Do you have your Texas Card Yet?

Hey y’all…

This one is a little bit weather, a little bit real estate, and a whole lot of “only in Texas.”

And it’s also a reminder that sometimes the scariest moments don’t look scary… until they absolutely do.

🌪️ When the Weather Turns Real

A couple of days ago, my 89-year-old mom was at home having what felt like a normal afternoon.

Then within about 20 minutes… everything changed.

A tornado warning turned into confirmed activity nearby—EF-1 winds in the area—and suddenly it wasn’t just “bad weather on the news.”

It was right there.

And I was watching FOX 4 News out of Dallas trying to stay calm like everyone does when Texas weather gets serious.

But then the coverage shifted.

They started naming the town my mom lives in.

Then the cross streets.

Then the lake right behind her neighborhood—just about a block away.

And I remember thinking…

If they put a dot on that map for her house… it would have been right in the middle of it all.

That’s the moment it stops being “a storm somewhere nearby” and becomes your person in it.

🏡 Meanwhile… at the Back Door

So I call my mom.

Expecting her to already be in her safe space.

But this is where Texas and reality meet in the funniest (and slightly stressful) way.

She tells me:

“I didn’t really hear anything… and I didn’t really see anything… so I went to look out the back door.”

Yes. The back door.

Because in Texas, there is apparently a moment where instinct says:
“Let me just check this out for myself.”

And after everything passed, her review of the situation was simple:

“It really wasn’t that bad.”

Meanwhile I’m still sitting there thinking… ma’am… I just watched your neighborhood on live radar 😳

🤠 The Texas Card Theory

And it hit me again:

You don’t really get your “Texas card” until you’ve lived through moments like that.

The kind where:

  • sirens go off
  • the weather turns fast
  • and someone still opens the door to “take a look”

If you can do that and calmly say, “eh, I’ve seen worse…”

Well then…

God bless Texas.

💬 Why I’m Telling You This

Because real estate—and life—aren’t just about pretty listings or perfect days.

They’re about trust.

They’re about knowing someone is okay when things get unpredictable.

And they’re about how quickly everything can shift… whether it’s weather, a move, or a major life decision.

That’s why I take what I do seriously.

Not just helping people buy or sell homes…

But helping them navigate whatever comes with it.

Because sometimes the biggest value isn’t the house itself…

It’s knowing you’ve got someone in your corner when things don’t go according to plan.

🌟 Final Thought

Texas will always keep you on your toes.

Sometimes with storms.

Sometimes with stories.

And sometimes with 89-year-olds who decide the back door is a weather station.

But if you can handle a little wind… a little unpredictability… and a whole lot of personality…

You might just be ready for Texas living.

And I’d love to help you find your place in it.

Top 3 Tex-Mex Restaurants in Montgomery, TX You Need to Try Hey y’all!

Hey y’all!

If there’s one thing we take seriously here in Texas… it’s our Tex-Mex. And let me tell you, Montgomery, TX may be small-town charming, but it does NOT mess around when it comes to good food.

So today I’m sharing my Top 3 Tex-Mex restaurants in Montgomery—and yes, this list comes with a little personal experience 😉

🥇 Big Sombrero Mexican Restaurant

Alright, I’m just going to say it…this is our go-to.

More often than not, John and I end up at Big Sombrero—and honestly, it never disappoints.

Why we love it:

  • That salsa? 🔥 (you know the kind where you keep saying “just one more chip”)
  • Consistently great food
  • Friendly, reliable service
  • Lunch pricing 7 days a week until 5PM (yes please 🙌)

My favorite:

Mando’s Special
👉 A tamale, cheese enchilada, and chicken flauta

What’s not to love?! I almost always end up taking some home for lunch the next day.

John’s pick:

Tacos Al Carbon
Simple, flavorful, and always a win.

👉 If you live in Montgomery and haven’t tried this spot yet…you need to check it out.

🥈 La Palma Mexican Restaurant

La Palma is one of those places that locals have loved for years—and once you go, you’ll understand why.

What stands out:

  • Generous portions
  • Classic Tex-Mex flavors done right
  • Cozy, welcoming atmosphere

Their enchiladas and fajitas are always solid, and it’s a great go-to when you’re craving that comfort-food Tex-Mex.

Now this one brings a totally different vibe—and I love it for that.

Why it made the list:

  • Fajitas that absolutely deliver 🔥

If you’re in the mood for something a little more lively with bold flavors, this is your spot.

🌟 Why Tex-Mex Matters (Yes…Even in Real Estate 😉)

Here’s the thing…when people ask me what makes Montgomery special, it’s not just the homes.

It’s:

  • The local restaurants
  • The familiar faces
  • The places you go back to again and again

That’s what turns a house into a home in a community ❤️

Foodie Friday: Chocolate Parfaits (Fancy Without the Fuss!)

I’ll be honest—I love a good parfait.

How can you not? They sound fancy, look impressive, and are actually one of the easiest desserts you can make. That’s a win in my book.

Since today is National Chocolate Parfait Day, we’re going all in on chocolate… because really, is there any better option?

🥄 What Exactly Is a Parfait?

At its core, a parfait is all about layers. That’s it.

Traditionally, they’re served in a glass so you can see all those delicious layers stacked up—because let’s be honest, half the fun is how pretty they look.

And this is where you can have a little fun. I love pulling out:

  • Sundae glasses
  • Stemware
  • Even random fun glasses I have tucked away

If it holds dessert, it works!

🍫 My Go-To Chocolate Parfait

Here’s my easy, no-stress version:

Start at the bottom:

  • A drizzle of chocolate syrup

Then layer:

  • Crushed cookies (Oreos or graham crackers are my go-to)
  • Chocolate mousse or pudding
  • Whipped cream (homemade or store-bought—no judgment here!)

And then… do it again.

Because more layers = more fun.

Top it off with:

  • Extra crushed cookies
  • Chocolate chips
  • A final drizzle of chocolate syrup

And just like that, you’ve got a dessert that looks like you spent way more time on it than you actually did.

🌟 Make It Your Own

This is my favorite part—there are no rules.

You can change it up based on:

  • Your mood
  • What you have in the pantry
  • Or who you’re serving

Swap the cookies, add fruit, mix in caramel… it’s one of those desserts that always works.

🏡 Real Estate Wrap-Up (You Knew It Was Coming 😉)

Here’s the thing—just like a great parfait, an awesome home is all about layers.

It’s not just square footage or upgrades. It’s how everything comes together—location, layout, style, and the way it fits your life.

And just like dessert, what makes a home “perfect” looks a little different for everyone.

So if you’re wondering what kind of home you can find…

What Actually Sells a Home in Today’s Market? (Hint: It’s Not Just One Thing)

If you’ve ever wondered, “What really sells a home these days?”—you’re not alone.

Is it the internet?
Is it the agent?
Is it social media?
Is it that open house you almost didn’t want to do?

The answer is… yes. All of it.

Welcome to real estate in today’s market, where finding the right buyer isn’t about luck—it’s about strategy.

The Truth: There Is No One-Size-Fits-All Buyer

Here’s something I’ve learned after years in this business—
buyers don’t all shop the same way.

  • Some are glued to online searches at midnight
  • Some rely heavily on their agent to find homes for them
  • Some fall in love after driving by and seeing a sign
  • And some? They walk into an open house “just looking”… and end up writing an offer

You truly never know where your perfect buyer is going to come from.

And that’s exactly why your marketing plan needs to meet them everywhere.

The Power of the MLS (Still the Backbone)

Let’s start with the foundation—the Multiple Listing Service (MLS).

This is where:

  • Agents find homes for their buyers
  • Listings feed into major websites like Zillow, Realtor.com, and more
  • Your home gets maximum exposure to the agent community

If your home isn’t positioned correctly here—with strong pricing, great photos, and a compelling description—you’re already behind.

Professional Photos & Descriptions Matter More Than Ever

We live in a scrolling world.

That means your home has about 3 seconds to make someone stop and say, “Wait… tell me more.”

  • Bright, high-quality photos are non-negotiable
  • Clean, inviting spaces matter
  • And descriptions should tell a story—not just list features

Because buyers aren’t just buying a house…
they’re buying how they feel when they see it.

Social Media & Video: Today’s Digital Curb Appeal

This is where things have really changed.

Social media isn’t just “extra marketing” anymore—it’s often where buyers first discover a home.

  • Short videos
  • Walkthrough clips
  • Neighborhood highlights
  • “Coming soon” sneak peeks

These create buzz and excitement before buyers even step foot inside.

And sometimes? The buyer wasn’t even actively looking… until they saw your home.

The Classic Yard Sign (Yes, It Still Works!)

You’d be surprised how many buyers come from a simple drive through the neighborhood.

That sign in the yard:

  • Catches local traffic
  • Attracts neighbors who may know someone looking
  • Creates instant awareness

It’s old-school… and it still works.

Open Houses: Not Just for Browsers

I hear this all the time—“Do open houses even work anymore?”

And the answer is—they absolutely can.

Open houses:

  • Bring in buyers who prefer to explore without pressure
  • Create urgency when multiple people are viewing at once
  • Sometimes connect with buyers who haven’t committed to an agent yet

Again… you just never know.

So What Really Sells a Home?

It’s not one thing.

It’s a coordinated plan that includes:

  • Strategic pricing
  • Maximum online exposure
  • Strong agent-to-agent networking
  • Eye-catching visuals
  • Social media marketing
  • In-person opportunities like open houses

Because the goal is simple:

👉 Be everywhere your buyer might be.

Final Thoughts

In today’s market, selling a home isn’t about putting a sign in the yard and hoping for the best.

It’s about having a strategy that covers every angle—because your buyer could come from anywhere.

And that’s where having the right agent truly matters.

If you’re thinking about selling and want a plan that reaches buyers from every direction, I’d love to help.

Willis, TX: The Hidden Gem You Need to Know About in 2026

Hey y’all!

If you’ve been looking around Lake Conroe and Montgomery County and thinking, “There has to be a place that’s a little quieter…a little more affordable…with room to breathe…” — let me introduce you to Willis.

It’s one of those towns people are starting to discover—and once they do, they don’t want to leave.

🌟 Why Willis, TX is Getting Attention

Willis sits just north of Conroe and gives you:

✔️ More space for your money
✔️ Easy access to Lake Conroe
✔️ A slower pace without being “too far out”
✔️ New construction + established neighborhoods

It’s that “just right” feel…not too busy, not too remote.

📊 Willis, TX Real Estate Market – March 2026 Snapshot

Let’s talk numbers (because I know y’all love the real story 😉):

  • Average Home Value: ~$284,000
  • Median Sale Price: ~$325,000 (up about 8.4% year-over-year)
  • Median List Price: ~$323,000
  • Days to Pending: ~62 days
  • Days on Market (sold homes): ~132 days
  • Homes Sold (March): 31 (more than double last year!)

👀 What This Means (In Plain English)

Here’s what I’m seeing when I look at these numbers:

👉 Prices are holding steady to slightly rising
👉 Homes are taking longer to sell than the “crazy market” years
👉 Buyers have more negotiating power
👉 BUT…homes are still selling (and sales are actually up!)

💡 Translation:
We are in a more balanced market—and honestly, that’s a healthy place to be.

🏠 Is Willis a Good Place to Buy Right Now?

Short answer? Yes—if you have a strategy.

Willis is especially great for:

  • First-time buyers looking for affordability
  • Buyers wanting more land or newer homes
  • Second-home or lake property buyers
  • Anyone priced out of The Woodlands or Conroe

And here’s the kicker…

👉 About 65% of homes are selling below list price

That means opportunity 👏

🏡 Thinking About Selling in Willis?

You can absolutely sell right now—but this is not a “name your price and hope” market.

Homes that are selling have:
✔️ Smart pricing
✔️ Great presentation
✔️ Strong marketing (video, social, exposure)

The days of just sticking a sign in the yard? Not enough anymore.

❤️ My Take on Willis

I’ll be honest…Willis reminds me a lot of what other areas looked like before they really took off.

It still has that:
✨ Small-town feel
✨ Room to grow
✨ Price point that makes sense

And those don’t stay “hidden” forever.

📞 Let’s Talk About Your Next Move

Whether you’re thinking about:

  • Buying your first home
  • Moving closer to the lake
  • Selling and upgrading

I’d love to help you figure out what makes the most sense for YOU.

Because in a market like this, the right strategy can make all the difference.

So You Want a Lake House? Here’s What No One Tells You…

Hey y’all!

I recently toured a beautiful lake home right across from me here in Walden on Lake Conroe—and it got me thinking…

Buying a lake house isn’t quite the same as buying your typical home.

Sure, it’s gorgeous. Yes, the views are amazing. And absolutely, you’re already picturing yourself with coffee on the patio watching the water.

But there are a few things no one really tells you…

🌊 It’s Not Just a Home… It’s a Lifestyle

There’s just something about being near the water.

Things slow down a little. Even your morning coffee feels more relaxing. Evenings stretch out a little longer. And suddenly, sitting outside becomes your favorite “room” in the house.

It’s not just where you live… it’s how you live.

🏡 Full-Time or Second Home? (Because This Matters More Than You Think)

One of the first things to think about is how you’ll use your lake home.

Is this your everyday home?
Or your weekend escape?

Here around Lake Conroe, a good number of homes are actually second homes—and it makes sense. Some people want that “getaway” feel without leaving Texas.

But if it’s full-time, you’ll want to think about things like commute, schools, and daily convenience.

Either way… there’s no wrong answer. Just the right fit for you.

👨‍👩‍👧‍👦 You Will Have… A LOT of Guests 😄

Let’s just go ahead and talk about it.

You buy a lake house… and suddenly:

  • Your friends remember your phone number
  • Your family wants to visit more often
  • Holidays? Yep… they’re at your house now

And honestly? That’s part of the fun.

Just maybe make sure you have enough seating… and snacks. Lots of snacks.

🚤 About That Boat…

You might already have one.

If not… give it time. 😉

Living near the water has a funny way of making you start thinking:
“Maybe we should get a boat…”

You’ll also want to think about:

  • Boat storage
  • Marina access
  • Slip availability

Because lake life and boat life tend to go hand in hand.

🔧 Lake Homes Come With a Few Extra Considerations

Now here’s the part where I put my “real estate hat” on for just a minute.

Lake homes can come with a few differences like:

  • Moisture and maintenance
  • Insurance considerations
  • Outdoor living spaces becoming a priority

Nothing scary—just things to be aware of so there are no surprises later.

💡 Why It Helps to Work with Someone Local

Lake communities are just… different.

And working with someone who lives here (👋 hi, that’s me) can really help you understand the little things you might not think about otherwise.

Plus, I can tell you firsthand…

There’s nothing quite like living here.

❤️ Final Thoughts

Whether you’re dreaming of weekend escapes or making the lake your full-time home…

There’s just something special about finding the perfect home with a story.

And a lake house?
Well… that story usually includes sunsets, laughter, and yes—probably a few extra house guests. 😉

📞Call Me!

If you’ve been thinking about lake life or just want to see what’s available around Lake Conroe, I’d love to help.

Foodie Friday: Pigs in a Blanket (With a Little Kick!)

I’ll just go ahead and say it… I love little piggies in a blanket. Always have.

They’re one of those foods that show up at a party and somehow become the star of the table. Simple, fun, and gone in about five minutes flat.

With National Pigs in a Blanket Day on April 24th, it felt like the perfect excuse to bring them back—but with a little extra flavor.

🥄 A Little Backstory (Because It’s Too Good Not to Share)

While versions of this dish go way back, the classic American version really took off in 1957 thanks to Betty Crocker, who featured a simple recipe wrapping hot dogs in dough.

Easy + affordable + delicious = a recipe that stuck around for decades.

🌟 My Take: Let’s Kick It Up a Notch

Now don’t get me wrong—I’ll never turn down a classic.
But if you know me, you know I like a little spice in life.

Here’s how I like to mix it up:

🌶️ Swap the “Pig”

Instead of regular hot dogs, I’ll often use a spicy sausage.
It adds just enough heat to make people go, “Wait…what did you do to these?”

🧀 Add a Little Something Extra

A slice of cheese tucked inside never hurt anybody.
It just makes them a little more fun (and a little messier—in the best way).

🥨 Try a Different “Blanket”

Crescent rolls are a classic, but don’t be afraid to switch it up:

  • Pizza dough
  • Puff pastry
  • Even a pretzel-style wrap if you’re feeling fancy

🍯 Let’s Talk Dipping Sauces (My Favorite Part)

This is where you can really make it your own—and where I might get a little opinionated 😉

  • Spicy brown mustard – always a classic
  • Ketchup – for those of us who just like to be a little different
  • BBQ sauce – and my personal favorite is Woody's when I want to kick it up a notch

Set out a few options and suddenly it feels like a whole experience, not just a snack.

🏡 Real Estate Wrap-Up (Because You Know I’m Going There)

It’s funny how something this simple can turn into a moment—people gathered in the kitchen, reaching for “just one more,” laughing, talking, and staying a little longer than they planned.

That’s what a home is really about.

If you’re looking for a place where those moments happen naturally—whether it’s game day snacks or Friday night traditions— Call Me!

The Gift I Didn’t Know I Was Missing

April 23rd is a special day in our family—it’s my youngest sister’s birthday.

Now here’s the thing… she is 30 years younger than me.

And while I have two other sisters closer to my age (and I love them dearly), RJ is something completely different.

She’s the sister I didn’t even realize I was missing.

💛 A Surprise Gift

By the time RJ came along, I was already well into life.

And then suddenly, here comes this little person who would grow up to become not just my sister… but someone who brings so much joy, creativity, and connection into my life.

She truly was a gift I wasn’t expecting.

🎨 The Creative One (And My Built-In Tech Team 😄)

If you’ve seen my posts, my graphics, my Instagram… that’s RJ.

She’s the one behind the scenes making everything look good and keeping me connected.

In fact, she set up my Facebook page years ago and wrote this in my “About” section:

“I am perky, bubbly, and fairly outgoing. I LOVE my dogs, Hunter and Baxter, and my husband, John. I love my family (especially my littlest sister)! I look about 15 years younger than I am, but I don't believe it when people tell me that.”
(She doesn’t believe it… but she doesn’t look a day over 33!)
“I love my red Mustang convertible!!”

Honestly… she nailed it.

(And she’s been making me look good ever since 😄)

🤝 Different Generations, Same Connection

We didn’t grow up together the way most sisters do.

We’re from completely different generations.

But somehow, that’s part of what makes it so special.

Different perspectives. Different experiences.
But the same connection.

🏡

Real estate isn’t just about houses—it’s about the people who make them feel like home.

It’s about relationships, connections, and sometimes the unexpected people who come into your life and make it richer.

RJ is that for me.

A reminder that home isn’t just a place…

It’s the people who show up, support you, and make life a whole lot better.

🎂 Happy Birthday, RJ

I’m so thankful for you, for your creativity, and for always being in my corner.

Even if I didn’t know I needed you at the time… I can’t imagine life without you now.

And if you’re looking for a place to call home—or someone to walk alongside you in the process—I’m always here.

Earth Day & Real Estate: What to Look for in a Home That’s Kind to the Planet (and Your Wallet)

No matter how you believe we all got here, I think we can agree on one thing—the Earth is pretty incredible. From green grass in our own backyards to tropical forests and snow-covered mountains, it’s a place worth taking care of.

And here’s the good news: you don’t have to go off-grid or install a wind turbine in your front yard to do your part. In real estate today, there are simple, practical features—backed by experts—that help protect the environment and save you money.

So in honor of Earth Day, let’s talk about what to look for when buying (or upgrading) a home.

🌿 1. Energy Efficiency: The Quiet Money Saver

Experts consistently point to energy efficiency as one of the biggest factors in a home’s environmental impact.

What to look for:

  • Double or triple-pane windows
  • Updated insulation (especially in attics—hello Texas heat)
  • Energy-efficient HVAC systems
  • LED lighting throughout

Why it matters:
A more efficient home doesn’t just reduce your carbon footprint—it can significantly lower your monthly utility bills. Around here, that’s a win you’ll feel every summer.

💧 2. Water-Wise Features (Because Texas Knows Drought)

Water conservation is a big deal, especially in Texas.

Look for:

  • Low-flow toilets and showerheads
  • Smart irrigation systems
  • Drought-tolerant landscaping (less maintenance too!)

Pro tip: A beautiful yard doesn’t have to mean high water bills. Native plants can look just as good—and survive our summers a whole lot better.

☀️ 3. Solar Power: Nice Bonus, Not a Must-Have

Solar panels get a lot of attention—and for good reason—but they’re not a requirement for being eco-conscious.

If a home has solar:

  • Check if panels are owned or leased
  • Ask about average energy savings
  • Look at the age of the system

If it doesn’t? No problem. A well-insulated, efficient home can still be very “green” without them.

🏡 4. Smart Home Technology

This one’s a sleeper hit.

Things like:

  • Smart thermostats
  • Programmable lighting
  • Energy monitoring systems

These tools help you use only what you need—nothing more. It’s convenience and conservation.

🌳 5. Location Still Matters (Maybe More Than You Think)

Experts often say the most eco-friendly home is one that reduces how much you have to drive.

Think about:

  • Proximity to work, schools, and shopping
  • Walkability or community amenities

Less driving = less fuel = more time back in your day. That’s a lifestyle upgrade.

🌎 6. Quality Over Trendy

A well-built home that lasts is more environmentally friendly than one that needs constant repairs or updates.

Look for:

  • Solid construction
  • Durable materials
  • A home that’s been well maintained

Sometimes the “greenest” choice is simply buying something built to last.

🌟 Final Thought (Keeping It Real)

You don’t have to do everything perfectly to make a difference.

Maybe it’s choosing a home with better insulation. Maybe it’s upgrading your thermostat. Maybe it’s just being a little more mindful of water and energy use.

Small choices add up—especially when a lot of people start making them.

📞 Call Me!

If you’re thinking about buying or selling, I’d love to help you find a home that fits your lifestyle and makes sense for the long run.

Whether you’re looking for energy-efficient features, a low-maintenance yard, or just a home that feels right—

Things to Do If You Don’t Want to Sell Your Home

(Because who needs offers anyway?)

1) Embrace “Signature Scents” (the stronger, the better)
Does your home have a hint of pet, last night’s dinner, or a little mystery must? Perfect. Whatever you do—do NOT deep clean. That would be tragic.

Instead, go all in with plug-ins. Everywhere. And for best results? Mix scents. Lavender + pumpkin spice + ocean breeze = unforgettable.

Buyers will absolutely not wonder what you're trying to cover up. Not even a little.

2) Let’s Talk… Lived-In (and then some)
You know that “clean and clutter-free” advice? Adorable. Ignore it.

Leave laundry wherever it lands. Trash? It adds character. Dishes in the sink? A conversation starter.

The goal here is simple: make buyers focus less on your beautiful home and more on questioning your life choices. Mission accomplished.

3) Decorate With… You
Minimal, neutral spaces are overrated. What buyers really want is to feel like they’ve walked straight into your family reunion.

Cover every surface with photos. Vacations, graduations, random Tuesdays—don’t hold back.

And if you don’t already have a bold statement piece like a bedroom boudoir photo… now is your moment.

Why let buyers imagine their life here when they can fully experience yours?

BONUS TIP: Yard Surprises = Memorable Showings
Skipping yard cleanup is a power move.

Nothing says “welcome home” like a little game of dodge-the-pet-poo. Think of it as leaving behind daily Easter eggs… just with a lot less chocolate.

The Real Talk (because I do actually want your home to sell 😉)

If you’re thinking about selling and want buyers focusing on your home—instead of your plug-in collection or personal photo gallery—I’ve got you covered.

For all your real estate needs, get Jacque!
