Foodie Friday: Snickers Salad


This isn’t your average salad, y’all — but it is a crowd-pleaser and perfect for potlucks, family nights, or just because!
And yes… it totally counts as a salad in Texas. 😉

Snickers Salad Recipe:

  • 1 (3.4 oz) package vanilla instant pudding mix

  • 1 cup 2% or whole milk

  • 2 cups Cool Whip (thawed)

  • 4 small Granny Smith apples (chopped)

  • 6 Snickers bars (cut into bite-sized pieces)

  • ½ cup caramel sauce

Instructions:

  1. In a large bowl, whisk pudding mix and milk until thickened.

  2. Fold in Cool Whip until smooth.

  3. Stir in chopped apples and Snickers pieces.

  4. Drizzle caramel sauce over the top just before serving.

Refrigerate until ready to serve. Best enjoyed the same day!

  • Closed Sales: 7,884 ▼ 2.0%

  • Active Listings: 35,468 ▲ 38.6%

  • Inventory: 4.9 months ▲ 1.4 YoY

  • Days on Market: 53 (5 more than last year)

  • Days to Close: 33

  • Total Days from List to Close: 86

🧭 What It Means:

👉 For Buyers:
Inventory is booming — nearly 39% more homes are on the market compared to last year. That means less pressure to rush and more negotiating power. With prices flat and sellers adjusting expectations, this is a great time to shop smart.

👉 For Sellers:
Homes are taking longer to sell, and buyers have options. Pricing right from the start is more important than ever — and a professional presentation could make all the difference. Homes are closing at 94.9% of original list price, so avoid overpricing.

If you’ve been scrolling the headlines lately, you might’ve seen some buzz about rising foreclosures and wondered, “Should I be worried?” Or maybe, “Is now the time to snag a deal?”

Let’s break it down—what’s really going on with the Texas foreclosure market, especially in the Dallas/Fort Worth and Houston areas.

📉 Are Foreclosures on the Rise?

Yes—but it’s not panic time.

Texas, like many states, has seen a slight uptick in foreclosure filings compared to the record lows we saw in 2021 and 2022. But context matters. We’re still well below the levels we saw during the housing crash of 2008–2010. The increase we’re seeing now is more of a market normalization than a crisis.

Many homeowners who bought during the last few years still have significant equity, meaning they can sell instead of foreclosing if needed. That’s great news for the overall market.

We’ve all been there. And whether it’s the forgotten avocado that turned to stone or the strawberries that went from sweet to science experiment overnight, produce waste is real. So today, I’m sharing some quick tips on how to make your fruits and veggies last longer — and how your kitchen setup can actually help.

🍅 5 Quick Tips to Help Produce Last Longer

  1. Keep ethylene producers separate. Bananas, apples, tomatoes, and avocados release ethylene gas, which speeds up ripening (and rotting) in other fruits and veggies. So don’t let your bananas snuggle your spinach.
  2. Know your fridge zones. Some produce does best in the humidity-controlled drawers (leafy greens, broccoli), while others prefer the dry zones (berries, mushrooms). A little storage knowledge goes a long way.
  3. Use glass containers. Those takeout boxes and plastic bags just trap moisture. Switch to glass containers for better airflow and visibility—plus it makes you feel like you’ve got your life together.
  4. Paper towel trick. Line containers of greens or berries with paper towels to absorb extra moisture. You’ll be amazed how much longer things stay fresh.
  5. Freeze what you won’t use. Herbs, onions, and even ripe bananas can be chopped and frozen. Your future self will thank you.

Mother’s Day is here — a time to honor the women who raised us, guided us, and probably taught us how to properly fold a fitted sheet (or at least tried). Whether your mom was the queen of casseroles, the CEO of carpool, or the woman who could turn a house into a warm, welcoming home with nothing more than a candle and a strategically placed throw pillow, today is about her.

As a real estate agent, I talk a lot about houses — square footage, open floor plans, kitchen updates, curb appeal. But if we’re honest, it’s moms who turn houses into homes. No appraisal can measure the value of a mom’s love — though if it could, I’d be handing out cash offers above asking.

So, you’ve decided to sell your home in Texas. Maybe you need more space, maybe less. Maybe you're finally ready to leave behind that neighbor who mows his lawn at 6 a.m. Whatever the reason—congrats! But before we stick that "For Sale" sign in your yard, let’s talk about something important: the listing agreement.

It might sound intimidating, but it’s really just a document that spells out how your real estate agent is going to help you get your home sold (and ideally, for a price that makes you want to happy dance).


What Is a Listing Agreement?

Think of this as your official “Let’s do this!” agreement with your real estate agent. It lays out what your agent is responsible for, what you agree to do as the seller, and how long you'll be working together.  Keep in mind the listing agreement is between you and the listing broker.


What’s Inside the Agreement?

1. The Price Tag
You and your agent will agree on a listing price. Your agent will come armed with market data to help you land on a price that’s competitive—so your house doesn’t just sit there like last week’s leftovers.

2. The Timeline
You’ll choose how long the agreement will last. Most run 180 days or more, but that’s something you can decide with your agent.

This outlines how your agent gets paid—usually a percentage of the final sale price. It also explains how that commission might be split with a buyer’s agent.

4. Marketing Strategy
How will your home be advertised? Online listings, yard signs, open houses, possibly smoke signals (okay, maybe not that one)—your agent’s plan should be clear.

You’ll agree on how and when buyers can view your home. Whether you're totally flexible or need a heads-up to hide the laundry pile, this is your chance to set expectations.

6. Your Commitments as the Seller
