The Highest Offer Doesn’t Always Win (And That surprises People Every Time)

The highest offer does NOT always win.

In fact, sometimes the “highest” offer is actually the weakest one in the room.

And that usually surprises buyers.

Because on paper, real estate feels simple:
highest price = best offer.

But in real life? Sellers are looking at something very different.


It’s not always what you offer… it’s what you don’t

Sometimes a strong offer is about what you leave OUT.

Let’s say a buyer offers $490,000 on a $500,000 home.

But they keep it clean:

  • No seller concessions
  • No survey paid by the seller
  • No extra requests

If the buyer is financing, now the home only has to appraise for $490,000.

Simple. Clean. Predictable.

That matters more than people think.


Now let’s flip it

Another buyer offers $510,000.

Sounds stronger, right?

But then they ask for $15,000 in concessions for closing costs or other expenses.

Now the seller is really netting closer to $495,000.

And here’s the bigger issue:

Now the home has to appraise closer to $510,000 for the deal to hold together.

So yes — the offer is higher on paper…

but the structure can actually make it riskier for the seller.


Sellers don’t just look at price — they look at stress

When sellers are reviewing offers, they are quietly thinking:

  • Is this deal actually going to close?
  • Am I going to get into inspection negotiations later?
  • Is this buyer going to come back asking for more?
  • Is this going to be smooth… or stressful?

Because once a home goes under contract, what they want most is certainty.

Not surprises.


And yes — buyer type matters more than people realize

Sellers don’t always choose the highest offer when it comes from an investor.

Not because investors are bad buyers — they’re not.

But sellers know investors are typically looking at the deal differently:

  • rental income
  • resale profit
  • long-term return

And that can make sellers wonder what happens next.

They start asking themselves:

  • Will this turn into repair requests after inspection?
  • Will we be renegotiating everything under pressure?
  • Is this going to become a back-and-forth deal?

Even a strong offer can feel uncertain if it feels like it might shift later.


The lender letter matters more than most buyers realize

From a listing agent’s perspective, one of the first things I look at is the lender letter.

And there’s a big difference between:

Pre-qualification

  • often based on information entered online
  • not always fully verified

Pre-approval

  • income, credit, and assets reviewed
  • more serious buyer commitment

And yes — that difference can absolutely impact how a seller views an offer.


The real truth about competitive offers

A competitive offer is not just about price.

It’s about:

  • structure
  • certainty
  • net to the seller
  • likelihood of closing
  • and how clean the path to closing feels

Sometimes a slightly lower offer wins simply because it feels like it will actually make it to the finish line without drama.


Bottom line

The highest offer doesn’t always win.

The strongest offer is the one that gives the seller the most confidence that:

“This is going to close smoothly.”

Because sellers don’t deposit “offer price” into their bank account.

They deposit what actually closes.

The Texas real estate market continues to shift as we move deeper into summer 2026, and one thing is becoming very clear in both the Houston and Dallas/Fort Worth markets:

Buyers finally have a little room to breathe again.

After years of intense competition, double-digit offers, waived contingencies, and lightning-fast sales, we’re seeing a more balanced market begin to emerge across much of Texas. Inventory is climbing, sellers are negotiating more often, and buyers are gaining leverage in ways we simply haven’t seen in quite a while.

As someone actively working both the DFW and Montgomery/Lake Conroe markets, I’m seeing these changes firsthand — and while the headlines may make things sound dramatic, the reality is much more nuanced.

Let’s break down what the April 2026 housing numbers are really telling us.


Dallas-Fort Worth Housing Market Update – April 2026

The Dallas-Fort Worth-Arlington market continues to show resilience, even as pricing stabilizes.

DFW Market Snapshot

  • Median home price: $390,000
  • Median price change: Down 2.3% year-over-year
  • Active listings: 32,877
  • Closed sales: Up 7.5%
  • Months of inventory: 4.3 months
  • Average total days from listing to close: 93 days

The slight decrease in home prices isn’t a sign of a collapsing market — it’s more of a normalization after several years of rapid appreciation.

What’s especially interesting is that closed sales are actually up. Buyers are still purchasing homes, but they’re doing so more carefully and strategically than they did during the frenzy markets of previous years.


Houston Housing Market Update – April 2026

The Houston–Pasadena–The Woodlands market is seeing many of the same trends, but with even more inventory entering the market.

Houston Market Snapshot

  • Median home price: $330,000
  • Median price change: Down 2.4% year-over-year
  • Active listings: 37,085
  • Closed sales: Up 3.8%
  • Months of inventory: 5.0 months
  • Average total days from listing to close: 91 days

Houston continues to benefit from strong job growth, ongoing relocation activity, and relative affordability compared to many major metro areas around the country.

At the same time, the increase in inventory is giving buyers more choices — and more negotiating power.


Buyers Have More Leverage — But Not Everywhere

One of the biggest differences I’m seeing in both the Houston and DFW housing markets this summer is that buyers finally have a little room to breathe.

We’re not seeing the widespread frenzy of double-digit offers on every listing like we did during the peak market years. Buyers in many areas now have:

  • more inventory to choose from,
  • more time to make decisions,
  • and more negotiating power during contracts.

But that doesn’t mean every market has cooled equally.

There are still pockets of both Houston and DFW that remain extremely competitive — especially:

  • highly updated homes,
  • homes priced correctly from day one,
  • waterfront and lifestyle communities,
  • and properties in top-rated school districts or high-demand suburbs.

Around Lake Conroe, lifestyle-driven buyers are still moving quickly when the right property hits the market because they’re buying more than just a house — they’re buying the lake lifestyle, golf, marinas, restaurants, and community atmosphere.

And in parts of DFW, relocation buyers continue to fuel demand in key suburbs.

The biggest difference today is that buyers are becoming more selective. Homes that show well and are priced strategically still stand out, while overpriced homes are sitting longer and seeing price reductions.


Sellers Are Negotiating Again — And That’s a Big Shift

One of the biggest changes I’m personally seeing this summer is how much more flexible sellers have become.

Compared to the ultra-competitive markets of the past few years, many sellers in both Houston and DFW are now:

  • contributing toward closing costs,
  • agreeing to repairs,
  • offering rate buy-downs,
  • and negotiating more readily during the option period.

Honestly, I can’t remember the last time I saw sellers working this hard to keep deals together across so many price points.

That doesn’t mean sellers are desperate — well-priced homes are still selling — but it does mean buyers finally have room to negotiate again.

For many buyers who felt discouraged over the past few years, summer 2026 may offer some of the best opportunities we’ve seen in a while.


What to Watch for the Rest of Summer 2026

As we move further into the summer market, there are a few things I’ll be watching closely:

Mortgage Rates

Even a small improvement in rates could bring hesitant buyers back into the market quickly.

Inventory Levels

More inventory creates more balance, but desirable homes in prime areas are still moving quickly.

Today’s market rewards realistic pricing more than ever. The homes generating activity are typically the ones priced correctly from the beginning.

Buyer Confidence

Many buyers who paused their search over the last two years are starting to re-enter the market now that competition has eased.


Final Thoughts

The 2026 Texas housing market feels very different from the chaos of the past few years — and honestly, that’s not necessarily a bad thing.

A balanced market creates opportunities for both buyers and sellers.

Buyers can negotiate again. Sellers can still achieve strong values with the right strategy. And overall, the market feels healthier and more sustainable than the frenzy we experienced before.

If you’ve been wondering whether the Montgomery and Lake Conroe real estate market is finally starting to shift, the April 2026 numbers are definitely telling an interesting story.

We’re seeing more inventory hit the market, homes taking a little longer to sell, and buyers gaining more negotiating power than they’ve had in several years.

But at the same time, desirable homes in communities like Walden on Lake Conroe are still attracting strong attention — especially homes that are updated, priced correctly, and offer the lifestyle buyers are searching for.

As someone who lives and works in this area, I can honestly say the market feels more balanced right now than it has in a long time.

And honestly? That’s not a bad thing.

  • Median price change: Down 3.7% year-over-year
  • Active listings: Up 16.4%
  • Closed sales: Up 6.3%
  • Months of inventory: 7.4 months

The biggest headline here is inventory.

With more homes entering the market, buyers are finally getting options again. That means they can compare homes more carefully, negotiate stronger terms, and take a little more time making decisions.

We’re simply not seeing the same kind of bidding war frenzy across every listing that we experienced a few years ago.


Buyers Finally Have More Breathing Room

One of the biggest changes I’m seeing locally is that buyers no longer feel like they have to make rushed decisions within hours of a home hitting the market.

Today’s buyers are:

  • scheduling second showings,
  • negotiating repairs,
  • asking for seller concessions,
  • and becoming much more selective overall.

Honestly, I haven’t seen sellers working this hard to keep deals together in years.

That doesn’t mean homes aren’t selling — they absolutely are.

But buyers finally have leverage again in many price points.

While the overall market is becoming more balanced, certain communities are still behaving differently — and Walden on Lake Conroe is definitely one of them.

Lifestyle communities continue to attract buyers because they offer more than just a home. Buyers are drawn to:

  • lake access,
  • marinas,
  • tennis and pickleball,
  • restaurants,
  • pools,
  • fitness amenities,
  • and the overall community atmosphere.

I’m still seeing strong interest when well-maintained and well-priced homes hit the market in Walden.

The biggest difference today is that buyers are more selective. Homes that need significant updates or are priced too aggressively are sitting longer, while move-in-ready homes continue to stand out.

National Chocolate Chip Day + Real Estate = The Sweetest Combo

Foodie Friday with Jacque | May 15th

Happy National Chocolate Chip Day, y’all!

And yes — I’m fully aware that National Real Estate Day was yesterday. But let’s be honest: after helping clients chase their dream homes (and occasionally talking them off ledges during inspections), I firmly believe real estate professionals deserve chocolate. Lots of it.

Chocolate chips are the ultimate multitaskers. They show up for cookies, pancakes, trail mix, and — my personal favorite guilty pleasure — straight out of the bag when you just need a tiny hit of sweet without committing to a full dessert operation.

Back in the day, I kept a bag of Nestlé semi-sweet chocolate chips in the pantry at all times. Not for baking. Just for emergency handfuls. It was portion control at its finest — until I realized I was eating half the bag while standing in front of the open pantry door like a raccoon. Good times.

But let me tell you about the real MVP dessert that changed the game…

The 90-Second Chocolate Molten Lava Cake in a Mug

(aka “I Deserve This and I’m Not Sharing”)

This thing is dangerous. Because it’s stupidly easy, dangerously delicious, and you can make it for one… or scale it up if your entire buyer’s agent team just survived a nightmare appraisal.

Ingredients (for 1 mug – scale up as needed):

  • 1/4 cup all-purpose flour
  • 1/4 cup granulated sugar
  • 2 tablespoons unsweetened cocoa powder
  • 1/4 teaspoon baking powder
  • Pinch of salt
  • 3 tablespoons milk
  • 2 tablespoons vegetable oil (or melted butter)
  • 1/4 teaspoon vanilla extract
  • 1-2 tablespoons chocolate chips (the more the better — live your truth)
  • Optional toppings: strawberries, whipped cream, vanilla ice cream, or a dusting of powdered sugar

Instructions:

  1. In a large microwave-safe mug, mix together the flour, sugar, cocoa powder, baking powder, and salt.
  2. Add the milk, oil, and vanilla. Stir until smooth (no big lumps, please).
  3. Stir in the chocolate chips. Push a few extra ones into the center if you want that gooey molten middle.
  4. Microwave on high for 60–90 seconds. Start with 60 and add 15-second bursts if needed. The center should still look a little soft and jiggly — that’s the magic.
  5. Let it sit for 1 minute (if you can wait that long).
  6. Top with fresh strawberries and whipped cream and try not to moan out loud.

Pro tip: Make 4–6 at once if you’re having clients over for a “closing celebration.” They’ll never forget you.

As the Market Turns… A National Real Estate Day Story

There are days in real estate that feel a little like a soap opera.

Unexpected plot twists.
Emotional conversations.
Last-minute changes that make you wonder if dramatic music should be playing in the background.

And then there are the days that remind you exactly why you do this job.

National Real Estate Day on May 14th seems like the perfect time to talk about both.

Because behind every “For Sale” sign and every closing table… there’s a story.


A few years ago, I had the opportunity to help a wonderful client during one of the hardest moments of her life.

Out of nowhere, her relationship ended, and she was asked to leave the home she thought she’d be staying in. Just like that, everything changed.

And if you’ve ever been through something like that—or walked alongside someone who has—you know it’s not just about finding a place to live.

It’s about finding your footing again.

It’s emotional. It’s overwhelming. And it’s urgent.

So we got to work.


Now here’s the part where you either laugh… or start singing along with me.

Anytime she would start to feel overwhelmed or discouraged, I’d jump in with a little encouragement—Mary Tyler Moore style.

🎶 “You’re gonna make it after all…” 🎶

And you know what? She did.


We found her the perfect little condo. Not the biggest. Not the fanciest.

Her fresh start.

Whether she wanted to paint a wall, remodel a room… or leave everything exactly as it was—it didn’t matter.

Because she could.


That’s the part people don’t always talk about in real estate.

It’s not just about square footage or granite countertops.

It’s about independence.
It’s about stability.
It’s about having a place where you can close the door and know, “This is mine.”


And here’s my favorite part of the story…

A few years later, when it was time for her next chapter, she called me again.

We got to work together all over again—and yes… every now and then, we still sing that song.

Because somewhere along the way, she stopped being just a client.

She became a friend.


That’s what National Real Estate Day means to me.

Not just contracts and closings.

But being there in the middle of life’s big moments—both the messy ones and the meaningful ones.

And I don’t take that lightly.

Hey Y’all,

I have a little confession… I might watch QVC more than I should 😄 And if you ask my husband, he’ll definitely back that up.

Lately I’ve been tuned in to Belle by Kim Gravel, and oh my goodness—they have the cutest clothes. But here’s what got me thinking…

They kept talking about clam diggers, pedal pushers, crop pants… and I finally caught myself wondering—aren’t these basically the same thing?

I mean, they’re all pants… just not all the way down, right?

But the more I listened, the more I realized there actually are differences. And if you don’t understand those differences, you might end up with something that doesn’t fit the way you expected.

And that’s when it hit me…

We do the exact same thing in real estate.


When “Pre-Qualified” and “Pre-Approved” Sound the Same… But Aren’t

One of the most common mix-ups I see with buyers is the difference between being pre-qualified and pre-approved.

And I get it—they sound almost identical. Kind of like all those different names for pants on QVC.

But just like those styles… they may sound similar, but they don’t fit the same when it really matters.


Pre-Qualified

This is usually the first step.

  • It’s based on a quick conversation about your finances
  • Often done online or over the phone
  • Not always verified with documentation

It’s a great starting point—but it’s more of an estimate than a guarantee.


Pre-Approved

This is where things get real.

  • Your income, assets, and credit have been reviewed
  • Documentation has been submitted
  • A lender has taken a deeper look at your financial picture

This tells sellers that you’re serious—and ready.


Why This Matters More Than You Think

Here’s where the difference really shows up…

  • A pre-qualified buyer can start looking
  • A pre-approved buyer is ready to make a strong offer

In today’s market, that difference can be the thing that sets you apart.

It can be the difference between:

Texas Housing Market Update – April 2026

 

Is the Texas Market Waking Back Up for Summer? I Believe It Is.

If you’ve been wondering what is happening in the Texas housing market right now, you are not alone. Between interest rates, headlines, and everyone’s cousin suddenly becoming a “market expert” online, it can feel hard to know what’s really going on.

But when you actually look at the numbers from the April 2026 Texas Housing Report, the market is telling a pretty interesting story… and honestly, I’m feeling very optimistic heading into summer.

The big headline?
Texas real estate is still moving.

The statewide median home price came in at $335,000, which is only down 0.7% compared to April 2025. In a state as large and diverse as Texas, that is actually a pretty stable number.

Meanwhile:

  • Active listings are up 4.6%
  • Closed sales are up 5.9%
  • Months of inventory sits at 5.2
  • Average total time from listing to closing is now 102 days

What does all of that mean in plain English?

It means buyers finally have more choices, sellers are still successfully selling homes, and the market is behaving more normally than the frenzy we saw a few years ago.

Honestly… this feels healthier.

For a while, buyers were exhausted from bidding wars, waived inspections, and homes disappearing before people could even schedule a showing. Sellers, on the other hand, got used to homes selling in a weekend with fifteen offers and somebody naming their firstborn after the seller just to win the house.

That market was never going to last forever.

Now we are settling into something much more balanced.

And personally? I think summer 2026 could end up being surprisingly strong.

Why?

Because there are still buyers who need homes. Families are preparing for summer moves before school starts. People are relocating to Texas every single day. Life events continue whether rates are perfect or not — marriages, divorces, babies, retirements, job changes, downsizing, upsizing, and that moment when somebody finally decides they cannot survive one more year sharing a bathroom with a teenager.

Texas continues to attract people because of opportunity, lifestyle, and variety. Whether someone wants a condo in the city, acreage in the country, a lake house retreat, or a neighborhood full of golf carts and pickleball courts, Texas has a place that fits.

One thing I’m watching closely is inventory. At 5.2 months, we are getting closer to a more balanced market. That means pricing strategy matters again. Preparation matters. Marketing matters. Negotiation skills matter.

In other words… having a knowledgeable agent matters more than ever.

We are no longer in the “stick a sign in the yard and wait 12 minutes” era.

The sellers winning right now are the ones who price correctly, present their homes well, and understand today’s buyers. And buyers who stay informed and prepared are finding opportunities they simply did not have two years ago.

So if you’ve been sitting on the fence wondering whether this summer could be your time to buy or sell, I would not count Texas out.

This market still has a lot of life in it.

And honestly, Texans tend to do a lot of things the same way we handle summer heat… we complain about it a little, keep going anyway, and somehow make it work.

Foodie Friday: National Coke Day, Coke Floats & a Little Nostalgia

Some Foodie Fridays just hit differently—and this one brings back a little memory, a little music, and a whole lot of nostalgia.

When I realized today is National Coke Day, I immediately knew I had to celebrate it. Because let’s be honest… Coca-Cola isn’t just a drink. It’s part of memories, summers, diners, backyard BBQs, and those “sit on the porch a little longer” kind of moments.

And somehow, it also made me think of one of my favorite throwback songs—“I Was Country When Country Wasn’t Cool” by Barbara Mandrell.

There’s a line in it that always makes me smile:

“I remember when no one was lookin’, I was puttin’ peanuts in my Coke.”

And I’ll admit it—I’ve always wondered how many people actually do that. (Spoiler: it’s pretty good. Salty, sweet, oddly addictive… worth trying at least once.)

National Coke Day is the perfect excuse to play around with all the nostalgic (and slightly indulgent) ways people enjoy it:

The first time I visited Grapevine, it wasn’t for a festival or a weekend getaway—it was to watch my husband’s band play at Willhoite’s Restaurant in Historic Downtown.

And let me tell you… I fell in love before the first set was over.

Today’s episode of The Bold and the Buyable is based on a true story—and while it may not be glamorous, it’s one you’ll definitely remember.

Because sometimes in real estate…
it’s not just about finding the perfect home.

Sometimes… it’s about what happens at 3:00 a.m.


A 3:00 A.M. Wake-Up Call

One of my clients recently had a night she will never forget.

At about 3:00 a.m., she woke up and felt something.
Half asleep, she tapped at it, thinking it was nothing.

But then she realized…

It was a bug.

She flipped on the light—and what she saw next turned her bedroom into something straight out of a crime show. By the time it was over, her headboard looked like an episode of Forensic Files.

Yes… we’re talking about bed bugs.

And let’s be honest…

It was a full-blown bedtime massacre.


The Plot Twist No One Saw Coming

Here’s where it gets interesting—and where this turns into a lesson.

They had already treated a guest room where the problem originally started.
