomery County are worth checking out this month.

Here are three locally owned favorites — plus one chain I personally love (because sometimes consistency matters 😉).

☕️ Wilderlove Coffee

📍 20823 FM 2854 Rd, Montgomery, TX 77316

Wilderlove Coffee has quickly become a local favorite, and for good reason. The atmosphere is warm and welcoming, the coffee is consistently excellent, and it’s the kind of place that makes you want to sit and stay awhile.

Why locals love it:

  • Cozy, inviting vibe

  • Fantastic espresso drinks

  • Perfect for slow mornings or casual meetups

This is one of those places that feels like a hidden gem — even though everyone knows about it.

☕️ Perfect Blend Coffee Shop and Boutique

📍 202 McCown St, Montgomery, TX 77356

Located in historic downtown Montgomery, Perfect Blend is exactly what its name promises. Grab a great cup of coffee and browse the boutique while you’re there — it’s the perfect stop when you’re out exploring town.

Why it stands out:

  • Delicious coffee and specialty drinks

  • Boutique shopping while you sip

  • Walkable location near downtown shops

Coffee and a little retail therapy? Yes, please.

☕️ Trixie’s Coffee Shop

📍 19700 TX-105, Montgomery, TX 77356

Trixie’s is a true Montgomery staple. With a classic neighborhood coffee shop feel, it’s a favorite for coffee, pastries, and breakfast bites — especially on weekends.

Why people keep coming back:

  • Friendly, familiar atmosphere

  • Great coffee and baked goods

  • Feels like a place where everyone is welcome

☕️ Bonus Pick: A Chain I Love (No Shame)

💙 Dutch Bros Coffee

Yes, it’s a chain — and yes, I still love it. Especially their hot chocolate, which (in my opinion) is the best out there. Sometimes you just want a quick stop, a friendly face, and a drink that tastes exactly the same every single time.

☕️ Final Sip

One of the things I love most about living in Montgomery County is the mix of locally owned businesses and familiar favorites. It’s part of what makes this area such a great place to call home.

And just like finding the right coffee shop, finding the right home is all about fit. If you’re thinking about buying, selling, or just curious about the market, I’m always happy to help.

Don’t Move to Texas If… (A Friendly Warning From Someone Who Loves It Here Maybe a Little Too Much)

I’m usually the one waving people in like, “Come on, y’all — the queso’s hot, the sunsets are pretty, and the neighbors will probably bring you pie.”
But every once in a while, I feel obligated to give folks a little heads-up. Because Texas? She’s got personality. She’s got charm. She’s got bugs that look like they were built Ford Tough.

And honestly… not everyone is cut out to be a Texan.

So here we go — a little sass, a little truth, and a whole lot of Texas-sized honesty.

Don’t Move to Texas If…

1. You want to change us.

We’re friendly. We’re welcoming.
But if you start all your sentences with, “Well, where I come from—” and end them with how we should talk, drive, cook, vote, fry food, or do anything differently… whew. That’s a quick way to get side-eyed in the produce aisle.

We like us just the way we are.

2. You don’t like heat.

We don’t just have “summer.”
We have:

  • Warm
  • Hot
  • Real hot
  • And “why does my steering wheel feel like lava?”

If you melt at 85°, this place is gonna chew you up like a bowl of overcooked brisket.

3. You’re terrified of bugs.

Texas bugs are… robust.
They don’t just fly — they hover like they’re surveying their land. They make eye contact. They have confidence.

If a bug the size of a toddler’s shoe makes you rethink your entire life plan, Texas might not be your soulmate.

4. You don’t want to talk to strangers.

Confession time:
I have been known to strike up conversations with people who absolutely, without a doubt, did not want to talk to me — and that was before I earned my full Texas stripes.

Texans?
We will talk to you at the grocery store, the gas pump, the vet, the post office… anywhere.
If small talk drains your battery, Texas might short-circuit you by Tuesday.

5. You don’t like wide-open spaces or warm-hearted people.

This state has room.
Room to breathe.
Room to roam.
Room for your heart to settle in and expand a little.

And the people?
Let me tell you — my mom’s neighbor mows her lawn just because he feels like it.
Not because she asked.
Not because he wants anything.
Just because Texans do that kind of thing.

If that level of friendliness makes you suspicious… well, bless your heart.

6. You think you can drive across the state in one afternoon.

Oh honey. No.

You can leave Dallas at breakfast and still not be halfway to El Paso by dinner.
This state is massive.

If you don’t enjoy road trips, Texas will test you spiritually.

But DO Move to Texas If…

You want friendship, incredible food, and summers that feel like a warm hug.

Texas has heart.
Big, generous, loud, laugh-til-you-snort heart.

We’ve got:

  • BBQ that’ll make you question every life decision you’ve ever made
  • Breakfast tacos worth writing home about
  • Lakes and trails and small towns full of charm
  • Communities that feel like family the second you move in
  • Neighbors who show up with a casserole and a toolbox

Texas is big — but the welcome here is even bigger.

Some folks are born Texans.
Some folks become Texans.
And some folks?
Well… they’re better off visiting in February and calling it a day.

Either way, we’ll greet you with a smile, a wave, and probably an invite to dinner.

And if you are thinking about putting down roots in Montgomery, Lake Conroe, DFW, or beyond… I’d love to help you find your perfect home under this big, bold Texas sky.
