Why Smell is Key When Getting Your Home Ready to Sell

Why Smell is Key When Getting Your Home Ready to Sell

When it comes to selling your home, we often focus on the big things—like staging, curb appeal, and the perfect listing photos. But did you know that something as simple as smell can have a huge impact on a buyer’s decision? Here’s how to use your nose to your advantage when getting your home ready to sell!

The Power of Scent

Smell is one of our most powerful senses, directly connected to memory and emotions. The right scent can make buyers feel at home and relaxed, while the wrong one can instantly turn them off. Whether they realize it or not, buyers are highly sensitive to scents, and a pleasant, fresh-smelling home could be the difference between a quick sale and a home that lingers on the market.

Don’t  Overlook the Smells You’ve Gotten Used To

One of the tricky things about odors is that we often become immune to them over time. We may not notice pet smells, cooking odors, or even stale air because we’re used to them. But a potential buyer who’s stepping into your home for the first time will immediately detect them.

  • Pet smells: If you have pets, you may be accustomed to the scent of pet fur or litter boxes. However, a buyer will likely notice and could be turned off.
  • Food odors: We might love cooking with garlic, onions, or fish, but not everyone shares that love. Strong food smells—especially if they linger—can turn buyers off.
  • Old carpet or upholstery: Over time, the smells of old furniture or carpet can accumulate, especially in rooms with heavy foot traffic.

Clean, Clean, Clean

The first step in ensuring your home smells inviting is a deep clean. Pay extra attention to areas where odors can accumulate, such as carpets, upholstery, kitchen appliances, and bathrooms.

  • Pet smells: Wash pet bedding, clean litter boxes, and get carpets professionally cleaned.
  • Trash: Make sure garbage is taken out, and clean trash cans regularly.
  • Old food: Eliminate any lingering food odors—especially in the fridge or pantry.

Neutralize, Don’t Mask

If there are odors that can’t be eliminated, neutralize them instead of masking them with strong air fresheners or scented candles. While pleasant scents like vanilla or lavender can be nice, they can be overwhelming if too strong. Buyers may even feel like you’re trying to hide something.

Instead, consider using natural odor absorbers like baking soda, or try a subtle scent diffuser with essential oils. A fresh, clean smell will always be more appealing than an overpowering fragrance.

Scent Strategies for Selling

While a clean, neutral home is key, you can strategically introduce subtle scents that create a welcoming atmosphere.

  • Baked goods: The smell of freshly baked cookies or bread is classic and comforting. If baking isn’t your thing, you can always heat up some pre-made cookies for an hour before a showing.
  • Fresh flowers: A bouquet of flowers in the entryway or on the kitchen counter adds a refreshing, natural scent to your home.
  • Citrus: A light citrus scent, like lemon or orange, can make your home feel bright and energetic. You can simmer a few lemon peels on the stove for a pleasant, natural aroma.

Avoid These Scents

While you may want your home to smell fresh, some scents can turn buyers off:

  • Strong cleaning products: Overpowering chemical smells can be a turnoff. Opt for natural cleaners when possible.
  • Pet odors: Pet smells are a big one. Make sure your home is thoroughly cleaned and consider a professional carpet cleaning.
  • Musty smells: Mustiness often indicates moisture issues. If you notice this smell, it’s important to address the underlying problem, such as mold or mildew.

The Final Touch

Remember, scent is often the first thing that hits potential buyers as they walk through the door. By taking the time to ensure your home smells fresh, clean, and inviting, you’re helping to create an emotional connection that could lead to a faster sale.

Thanksgiving Mishaps: Real Estate Edition

Thanksgiving Mishaps: Real Estate Edition

Thanksgiving is a time for family, food, and making memories—but sometimes, those memories don’t go exactly as planned. Like the time I hosted Thanksgiving dinner for eight people with only a crock pot, toaster oven, and stove top! Why? Because my oven decided to stop working just days before the big feast.

It was chaotic, creative, and, surprisingly, fun. We laughed at the improvisation, and despite the lack of a traditional turkey-roasting setup, dinner turned out delicious. But it got me thinking—what if it hadn’t worked out? What if it wasn’t just the oven, but something bigger, like a plumbing issue, heating failure, or even the dreaded dishwasher breakdown?

As a real estate agent, I’ve seen firsthand how a home’s quirks and unexpected repairs can turn special occasions into stressful ones. And while no home is perfect, there are ways to be prepared:

1. Home Maintenance Before the Holidays

Before hosting, check the essentials—appliances, HVAC systems, plumbing, and even the little things like light fixtures. A quick tune-up or inspection could save you from a last-minute scramble.

2. Keep a List of Trusted Vendors

When things do go wrong, having a reliable repair person on speed dial can be a lifesaver. I always recommend my clients build a network of local pros they trust for emergencies.

3. Consider Home Warranties

For major appliances and systems, a home warranty can offer peace of mind—especially during high-pressure times like the holidays.

4. Don’t Sweat the Small Stuff

Sometimes, even the best-prepared plans go sideways. But those mishaps? They’re often what makes the day memorable.

Whether you’re hosting Thanksgiving for the first time or the fifteenth, remember that the heart of the holiday is the people around your table—not the perfection of the meal or the state of your home.

And if you’re looking for a home that can handle all your holiday dreams (and a working oven to boot!), I’d love to help you find it. Let’s connect and talk about your needs.

Happy Thanksgiving from my family to yours!

11 First-Time Homebuyer Mistakes to Avoid

11 First-Time Homebuyer Mistakes to Avoid

Buying your first home is an exciting milestone, but it’s easy to get overwhelmed by the process. Avoid these common mistakes to make your journey smoother and set yourself up for success!

1. Skipping Pre-Approval

You’ve found your dream home—but without a mortgage pre-approval, you might miss out to a more prepared buyer. Pre-approval not only shows sellers you’re serious but also helps you understand your budget.

2. Not Knowing What You’re Looking For

It’s easy to get distracted by shiny features, but do you know what you really need?

  • Make a list of the top five features you want in your new home.
  • Decide what’s a “must-have” versus a “nice-to-have.”
  • Don’t worry if your list changes as you view homes! Seeing properties in person often helps you refine what’s most important to you.

Having clear priorities will keep you focused and help you find a home that truly fits your lifestyle.

3. Falling for the First House You See

It’s tempting to say “yes” right away, but take time to compare options. Touring multiple homes gives you perspective on what’s available and helps you make a confident decision.

4. Overlooking Hidden Costs

It’s not just about the mortgage payment! Don’t forget property taxes, homeowners insurance, HOA fees, and maintenance costs. Budgeting for these expenses avoids surprises later.

5. Not Getting a Home Inspection

Skipping the inspection can lead to costly surprises. A qualified inspector will uncover potential issues, giving you the chance to negotiate repairs or reconsider the purchase.

6. Ignoring the Neighborhood

The house may be perfect, but what about the area? Drive by at different times of day, check school ratings, and chat with neighbors to make sure it suits your lifestyle.

7. Stretching Your Budget Too Thin

It’s exciting to upgrade, but don’t buy at the top of your budget. Leave room for unexpected expenses and the lifestyle you enjoy.

8. Forgetting to Factor in Resale Value

Even if this is your “forever home,” plans can change. Consider factors like location, layout, and market trends to ensure your home will hold value over time.

9. Making Big Purchases Before Closing

Hold off on buying furniture or a new car until after you’ve closed on your home. Major expenses can impact your credit score and loan approval.

10. Letting Emotions Rule

It’s easy to fall in love with a home, but remember to stay practical. Don’t let excitement overshadow potential issues or your long-term goals.

11. Not Working with a Trusted Real Estate Professional

Navigating the market on your own can be overwhelming. An experienced agent will guide you every step of the way, from finding the right home to negotiating the best deal.

Lease or Buy: Which is Right for You?

Lease or Buy: Which is Right for You? 🤔

Deciding whether to lease or buy a home is a big decision, and the best choice depends on your personal circumstances, financial goals, and lifestyle needs. Both options come with their own pros and cons, so let’s break it down to help you make the best choice for your situation!

Leasing: Flexibility Meets Simplicity

Leasing might be the right option if:

  • You value flexibility: If you’re unsure where you’ll be in the next few years or prefer the option to move easily, leasing offers short-term commitments.
  • You’re not ready to buy: If you’re still saving for a down payment or working on your credit score, renting can give you time to prepare financially.
  • Maintenance isn’t your thing: Leasing often means the landlord handles repairs and maintenance, saving you time and stress.
  • You’re in a high-cost market: Renting can be more affordable than buying in some areas, especially if property values and taxes are sky-high.

Considerations for Leasing:

  • You’re building your landlord’s equity, not your own.
  • Rent prices can increase over time.
  • You don’t have the freedom to customize the space.

Buying: Stability and Long-Term Investment

Buying might be the right option if:

  • You’re ready to settle down: If you plan to stay in one place for several years, buying can offer stability and a sense of community.
  • You want to build equity: Over time, owning a home can be a smart financial investment, allowing you to build wealth as property values increase.
  • You want to make your home reflect your own personality: Owning means you can paint, remodel, and truly make the space your own without needing a landlord’s permission.
  • You’re looking for tax benefits: Homeowners may enjoy deductions for mortgage interest and property taxes.

Considerations for Buying:

  • There are upfront costs, including a down payment, closing costs, and moving expenses.
  • Maintenance and repairs are your responsibility.
  • Real estate markets can fluctuate, so it’s important to buy smartly.

Questions to Ask Yourself

1️ How Long Do I Plan to Stay?
If you’re planning to stay for less than 3–5 years, leasing may make more sense. For longer stays, buying could be a better investment.

2️ What’s My Financial Situation?
Consider your savings, credit score, and debt-to-income ratio. A financial advisor or lender can help determine if buying is feasible for you.

3️ What Are My Lifestyle Needs?
Do you value flexibility, or do you want a stable place to call home? Consider what matters most to you in this season of life.

4️ What Are the Market Conditions?
Check with your real estate professional to get the most accurate information and learn about your local market.

Still Unsure? Let’s Talk!

Deciding between leasing and buying is a personal decision, and I’m here to help you weigh your options. Whether you’re exploring rentals or ready to find your dream home, let’s work together to find the best fit for your needs and goals. 🏡

Thanksgiving Decorating: Tips for a Cozy & Festive Home

Thanksgiving Decorating: Tips for a Cozy & Festive Home 🍁🏡

As we prepare to host family and friends for Thanksgiving, one of the most fun aspects is getting your home ready for the season. Whether you're welcoming guests for dinner or just enjoying a quiet holiday at home, creating the right ambiance is key. Here are some Thanksgiving decorating tips to make your space feel warm, inviting, and ready for the feast.

1. Embrace Fall Colors 🍂

The rich, earthy tones of fall—like burnt orange, golden yellow, and deep red—are perfect for creating a cozy, Thanksgiving atmosphere. Incorporate these colors into your table settings, pillows, throws, and wreaths.
Pro Tip: A neutral color palette for walls and furniture lets your fall accents shine. If you're thinking about a home makeover, look for spaces with neutral tones that complement seasonal changes!

2. Make the Dining Table the Centerpiece 🦃

Your dining table is where the magic happens—where the turkey (and conversations) are shared. Consider adding a beautiful fall centerpiece made of seasonal flowers, mini pumpkins, and pinecones. You can also layer tablecloths and chargers for a stylish touch.
Pro Tip: Open dining spaces are perfect for large gatherings. If you're looking for a home with a beautiful dining area, think about how the space can be decorated for holidays!

3. Incorporate Natural Elements 🌿

Bring the outdoors in by using natural elements like pumpkins, acorns, branches, and fall leaves in your decor. You can create rustic, farmhouse-style vignettes on shelves, mantels, or in the entryway.
Pro Tip: Look for homes with large windows or an open floor plan that lets natural light flood the space. This will make those fall accents pop!

4. Set the Mood with Lighting 🕯️

Lighting is everything! Set a cozy mood with candles, string lights, or lanterns. Try using fall-scented candles like cinnamon or pumpkin spice to fill the air with holiday cheer.
Pro Tip: Homes with abundant natural light are great, but adding warm lighting to your home decor is key for cozy fall evenings.

5. Add Personal Touches 💕

Nothing makes a home feel more inviting than personal touches. Whether it's a hand-lettered "Give Thanks" sign, family photos, or a homemade garland, these little details will make your guests feel right at home.
Pro Tip: Find a space with room for personalization. A home with a cozy nook for your family photos or artwork is perfect for making your space feel uniquely yours!

6. Don’t Stress—It’s About Togetherness

At the end of the day, Thanksgiving is all about gathering with the people you love. Your family and friends are coming to spend time with you, not to critique your decorating skills or housekeeping. Focus on creating an environment where everyone feels welcome, and the rest will fall into place.
Pro Tip: A home that feels like “you” is the perfect backdrop for building these lasting memories.

Thanksgiving is all about creating memories, and a beautifully decorated home sets the perfect stage for these moments. If you're thinking about upgrading your space to fit your holiday hosting dreams, let’s talk! I’m here to help you find a home that feels just right for every season.

What a Fed Rate Cut Means for Buyers

What a Fed Rate Cut Means for Buyers

Hey there, home seekers! If you've been watching the market with a mix of excitement and worry, today's news might perk up your ears: the Federal Reserve has just decided to cut interest rates, specifically by 25 basis points. But what does this mean for you, whether you’re a first-time buyer or considering step two in your property ladder journey? Let’s dig into the implications and strategies around this central bank action.

Understanding the Rate Cut

For the uninitiated, a 25 basis point cut means a reduction of 0.25% in the interest rates. While this doesn’t seem grand, it’s enough to stir up the real estate waters—and here's why. Historically low interest rates are a tempting carrot for buyers who may have been on the fence, and this move could invigorate those tired house tours you've been postponing till now. The Fed’s cut could be your signal to leap towards that new home.

Why Now is the Time for Buyers

This reduction opens a window of opportunity. Current interest rates are among the lowest seen in recent months [as low as 6.4% as per recent data], which may not last indefinitely. Lower rates decrease monthly mortgage payments and increase buying power. This means the home you dreamed about just got a little more accessible, without inflating your budget.

With fears of a recession looming in the background, this announcement serves as a beacon of optimism, easing those tensions about escalating rates and market volatility. It's an excellent time to reassess your options, particularly if you've paused your home buying journey waiting for a sign. Well, here it is!

Strategic Moves to Make Right Now

Spring into action by getting pre-qualified with a reliable lender. With more buyers likely to enter the market, pre-qualification can provide a competitive edge. It streamlines your process, equipping you with the information needed to act fast when you spot the right property.

Additionally, engage with real estate professionals who understand this shifting landscape. With this rate cut, expert guidance becomes invaluable in navigating choices and identifying potential pitfalls. As your friendly neighborhood Realtor, I’m here to walk you through the nuances. Don't hesitate to reach out, whether you're just beginning your search or finalizing your preferences.

Connect with the Right Lender

Finding the right lender is as crucial as finding your dream home. I can connect you with experienced lenders who are ready to help optimize this rate cut for your benefit. They will work with you to explore the best financing options available right now, tailored to your financial goals.

Unveiling Post-Election Real Estate Trends: What to Expect in Texas

Unveiling Post-Election Real Estate Trends: What to Expect in Texas

Hello everyone! Jacque Swanner here—your trusted real estate guide, sharing insights into the thrilling dynamics the housing market experiences after election years. Whether you're buying, selling, or just curious about the shifts in the real estate landscape, you'll want to be aware of these patterns, especially here in Texas.

The Election Year Roller Coaster

Every four years, the magic of democracy takes center stage, and with it, the housing market tends to ride its own roller coaster. Historically, the year following a presidential election often reveals some fascinating trends. Here's what's generally observed: home sales have a tendency to soar, capturing the energy of the country ready to amp up after the election dust settles.

Take, for instance, the analysis of eight past presidential elections where home sales consistently climbed in the year following the vote. One might say that the confidence boost post-election seasons often inject into consumers has a profound effect on market activities.

Interest Rate Mystique

But that’s not all. There's also the interest rate dance! Historically, rates tend to dip as elections approach, particularly from July through November. This decrease can fuel a frenzy in buying activity as more buyers perceive it as a golden opportunity to enter the market before rates potentially rise after the elections.

In Texas, this means you might see more people snapping up properties, especially those luxurious two-story estates with that charming red-orange brickwork that Texas loves. With lower rates, many buyers can afford what may seem like a step-up from their original budget.

What About Home Prices?

Home prices also follow a curious trend. Generally, after an election, prices begin to rally upward, sometimes quite dramatically. It's like the real estate market takes a deep breath and then dives into action, eager to capitalize on renewed confidence and refreshed buyer interest.

However, there are exceptions! For instance, post-2009, prices didn’t lift off immediately due to the recession in full swing. This highlights how broader economic conditions can temper traditional trends, reminding us that real estate markets are, at times, unpredictable.

Tips for Navigating This Adventure

So, how should you maneuver through this exhilarating market tide? Sellers, don’t hesitate too long thinking post-election gains are for certain—capitalize while the energy is high! For buyers, owning a piece of Texas real estate post-election can be advantageous, especially if cards play right with interest rates staying low.

Remember, each cycle has its surprises. That’s why having an experienced guide by your side, with eyes keen on trends and hands steady on the pulse of the market, is invaluable. Feel free to reach out to me, Jacque Swanner, at getjacque@gmail.com or visit getjacque.com for more personalized insights tailored to your real estate needs.

1. Houston – The Energy Capital with a Diverse Spirit

Population: 2.3 million
Known For: Energy industry, cultural diversity, world-class medical facilities

If you love dining out, the city is a food lover’s paradise, with over 10,000 restaurants and a dynamic culinary scene.

Lifestyle: Houston’s sprawl means many residents commute by car, but the city compensates with a relatively affordable cost of living compared to other major cities. The Museum District and Theatre District provide art, culture, and entertainment options, while outdoor enthusiasts enjoy spaces like Memorial Park and the Buffalo Bayou.

Who It’s For: Professionals in the energy, medical, and aerospace industries, as well as those seeking a multicultural environment with lots of urban amenities.

2. San Antonio – A Blend of History and Modern Growth

Population: 1.6 million

Lifestyle: San Antonio offers a more laid-back lifestyle compared to Houston or Dallas, with a strong community feel and friendly vibe. It’s one of Texas’s most affordable major cities, making it ideal for families. The slower pace doesn’t mean fewer options, though—parks, outdoor activities, and a strong art scene keep things interesting.

Lifestyle: Dallas is known for its upscale neighborhoods and high-rise apartments, catering to professionals and families alike. It has a more polished, urban feel compared to Fort Worth, and it’s very accessible, thanks to DART (Dallas Area Rapid Transit). With some of Texas’s top-rated schools, Dallas is also a popular choice for families.

Who It’s For: Young professionals, business-minded individuals, and families who want a dynamic, urban lifestyle with plenty of amenities.

4. Austin – The Creative and Tech-Savvy Capital

Population: 1 million
Known For: Live music, tech industry, “Keep Austin Weird” culture

Known as the “Live Music Capital of the World,” it hosts events like SXSW (South by Southwest) and ACL (Austin City Limits), which draw international attention. Austin’s economy is fueled by tech giants like Apple, Google, and Dell, making it one of the fastest-growing tech hubs in the country.

Lifestyle: Austin combines a laid-back atmosphere with big-city perks. It’s known for its eco-friendly and outdoorsy vibe, with miles of trails along Lady Bird Lake, Barton Springs, and numerous parks. The cost of living has risen in recent years due to the tech boom, but the quality of life is high, especially if you love live music, food trucks, and outdoor activities.

Who It’s For: Young professionals in tech, creative minds, and anyone looking for a progressive, vibrant city that offers a mix of urban and outdoor experiences.

Lifestyle: Compared to Dallas, Fort Worth has a slower, more laid-back feel, with a balance of Western tradition and modern amenities. The city has excellent neighborhoods, good schools, and a strong sense of community. It’s also one of the more affordable large cities in Texas.

Who It’s For: Those who appreciate Western culture, families, and anyone looking for a more relaxed lifestyle without sacrificing city amenities.

Choosing Your Texas City

Honoring Veterans Day: A Salute from the Real Estate Community

Honoring Veterans Day: A Salute from the Real Estate Community

Veterans Day is a time of national reflection and gratitude, a moment when we collectively pause to say "thank you" to those who have selflessly served our country. This day holds a special place in our hearts, not only because of the tremendous sacrifices made by these brave men and women but also because of the immense contributions they continue to make in communities across the nation, including in real estate.

A Brief History of Veterans Day

Originally known as Armistice Day, this commemoration began on November 11, 1919, marking the first anniversary of the end of World War I. In 1954, after having been through World War II and the Korean War, the United States Congress amended the Act of 1938 by striking out the word "Armistice" and inserting the word "Veterans." On June 1, 1954, November 11 became a day to honor American veterans of all wars.

Veterans in the Real Estate Community

As a real estate professional, it is our privilege to support veterans in their journey towards homeownership. Understanding the unique needs and challenges veterans face is crucial. For instance, veterans often have access to VA loans, which offer significant benefits like no down payment, no private mortgage insurance, and potentially lower interest rates. Being knowledgeable about these advantages and guiding veterans through the real estate process helps them navigate their options with confidence.

My dedication to serving veterans goes beyond transactions. It's about fostering understanding and building trust. For example, during a recent open house, a Vietnam War veteran connected with me seeking guidance on downsizing and setting up VA benefits. These interactions remind me of the importance of being a reliable resource and advocate for our veterans.

Join the Conversation

This Veterans Day, I invite you to join the conversation. Engage with my content on Instagram, where we share stories, celebrate veteran achievements, and highlight the ways we can all contribute to supporting our veteran community. By following my page, you not only stay informed but also become part of a collective effort to honor and assist our veterans.

An Ongoing Commitment

Remember, honoring veterans isn’t just about a single day; it's an ongoing commitment. Hosting seminars on VA loans or collaborating with local veteran organizations to provide information sessions are ways I stay engaged throughout the year. This ongoing dedication helps veterans feel supported and empowered long after Veterans Day has passed.

For more personalized insights or questions regarding homeownership, especially tailored to our veteran community, feel free to reach out. You can contact me at getjacque@gmail.com or by phone at 2147703608. Let's take a moment this Veterans Day to reflect on our freedoms, honor our service members, and acknowledge the contributions of veterans in our community.

Together, let's make a difference—one veteran at a time.

Top 10 Tips for Selling Your Home During the Holidays

Top 10 Tips for Selling Your Home During the Holidays

Selling a home during the holidays? It might sound daunting, but the season actually has a few key advantages—buyers during this time are often more motivated, and with fewer listings on the market, your home has a better chance to stand out. Here’s how to attract serious buyers while still enjoying the season.

1. Deck the Halls, But Keep It Simple

A bit of holiday decor can make your home feel welcoming, but don’t go overboard. Large decorations or too many trinkets can make your home feel crowded, and heavy religious themes might not appeal to all buyers. Instead, stick to subtle winter decor to create a warm and inviting atmosphere without distractions.

2. Work with a Committed Real Estate Agent

You’ll need a reliable agent who won’t disappear during Thanksgiving or New Year’s. Ask for recommendations from friends and family, and find someone dedicated to working through the holidays. A hardworking agent will be invaluable during this busy season.

3. Attract Motivated Buyers

Holiday buyers often have a deadline—they’re relocating, starting a new job, or have tax incentives to close quickly. Work with your agent to target these serious buyers, such as investors, local relocators, or military personnel if you’re near a base.

4. Price it Right from the Start

With holiday buyers wanting to move fast, consider pricing your home competitively from day one. A fair, market-friendly price will help attract serious offers and prevent long waits during the colder months.

5. Keep Curb Appeal in Check

With trees bare and the ground covered in leaves or snow, your home’s exterior becomes more visible. Touch up the paint, clear walkways, and keep driveways safe for visitors. Make sure stairs and entryways are snow- and ice-free to keep it accessible.

6. Show Off Your Home with Quality Photos

Winter weather can keep buyers inside, so they’re likely starting their search online. Make sure your listing includes high-quality photos that showcase your home’s best features. If you have any seasonal photos, like a spring or summer shot, include them to show how the home looks year-round.

7. Offer a Virtual Tour

A virtual tour can help you reach buyers who may not be able to visit in person due to weather, holiday plans, or distance. A well-done video walkthrough gives potential buyers a real sense of the home’s layout and feel.

8. Create a Cozy Atmosphere

Let’s face it—the holidays are chilly, and no one wants to tour a cold house. Crank up the heat a little, play some soft background music, and consider offering a small treat. A warm, inviting home can make buyers want to stay and explore.

9. Consider Offering Creative Financing Options
