Houston Real Estate Market Update – March 2025

Houston Real Estate Market Update – March 2025

Spring has officially sprung, and so has the Houston real estate market! If you've been wondering what's happening in the world of homes around Houston, Pasadena, and The Woodlands, here's your quick and easy roundup of the latest trends as of March 2025.

🌼 Market Snapshot:

  • Median Price: $340,693 — up 1.7% from last year
  • Closed Sales: 7,021 — up 2.9% from March 2024
  • Active Listings: 29,846 — a big jump, up 37.8%
  • Inventory: 4.4 months — up by 1.2 months year over year

That jump in active listings is giving buyers more options, which is a welcome shift from the tighter inventory we've seen in recent years. But even with more homes on the market, prices are holding steady and inching upward.

🏡 Buyer and Seller Notes:

  • Buyers: More listings mean less competition! You might have a better shot at getting into your dream home without a bidding war.
  • Sellers: Homes are still selling! The average seller is getting about 94.6% of their original list price, which means pricing right from the beginning really matters.

🕒 How Fast Are Homes Moving?

  • Days on Market: 60 days (up 6 days vs. March 2024)
  • Days to Close: 33 days (down 1 day)
  • Total Days from List to Close: 93

Things are moving just a bit slower than last year—but that’s not a bad thing. A slightly longer timeline gives everyone a bit more breathing room to make smart decisions.

💲 What's Selling?

Price ranges seeing the most action:

  • Under $300K: Over 70% of sales occurred below this mark
  • $300K–$499K: About 27.8% of homes fell in this mid-range
  • $500K+: Luxury homes made up around 15% of the market

🧱 Fun Market Facts:

  • Median Home Size: 2,128 sq ft
  • Median Year Built: 2012
  • Price per Sq Ft: $164.54 — just a small increase of 0.2% from last year

🌸 Local Spotlight: Spring Blooms & Festival Season

If you're out and about house hunting this month, make some time to enjoy the season! The azaleas are blooming, bluebonnets are popping up just outside the city, and the weather has been perfect for patio lunches and open houses.

One of my favorite events this time of year is the Houston Art Car Parade—it’s funky, creative, and such a uniquely “Houston” experience. If you’ve never been, it’s a must-see. And if you're in The Woodlands, don't miss the Waterway Arts Festival in April—it's a fun weekend with art, food, and live music, right by the water.  Also, if you are in Conroe they have live music once a month in Heritage Park.  May 8th is Barefoot Nation - A Tribute to Kenny Chesney..and if I do say so the guitar player is pretty awesome.

These local events are a great reminder that home isn’t just about the house—it’s about the community and lifestyle that come with it.

Thinking of buying or selling this spring?
Whether you're dreaming of your first home, looking to move up, or ready to downsize, I’m here to help you make smart, confident decisions in this shifting market.

Tax Tips for Homeowners: What You Need to Know This April

As tax season rolls around, homeowners have a great opportunity to maximize deductions and understand how their home impacts their tax return. Whether you bought or sold a home this past year or are simply looking to make the most of your homeownership benefits, here are some key tax tips to keep in mind.

1. Mortgage Interest Deduction

If you have a mortgage, you may be able to deduct the interest you paid throughout the year. This applies to loans up to $750,000 for those who purchased a home after December 15, 2017. Be sure to check your Form 1098 from your lender for details on interest paid.

2. Property Tax Deduction

Homeowners can deduct up to $10,000 in combined state and local property taxes, including real estate taxes. Be sure to keep records of all property tax payments made during the year.

3. Capital Gains Exclusion

If you sold your home in the past year, you might be eligible to exclude up to $250,000 (or $500,000 for married couples) of capital gains from your taxable income—provided you lived in the home for at least two of the past five years.

4. Energy Efficiency Tax Credits

Did you make energy-efficient improvements to your home, like installing solar panels, new windows, or energy-efficient appliances? You might qualify for the Residential Clean Energy Credit, which allows a percentage of costs to be deducted from your tax bill.

5. Home Office Deduction

If you work from home, you could qualify for a home office deduction. This applies to self-employed individuals using a portion of their home exclusively for business. It can include expenses like a percentage of mortgage interest, utilities, and home maintenance.

6. Mortgage Points Deduction

If you paid mortgage points (prepaid interest) when you bought your home, you may be able to deduct the cost over the life of the loan or all at once, depending on the circumstances of your purchase.

7. Moving Expenses (for Military Members)

While most taxpayers can no longer deduct moving expenses, active-duty military personnel who relocate due to a permanent change of station can still deduct certain moving-related costs.

8. Keep Track of Home Improvements

While home improvement costs aren’t directly deductible, keeping records of major renovations can help reduce taxable gains when you sell your home. Improvements that add value to your property, like a new roof or remodeled kitchen, can be factored into the home’s cost basis.

Plan Ahead and Consult a Professional

Tax laws change frequently, so it’s always best to consult a tax professional to ensure you’re taking full advantage of any deductions and credits available to you as a homeowner.

Have questions about how buying or selling a home could impact your taxes? Let’s chat! I’m happy to help you navigate the real estate side of things so you’re fully prepared this tax season.

Texas Wildflower Adventures: Scenic Drives and Dream Neighborhoods

Springtime in Texas is like Mother Nature showing off—and we Texans are here for it! With vibrant bluebonnets, fiery Indian paintbrushes, and cheerful buttercups blanketing the landscape, it's no wonder people hit the roads just to soak it all in. But did you know some of the most beautiful wildflower views can be found right near neighborhoods that might just have your dream home?

Scenic Wildflower Drives to Add to Your List

1. Willow City Loop (Near Fredericksburg)
Tucked away in the Texas Hill Country, this 13-mile loop offers breathtaking views of bluebonnets, Indian paintbrush, and lush rolling hills. Bonus: Fredericksburg is a hot spot for charming homes and second-home retreats.

2. Ennis Bluebonnet Trails (Near Dallas/Fort Worth)
Ennis takes its bluebonnets seriously, hosting an annual festival and marking miles of gorgeous wildflower routes. While you're there, keep an eye out for cozy suburban homes and spacious ranch-style properties.

3. Brenham Area (Near Houston)
Brenham’s roads wind through a wildflower wonderland. It’s also home to historic charmers and country estates that feel straight out of a storybook (plus, Blue Bell ice cream is just down the road... coincidence? I think not!).

4. FM 3090 (Between Navasota and Anderson)
This scenic backroad is bursting with color every spring. While you're driving, you may spot some peaceful country homes that offer just the right mix of charm and elbow room.

5. Walden on Lake Conroe
Closer to home, Walden’s lakeside beauty shines even brighter in spring. The lush greenery and wildflowers make it a prime spot for nature lovers seeking a place to call home.

Wildflower Tip: Enjoy, But Watch Where You Sit!

Texas wildflowers are gorgeous, but don't forget that fields of bluebonnets can be prime hangouts for bees, ants, and the occasional creepy-crawly. (Trust me, nothing says "Texas springtime" quite like hopping up from your picture-perfect pose faster than a jackrabbit on a hot skillet!)

Finding Your Dream Home Among the Wildflowers

As you’re out enjoying these scenic drives, you may find yourself saying, “I could live here.” And guess what? You can! From country cottages to waterfront escapes, there's a "just right" spot for everyone—kind of like Goldilocks in home-hunting mode.

If you're ready to turn your wildflower adventure into a home search, I'd love to help you find the perfect home with a story. Let's chat about your dream neighborhood!

Wishing you lots of joy this spring, no matter what you celebrate!

Spring Open House Success: How to Make Your Home Shine for Buyers

Spring Open House Success: How to Make Your Home Shine for Buyers

Spring is one of the hottest times of the year for real estate, and if you’re selling your home, a well-prepared open house can help you attract the right buyer. While your agent will handle the event itself, there’s plenty you can do to make sure your home looks its absolute best. Here’s how to get your home open-house ready for a successful sale.

1. Boost Your Curb Appeal

First impressions matter, and your home’s exterior is the first thing buyers see. Take advantage of spring’s beauty by:

  • Keeping your lawn freshly mowed and bushes neatly trimmed

  • Adding potted plants or seasonal flowers to your entryway

  • Power washing your driveway and walkways

  • Repainting or touching up your front door for a welcoming look

  • Making sure your house numbers are clean and visible

2. Declutter and Deep Clean

A clean, clutter-free home feels more inviting and spacious. Focus on:

  • Clearing countertops, tables, and other surfaces

  • Organizing closets—buyers will look inside!

  • Removing excess furniture to make rooms feel more open

  • Dusting, vacuuming, and mopping thoroughly

  • Washing windows to let in as much natural light as possible

3. Let in the Light

Spring is all about sunshine, so maximize natural light in your home:

  • Open blinds and curtains to brighten rooms

  • Replace dim or outdated light bulbs with bright, warm LEDs

  • Clean light fixtures and mirrors to enhance brightness

  • Consider adding a few strategically placed lamps to dark corners

4. Freshen Up with Spring Decor

Make your home feel inviting and seasonally appropriate with subtle spring touches:

  • Place fresh flowers in key areas like the kitchen and living room

  • Use light, airy fabrics for pillows and throws

  • Choose neutral or pastel colors to create a fresh, welcoming feel

  • Set the dining table with simple, elegant place settings

5. Eliminate Odors

Buyers will notice smells—good or bad—so make sure your home smells fresh:

  • Take out the trash and avoid cooking strong-smelling foods before the open house

  • Light a subtle-scented candle or use a diffuser with a fresh spring scent

  • Air out your home by opening windows beforehand (if weather allows)

  • Wash pet bedding and vacuum carpets to remove lingering pet odors

6. Create a Comfortable Atmosphere

You want buyers to feel at home as soon as they walk in:

  • Set the thermostat to a comfortable temperature

  • Play soft, upbeat background music

  • Offer light refreshments like lemonade, fruit-infused water, or fresh-baked cookies

  • Arrange seating areas to feel cozy and conversational

7. Make the Outdoor Space Shine

If you have a patio, deck, or backyard, show off its potential:

  • Clean outdoor furniture and arrange it invitingly

  • Add outdoor cushions or a small potted plant to the space

  • Keep the yard tidy and free of clutter

  • Set up a small outdoor seating area to help buyers envision themselves enjoying the space

8. Leave During the Open House

While it’s tempting to stay and see how buyers react, it’s best to leave this part to your agent. Buyers feel more comfortable exploring and asking questions when the seller isn’t present.

Spring Into Action!

Preparing your home for an open house takes effort, but it can make all the difference in attracting serious buyers. If you’re thinking about listing or need expert advice on showcasing your home, let’s chat! I’d love to help you sell your home quickly and for top dollar.

Wishing you a season of success and sunshine! ☀️

Understanding the Texas Buyer’s Representation Agreement: A Complete Guide

Understanding the Texas Buyer’s Representation Agreement: A Complete Guide

If you're considering buying a home in Texas, understanding the Buyer’s Representation Agreement (BRA) is crucial. This legal document helps establish a formal working relationship between you and your real estate agent, ensuring both parties are on the same page throughout the home-buying process.

Recent changes to Texas real estate law now require that in order for an agent to show you homes, they must first have a signed Buyer’s Representation Agreement. This means that before your agent can take you to view properties, you need to have an official agreement in place. Let's dive into the details of the Texas Buyer’s Representation Agreement, its importance, and what it means for you as a buyer.

What is a Texas Buyer’s Representation Agreement?

The Buyer’s Representation Agreement is a legal contract between a homebuyer and a real estate agent. By signing this agreement, the buyer officially hires the agent to represent them exclusively in the purchase of a property. It’s designed to outline the responsibilities and expectations of both the buyer and the agent, ensuring a smooth transaction.

In Texas, this agreement is used in residential real estate transactions and provides a framework for how the agent will assist the buyer in locating, negotiating, and purchasing a home.

Why Is a Signed Buyer’s Representation Agreement Now Required?

As of recent changes to Texas real estate law, agents must have a signed Buyer’s Representation Agreement in place before they can show you any homes. This change has been implemented to clarify roles and responsibilities between agents and buyers and to ensure that both parties are committed to a working relationship from the start.

The law now protects buyers by ensuring that the agent has a formal agreement that establishes their duties and compensation. Without this signed agreement, the agent is legally unable to show you properties, making it an essential step in the home-buying process.

Key Components of the Buyer’s Representation Agreement

Here are the primary sections you'll encounter in a Texas Buyer’s Representation Agreement:

1. Exclusive Relationship

The BRA establishes an exclusive agency relationship between the buyer and the real estate agent. This means that the agent is your sole representative, and you cannot engage another agent during the term of the agreement. If you choose to work with another agent, you may be liable for paying commissions.

2. Duration of the Agreement

The agreement will specify the timeframe for which the agent will represent you. This is typically 3 to 6 months, but it can be extended or shortened based on your needs. You may also negotiate an option to terminate the agreement early if you’re unhappy with the agent's services.

3. Agent’s Duties and Responsibilities

Your agent is legally obligated to:

  • Act in your best interests throughout the process.

  • Provide advice and guidance on properties, market conditions, and price negotiations.

  • Ensure that all aspects of the transaction are handled professionally and ethically.

4. Buyer’s Duties and Responsibilities

As a buyer, you’re expected to:

  • Be honest with your agent about your preferences, needs, and budget.

  • Inform your agent if you’ve already seen a property on your own or if you're working with another agent in any capacity.

  • Work exclusively with the agent during the term of the agreement.

5. Compensation

The agreement specifies how the agent will be compensated, which is typically done through a commission paid by the seller (usually 2-3% of the sale price). In rare cases, the buyer may be responsible for the commission, depending on the specifics of the deal and negotiations.

6. Termination Clauses

The agreement includes terms for early termination, allowing either party to cancel the agreement under certain conditions. However, if you terminate the agreement prematurely, you could still be liable for paying the agent’s commission under certain circumstances.

Benefits of Signing a Buyer’s Representation Agreement

Signing a Buyer’s Representation Agreement offers several advantages to homebuyers:

1. Professional Guidance

With a signed agreement, you gain access to the full expertise of your agent. This includes property searches, market insights, negotiation skills, and advice on making competitive offers.

2. Priority Access

Your agent will prioritize your needs, focusing on finding properties that match your criteria and budget. You'll also be notified of new listings faster than other buyers who aren’t working with an agent.

3. Exclusive Negotiation Power

The agreement establishes that the agent is legally bound to negotiate on your behalf. This means you’ll have a strong advocate working to secure the best deal, potentially saving you money and avoiding costly mistakes.

4. Clear Expectations

A BRA creates clear expectations for both you and your agent. Knowing what’s expected and when makes the home-buying process more efficient and transparent.

When Should You Sign a Buyer’s Representation Agreement?

You should sign a Buyer’s Representation Agreement before you start viewing homes. Since agents in Texas can no longer show properties without a signed agreement, it’s a necessary step in the home-buying process. Signing the agreement early ensures that your agent is legally able to assist you in touring homes, gathering information, and making offers on properties.

It’s a good idea to review the terms of the agreement carefully, ask questions if you're unsure, and sign it as soon as you're ready to begin your home search seriously. This way, you can start benefiting from your agent’s professional services immediately.

What Happens if You Don’t Sign a Buyer’s Representation Agreement?

While signing a Buyer’s Representation Agreement is not required by law in Texas, the recent changes mean that without it, an agent cannot show you homes. This is a significant shift in the process and one that ensures both you and your agent are committed to the home-buying journey together.

If you don’t sign the agreement, you may face delays in the home-buying process and may find it harder to work with an agent. Additionally, without a signed agreement, you may not have clear expectations regarding the agent's duties, compensation, and the exclusive nature of your relationship.

Can You Terminate a Buyer’s Representation Agreement?

Yes, you can terminate the agreement, but there are conditions to be aware of. Typically, if you’re unhappy with your agent, you can cancel the agreement by providing written notice. However, depending on the terms of the contract, you may be liable for paying the agent’s commission if you end the agreement before the purchase of a property.

If you have doubts or concerns about terminating the contract, it’s always a good idea to consult with your agent or a real estate attorney to understand the potential consequences.

Final Thoughts

The Texas Buyer’s Representation Agreement is now a critical part of the home-buying process. With the recent change in Texas law requiring a signed agreement before any homes can be shown, it’s more important than ever to ensure you have a dedicated, professional agent working on your behalf.

By signing this agreement, you create a clear, formal relationship with your agent, setting expectations and ensuring that both parties are on the same page. If you're ready to begin your home search in Texas, make sure to sign the Buyer’s Representation Agreement as the first step to ensure a smooth, successful experience.

Happy house hunting!

April Fool’s or Real Estate Fool? Don’t Get Tricked by These Scams!

April Fool’s Day is all fun and games until someone believes a joke—and ends up with an empty wallet instead of a new home. While we all love a good prank (I’m looking at you, friend who once replaced my coffee creamer with buttermilk), when it comes to real estate, falling for the wrong "deal" is no laughing matter.

Here are some common real estate scams that could leave you feeling like the punchline:

1. The Too-Good-to-Be-True Listing
If a gorgeous waterfront home with a pool, media room, and chef’s kitchen is listed for the price of a used car... something’s fishy. Scammers create fake listings with tempting prices to lure in unsuspecting buyers. Before you send any money, verify the listing with a trusted agent (ahem, like me).

2. The "I’m Out of Town, Just Wire Me the Deposit" Trick
Scammers posing as landlords or sellers may claim they’re conveniently overseas and ask you to wire a deposit to "hold" the property. Spoiler alert: That property probably isn’t even for sale. Always meet in person and confirm ownership before making payments.

3. The "I’ll Handle Your Closing Funds" Con
One of the most devastating scams targets homebuyers during the closing process. Hackers intercept email conversations and send fake wiring instructions—poof, your down payment is gone. Always double-check wiring instructions by calling your escrow officer directly using a verified phone number.

4. The Mystery Inspector
If someone knocks on your door claiming to be an inspector sent by your HOA, city, or a contractor after a storm, be cautious. Scammers use this tactic to pressure homeowners into unnecessary (and overpriced) repairs. Real inspectors won’t mind if you confirm their identity before letting them climb on your roof.

5. The "We'll Handle Your Title" Scam
Fraudsters may offer "discounted" title services, claiming they'll save you hundreds. In reality, they’re likely cutting corners—or worse, stealing your information. Stick with trusted title companies for peace of mind.

How to Protect Yourself:
✅ Work with a trusted real estate agent (Hey there!)
✅ Verify all contacts—don’t trust unfamiliar emails or urgent payment demands.
✅ Double-check listings on reputable websites.
✅ Always confirm wiring instructions by phone.

Real estate should be exciting, not stressful. If you’re buying, selling, or just have questions, let’s chat! No jokes here—just real guidance you can count on.

Wishing you lots of joy this April—just remember, don’t believe everything you hear on April Fool’s Day!

Texas-Sized Independence: How Owning a Home Gives You True Freedom

Here in Texas, we take pride in our independence—from our bold BBQ flavors to our wide-open spaces. So, what better way to celebrate that independent spirit than by embracing the freedom that comes with homeownership?

1. The Freedom to Make It Your Own

Owning a home means no more landlord restrictions. Want to paint your front door Longhorn burnt orange? Go for it. Thinking of installing a deck perfect for hosting summer BBQs? Fire up the grill! Homeownership gives you the freedom to create a space that reflects you.

2. Financial Independence Through Equity

When you own a home, you're investing in your future. Each mortgage payment helps you build equity—that’s like putting money back in your pocket instead of a landlord's. Over time, that equity can open doors for financial growth, whether it’s funding home improvements, investing in another property, or just giving you peace of mind.

3. Stability and Security

Rent prices can fluctuate, but a fixed mortgage payment offers predictability. Owning a home means you can plant roots (and maybe some Texas bluebonnets) without worrying about unexpected rent hikes.

4. Space to Live the Texas Lifestyle

From backyard BBQs to gathering with family and friends, owning your own space means you can truly live large—the Texas way. Whether you dream of a workshop in the garage, a sprawling garden, or a cozy porch perfect for sweet tea sipping, homeownership gives you that freedom.

5. A Legacy to Pass On

Texans know the value of family and tradition. Owning a home creates a place where memories are made and stories are shared. It's not just an investment in property—it's an investment in your family's future.

If you’re ready to find a home that gives you that Texas-sized independence, I'm here to help. Whether you're buying or selling in Montgomery, Dallas, or anywhere in between, I'd love to guide you on your journey.

For all your real estate needs... get Jacque!

Wishing you lots of joy no matter what holiday you celebrate this month!

why are you adding that looking back paragraph to everything...can we leave that out.

Rolling Into Your Dream Home – What Your Little Red Wagon Can Teach You About Real Estate

Rolling Into Your Dream Home – What Your Little Red Wagon

Can Teach You About Real Estate

Remember that little red wagon from your childhood? The one you loaded up with toys, pets, and occasionally a younger sibling (before realizing that steering was a skill you lacked)? Well, it turns out, buying or selling a home has a lot in common with that iconic wagon—it's all about the journey, the right tools, and maybe even a little push in the right direction.

Packing Wisely

Just like stuffing too many things in your wagon made it tip over, overloading your home search with unrealistic expectations can make the process stressful. Know your must-haves but stay flexible! The perfect home might not check every single box, but if it rolls smoothly into your lifestyle, it's a winner.

The Right Path Matters

A smooth sidewalk was golden for a wagon ride, while bumpy roads made for a rough trip. In real estate, location is key—whether it’s proximity to work, schools, or your favorite coffee shop. Picking the right neighborhood can make all the difference in the ride.

A Little Help Goes a Long Way

Sometimes, getting up a big hill required a friend to give your wagon a push. In real estate, that’s your trusted agent (hey, that’s me!) helping navigate negotiations, inspections, and contracts. You don’t have to do it alone—having the right guidance makes the process much easier and a lot more fun.

Passing It On

That little red wagon was built to last, just like a home with good bones. Whether you're buying, selling, or investing, thinking long-term is always a smart move. Investing in a well-maintained home today means it will serve you (or the next owners) well for years to come.

Ready to Roll?

So, as we celebrate National Little Red Wagon Day, let’s talk about rolling into the next chapter of your life—whether it’s buying, selling, or just dreaming of what’s ahead. I’d love to help you find the perfect home to fill with memories (and maybe a wagon or two).

Feb 2005 Real Estate Market Statistics - Texas

Texas Real Estate Market Update – February 2025

February in Texas isn’t just one of the best times to visit—it’s also a great time to take a fresh look at the real estate market. With cool, dry weather making it perfect for house hunting, let’s dive into the latest trends shaping the Texas housing market.

Market Snapshot

The Texas real estate market in February 2025 shows a mix of shifts that buyers and sellers should keep an eye on:

  • Median Home Price: $330,000 (down 0.8% year-over-year)

  • Closed Sales: 22,842 (down 5.1% year-over-year)

  • Active Listings: 124,925 (up 29.5% year-over-year)

  • Months of Inventory: 4.5 (up 1.0 year-over-year)

What This Means for Buyers

With inventory up nearly 30%, buyers have more options than they did last year. The median price per square foot is $171.88, reflecting a slight 1.0% dip, which could mean a more favorable environment for those looking to negotiate. However, with homes spending an average of 73 days on the market—6 days longer than last year—patience and strategy are key.

What This Means for Sellers

While prices remain relatively steady, homes are taking longer to sell. With a close-to-original list price ratio of 94%, pricing your home competitively and marketing effectively are essential to attracting serious buyers. The good news? Texas remains a hot destination, and demand is strong in key price ranges, particularly between $200K-$400K, where the majority of sales occur.

February: The Perfect Time for a Texas Move

Beyond the numbers, February is an ideal time for home shopping in Texas. With cooler temperatures and lower humidity, buyers can tour properties comfortably, while sellers benefit from showcasing their homes in crisp, clear weather. Whether you're looking for a first home, an investment property, or a second home in one of Texas' top destinations—like Galveston, Fredericksburg, or the Hill Country—the market offers exciting opportunities.

Looking Ahead

As we move further into 2025, keeping an eye on mortgage rates, new inventory, and shifting buyer behavior will be key. If you're thinking about buying or selling, now is the time to strategize.

Looking back, it’s clear that real estate isn’t just about selling homes—it’s about the connections, the lessons, and the people I meet along the way. My journey has been filled with unexpected moments, growth, and friendships I never imagined. I am beyond grateful for the trust my clients have placed in me over the years, and I look forward to the many more stories that are yet to come.

Need help navigating the market? Let's talk! Whether you're buying, selling, or just exploring your options, I’m here to help you find the perfect home with a story.
