Texas Real Estate Market Update – March 2025

As we wrap up the first quarter of 2025, it's clear the Texas housing market continues to evolve, with shifting dynamics in both supply and demand. Whether you're a buyer, seller, or just keeping an eye on the market, here’s what stood out in March:

🔍 Inventory Is Growing—Buyers Have More Choices

One of the most notable changes this March was the 29.9% increase in active listings, totaling 121,542 homes across Texas. That means more options for buyers and a bit more competition for sellers.

💲 Prices Remain Stable (Barely)

The median home price in Texas was $340,000, up just 0.2% year-over-year. While this isn’t a dramatic increase, it shows the market is holding steady—neither spiking nor dipping significantly.

Interestingly, the median price per square foot slipped slightly to $173.56, a 0.6% drop year-over-year. So, while the sticker price remains firm, the value-per-foot has inched downward.

📉 Closed Sales Dipped Slightly

Closed sales came in at 26,751, which is a 1% decrease from March 2024. Not a huge drop, but it does signal a slight cooling in overall buyer activity—likely due to the increase in available homes and extended time on market.

⏳ Homes Are Sitting Longer

If you’ve noticed signs staying up a little longer lately, you're not wrong. Homes took 71 days on average to go under contract, which is 8 days longer than March 2024. Add in another 32 days to close, and we’re looking at a total of 103 days from listing to sold—a full 8 days longer than this time last year.

🏠 What’s Selling?

Here’s the breakdown of price distribution:

  • 26.7% of homes sold were under $100K
  • 25% were in the $100–199K range
  • The sweet spot? $200–399K, which accounted for roughly 27.8% of sales
  • Homes priced $1M+ made up only 4.6% of the market

This continues to affirm that affordability remains key in Texas, with most buyers staying under the $400K mark.

Easter: Eggs, Chocolate, and the Joy of New Beginnings

Have a blessed and Happy Easter!

Easter has always been one of my favorite holidays—partly because of chocolate, mostly because of faith, and just a little bit because of the inevitable Easter mishaps. If you've ever found a long-lost Easter egg weeks after the hunt (trust me, it's not pretty), you know exactly what I mean.

Back when I was younger, my family had a tradition of rehiding the eggs for each other. It was all fun and games until the year we forgot to find them all. Two weeks later, let’s just say the smell reminded us of our mistake! Lesson learned: always count your eggs before calling the hunt over.

Easter morning always started with excitement—especially because my mom kept the tradition of giving me an Easter basket all through college. And not just any basket—it always had a fresh pair of spring pajamas and my absolute favorite, Reese’s Peanut Butter Eggs. Some traditions just stick with you (and honestly, I wouldn’t mind an Easter basket even now!).

But beyond the candy and the egg hunts, what I loved most about Easter was going to church and then sharing a big meal together. There’s something special about the joy and renewal that Easter brings—a reminder of hope, fresh starts, and the things that matter most.
