March 2026 Market Recap: Walden on Lake Conroe & Montgomery ISD

 Hey y’all!

Spring market is officially waking up, and if you’ve been wondering what’s really happening in Walden on Lake Conroe and Montgomery ISD, I’ve got you covered. Let’s break it down in a way that actually makes sense (and helps you make smart decisions).

🌊 Walden on Lake Conroe – What We’re Seeing

March brought some interesting shifts in Walden—and if I had to sum it up in one word? Opportunity.

  • Median Price: $340,000 ⬇️ 11.4%
  • Active Listings: ⬇️ 6%
  • Closed Sales: ⬆️ 22.7%
  • Days on Market: 97 days (longer than last year)
  • Months of Inventory: 7.1 months

👉 What This Means:

Prices have adjusted a bit, but homes are still selling—and at a higher rate than last year. That tells us buyers are active, but they’re being more selective.

With over 7 months of inventory, we’re leaning into a buyer-friendly market, but not a slow one. The homes that are priced right and show well? They’re the ones winning.

💡 My take: This is not the time to “test the market” with pricing. Strategy matters more than ever.

🎓 Montgomery ISD – The Bigger Picture

Now let’s zoom out and look at the broader Montgomery ISD market:

  • Median Price: $360,900 ⬆️ 3.3%
  • Active Listings: ⬆️ 27.3%
  • Closed Sales: ⬆️ 3.7%
  • Days on Market: 100 days
  • Months of Inventory: 7.2 months

👉 What This Means:

Inventory is up significantly—which gives buyers more choices—but prices are still holding steady overall.

This tells us:
✔️ Demand is still there
✔️ Buyers are taking their time
✔️ Pricing + presentation = everything

📊 Walden vs. Montgomery ISD – The Story

Here’s the real insight:

  • Walden saw a price correction, while Montgomery ISD overall is still slightly appreciating
  • Both markets have over 7 months of inventory
  • Homes are taking longer to sell, but they ARE selling

👉 Translation:
We’re in a balanced-to-buyer-leaning market, where strategy separates success from sitting.

💡 So…Should You Buy or Sell Right Now?

🏠 Buyers:

You’ve got options. More homes. More negotiating power. Less pressure.

But don’t wait too long—because the good homes? They’re still getting attention.

🏡 Sellers:

You can absolutely sell in this market—but you need:

  • Strategic pricing
  • Strong marketing
  • A local expert who knows Walden (hi 👋)

❤️ My Local Perspective

Living and working right here in Walden, I’m seeing firsthand what works—and what doesn’t.

It’s not just about listing a home anymore.
It’s about positioning it to win in THIS market.

Easy Picnic Ideas for Spring (No Sandwiches Required!)

🧺

Spring in Texas is the perfect time for a picnic…

Until it rains.
Or you run out of time.
Or life just gets busy.

But here’s the good news—you don’t need a perfect day or a big plan to enjoy a picnic.

You can keep it simple, light, and even take it anywhere—your backyard, your living room, or even your office.

If you’re like me and trying to cut back on carbs (or just want something a little lighter), here are a few easy ideas.

🍢 Skip the Sandwiches: Try Meat & Cheese Skewers

This is one of my favorite swaps.

Instead of sandwiches, make quick skewers with:

  • Cubed ham, turkey, or salami
  • Cheese cubes (cheddar, mozzarella, pepper jack)
  • Cherry tomatoes or grapes

They’re easy to prep, easy to eat, and no bread required.

🥒 A Healthier Crunch

Instead of chips, go for something fresh:

  • Cucumbers
  • Bell peppers
  • Snap peas

Add a small container of ranch or hummus, and you’re good to go.

🍓 Fresh Fruit (Always a Win)

Keep it simple and colorful:

  • Strawberries
  • Grapes
  • Blueberries

It’s refreshing, easy, and feels like spring.

🧀 “Adult Lunchable” Style

Throw everything into a container and you’ve got a no-stress picnic.

Honestly, sometimes the easiest meals are the best ones.

🌧️ No Time or Bad Weather? Picnic Anyway!

This might be my favorite part…

👉 Don’t have time for a full picnic?
👉 Got rained out?

Pack your lunch with these items, grab a cute gingham napkin, and you’ve got an instant “picnic anywhere” moment.

  • At your desk
  • In your car between appointments
  • On your back porch
  • Even on the living room floor

Same food. Same feeling. Way less pressure.

🏡 Real Estate Wrap-Up

Homes aren’t about perfection—they’re about the little moments.

A quick lunch on the patio.
An indoor picnic on a rainy day.
Time spent with family, even when life is busy.

That’s what makes a house feel like home.

And if you’re looking for a home where you can enjoy moments like this, I’d love to help.

Houston vs. Dallas-Fort Worth Real Estate Market – March 2026 Update

If you’ve been wondering what’s really happening in the Texas market right now—especially between Houston and DFW—you’re not alone.

As someone who works in both markets (and loves both for different reasons!), I can tell you…

👉 Spring 2026 is shaping up to be a strong and busy season.

Let’s break it down in a way that actually makes sense.

🌆 Dallas-Fort Worth Market – March 2026

Here’s what we’re seeing in DFW:

  • 💰 Median price: $385,000 (⬇️ 2.5%)
  • 🏠 Active listings: ⬆️ 3.6%
  • Closed sales: ⬆️ 4.8%
  • Days on market: ~71 days
  • 📦 Inventory: 4.0 months

👉 What This Means:

DFW is still very active.

Even with prices slightly down:

  • Homes are still selling
  • Buyers are still out there
  • Well-priced homes are moving

This tells us the market is adjusting—not declining.

🌆 Houston Area Market – March 2026

(Including The Woodlands, Montgomery & Lake Conroe)

  • 💰 Median price: $330,000 (⬇️ 1.8%)
  • 🏠 Active listings: ⬆️ 9.2%
  • Closed sales: ⬆️ 2.2%
  • Days on market: ~65 days
  • 📦 Inventory: 4.8 months

👉 What This Means:

Houston is feeling a little more balanced right now.

  • More inventory = more options for buyers
  • Slight price adjustment = opportunity
  • Homes still selling steadily

This is a market where strategy matters more than ever.

⚖️ Houston vs. DFW – The Real Difference

Let’s keep it simple:

🏙️ DFW:

✔️ Still fast-paced
✔️ Strong demand
✔️ Competitive in many areas

🌆 Houston Area:

✔️ More inventory
✔️ More negotiating room
✔️ Slightly slower pace (but still active)

🌸 Spring 2026: Buyers Are Blooming 🌼

Here’s what I’m seeing on the ground…

👉 Buyers are coming back into the market
👉 Sellers are getting ready to list
👉 Activity is picking up across both areas

And honestly?

I’m pretty excited about this season.

This is one of those markets where:

  • Buyers have more options
  • Sellers can still win with the right strategy

🏁 The Bottom Line

Both markets are:

✔️ Active
✔️ Healthier than last year
✔️ Moving toward balance

The biggest shift?

👉 You don’t want to “chase the market” anymore
👉 You want buyers chasing YOU (pricing matters!)

🏡 Thinking about making a move in 2026?

Texas Real Estate Market Update (March 2026): What Buyers & Sellers Need to Know

👉 Is now a good time to buy in Texas?

👉 Are home prices dropping?
👉 Is the market still competitive?

You’re not alone—these are some of the most searched real estate questions right now.

Let’s break down what’s really happening in the Texas housing market as of March 2026.

💰 Are Home Prices Going Up or Down in Texas?

The median home price in Texas is currently around $334,900, which is up about 1.2% compared to last year.

👉 Translation:
Prices are still increasing—but much more slowly than we’ve seen in past years.

This is actually a sign of a more balanced and stable market, which can be good for both buyers and sellers.

🏠 How Many Homes Are for Sale?

Inventory is up 7.4%, meaning there are more homes on the market than this time last year.

👉 What this means:

  • Buyers have more options
  • Sellers have more competition
  • Pricing strategy matters more than ever

⏳ How Long Are Homes Taking to Sell?

  • Average days on market: 78 days
  • Total time to close: about 110 days

That’s about a week longer than last year.

👉 Translation:

Homes are still selling—but not instantly.

This is where strategy (pricing, marketing, condition) really makes a difference.

📈 Are Interest Rates Affecting the Market?

While rates continue to play a role, what we’re seeing is:

  • Buyers adjusting expectations
  • Sellers needing to be more realistic
  • Fewer “bidding war” situations than before

🧭 Is It a Buyer’s or Seller’s Market?

Texas is currently sitting around 5 months of inventory (up from 4.7 last year).

👉 That puts us in a more balanced market.

  • Not heavily favoring sellers
  • Not fully favoring buyers
  • Strategy matters more than ever

🌸 What This Means for Spring 2026

Spring is when buyers start to “bloom” (😉 had to bring that back in), and activity picks up.

But here’s the key difference this year:

👉 Buyers are more selective
👉 Sellers need to price correctly from the start
👉 Homes that are well-prepared are winning

📍 A Quick Note About Texas Markets

Texas is a BIG state.

Markets can vary widely between areas like:

  • Dallas-Fort Worth
  • Houston
  • Montgomery
  • Lake Conroe

Some areas are still very competitive, while others are seeing more balance.

👉 That’s why local data matters.

🏁 The Bottom Line

The Texas real estate market in March 2026 is:

✔️ More balanced
✔️ Slightly slower
✔️ Still active
✔️ Very strategy-driven

Whether you’re buying or selling, success right now comes down to:
👉 Pricing
👉 Preparation
👉 Guidance

Foodie Friday: Spring Skillet Toss – One Recipe, Two Delicious Ways

Hey Y’all!

April just feels like a fresh start, doesn’t it? The weather is warming up, we’re opening windows, and suddenly those heavy winter meals just don’t sound quite as good.

This week’s Foodie Friday is all about keeping things light, easy, and flexible—because let’s be honest, sometimes you just want to use what you already have in the fridge and call it dinner.

Introducing your new go-to: The Spring Skillet Toss.
It’s quick, customizable, and can go creamy or stir-fry style depending on your mood.

🛒 What You’ll Need (Mix & Match!)

Protein (pick one):

  • Chicken (rotisserie works great!)
  • Pork
  • Beef
  • Shrimp
  • Or keep it veggie!

Vegetables (whatever you have!):

  • Broccoli
  • Bell peppers
  • Snap peas
  • Carrots
  • Zucchini
  • Mushrooms

Base Options:

  • Rice
  • Noodles
  • Or even cauliflower rice if you’re feeling extra healthy

🍳 Option 1: Light Creamy Skillet

If you’re craving something comforting—but not too heavy—this is your move.

Directions:

  1. Cook your protein in a large skillet with olive oil, garlic, salt & pepper.
  2. Toss in your veggies and cook until just tender (you still want that little crunch!).
  3. Add:
    • 1 can cream of chicken (or mushroom) soup
    • ½ cup milk or broth
  4. Stir and let it simmer for a few minutes until everything is coated and warmed through.
  5. Serve over rice or noodles.

💡 Tip: Add a squeeze of lemon at the end to brighten it up for spring!

🥢 Option 2: Quick Spring Stir Fry

Want something lighter and fresher? This version is fast and full of flavor.

Directions:

  1. Cook protein in a hot skillet or wok. Remove and set aside.
  2. Stir fry veggies in a little oil until crisp-tender.
  3. Add protein back in and toss with:
    • Soy sauce
    • Garlic
    • Ginger (optional)
    • A drizzle of honey or teriyaki sauce
  4. Serve over rice or noodles.

💡 Tip: Sprinkle with sesame seeds or green onions for a little extra flair.

❤️ Why I Love This Recipe

This is one of those meals that works whether you’ve planned dinner…or not. It’s forgiving, flexible, and perfect for busy spring evenings when you’d rather be outside than stuck in the kitchen.

Kind of like finding the right home—it doesn’t have to be complicated, it just has to work for you.

Life (and dinner) runs smoother when you’ve got the right space to make it all happen—whether that’s a big open kitchen or just a cozy place to gather at the end of the day.

If you’re thinking about making a move this spring, I’d love to help you find the perfect home with a story.

Why Location Matters More Than Ever in Today’s Real Estate Market

Why Location Matters More Than Ever in Today’s Real Estate Market

Hey Y’all!

If you’ve spent any time looking at homes lately, you may have noticed something that makes you do a double take…

How can two homes—same size, similar updates, same neighborhood—have a price difference of hundreds of thousands of dollars?

Let me give you a real-life example from right here around Lake Conroe.

You can have a beautiful home on the lake priced around $1.5 million…
…and then find a very similar home just two blocks away for $600,000.

Same community. Same vibe. Very different price.

So what’s going on?

📍 It’s All About Location (Now More Than Ever)

We’ve always heard “location, location, location”…but in today’s market, that phrase carries even more weight.

As the market shifts and begins to normalize, buyers are becoming more selective. They’re not just buying a home—they’re buying:

  • The view
  • The lifestyle
  • The convenience
  • The exact spot

And they’re willing to pay for it.

🌊 The “Lake Effect” Is Real

Living on the lake versus near the lake isn’t just a small upgrade—it’s a completely different lifestyle.

Waterfront homes offer:

  • Direct access to the water
  • Unobstructed views
  • Higher long-term demand

That’s why those homes come with a premium.

But here’s the thing…

Not everyone needs to be right on the water to enjoy the lifestyle.

💡 The Sweet Spot Buyers Are Starting to Notice

This is where it gets interesting—and where opportunity comes in.

Homes just a street or two away from premium locations can offer:

  • Similar square footage
  • Similar finishes
  • Access to the same community amenities

…but at a significantly lower price point.

For many buyers, that’s the “just right” option.

🤔 What This Means for Buyers

If you’ve been feeling priced out, you may not need to change what you’re looking for…just where you’re looking.

Sometimes the best move isn’t giving up your wish list—it’s adjusting your location by a block or two.

🏡 What This Means for Sellers

If your home has a premium location (like waterfront), this is your moment.

Buyers are placing a high value on location right now, and that can work strongly in your favor when pricing and marketing your home.

🌎 Real Estate Is Local… Especially in Texas

One thing I always tell my clients—Texas is BIG.

What’s happening in one area may look completely different in another.

Even within the same community, values can shift dramatically based on location…just like our lakefront example.

❤️ Final Thoughts

Whether you’re buying or selling, understanding how much location impacts value can make all the difference.

Sometimes the perfect home isn’t about changing your budget…
…it’s about finding the perfect home with a story in just the right spot.

Not Ready to Buy Yet? Here’s What to Know Before Renting a Home in Texas

Not everyone is ready to purchase a home—and that’s okay.

In my 15 years in real estate, I’ve worked with a lot of people looking to rent homes, and if you’ve never done it before, there are definitely a few things that can help make the process smoother.

Just keep in mind—this is based on my experience here in Texas, especially around areas like Montgomery and Lake Conroe.

📄 What It Takes to Apply for a Rental

Most people are surprised by how detailed the process can be.

Typically, you’ll need:

✔️ A completed application for everyone 18+
✔️ Application fee (usually $35–$75 per person)
✔️ Driver’s license copies
✔️ Recent pay stubs
✔️ Income around 3x the monthly rent

Landlords are usually looking for:

  • No evictions
  • Stable income
  • Decent credit

Once approved, you’ll need to submit your deposit quickly—often before signing the lease.

🏠 Not All Rentals Are the Same

This is something a lot of renters don’t realize…

Every landlord is different.

For example:

  • Some include a refrigerator… some don’t
  • Some include yard maintenance… others expect YOU to handle it
  • Some may even specify how often you need to water the yard

I’ve even seen situations where a refrigerator was included—but if it broke, the tenant was responsible for repairs.

👉 The key takeaway: Read your lease carefully.

📸 My #1 Tip: Take Pictures on Move-In Day

I cannot stress this enough.

When you move in:
📷 Take pictures of EVERYTHING
📝 Complete your property condition report
📩 Send it back within the required timeframe

This can save you:

  • Money
  • Stress
  • Disagreements when you move out

It’s one of the simplest things you can do—and one of the most important.

🔧 Repairs & Responsibilities

Once you move in, repairs aren’t just “call the landlord.”

Most leases will outline:

  • How to request repairs
  • What is considered an emergency
  • What the tenant is responsible for

Make sure you follow the process in your lease so you’re protected.

🛡️ Renters Insurance Is Usually Required

Most landlords will require renters insurance—and honestly, it’s a good idea anyway.

It protects your personal belongings and can give you peace of mind.

💡 One More Thing I Always Share

I give anyone looking to rent a simple lease process guide (because it can feel like a lot if you’ve never done it before).

Having someone walk you through the process can make all the difference.

🏁 The Bottom Line

Renting a home is a great option—but it’s not as simple as just picking a house and moving in.

Knowing what to expect ahead of time can save you a lot of headaches.

And having someone on your side to guide you through it? Even better.

📣 CTA

🏡 Thinking about renting and not sure where to start? I’d be happy to walk you through the process and share my lease guide with you.

Hidden Gem: Fredericksburg (And a Little Stop in Luckenbach)

Back in the mid-90s—around 1996—my husband and I decided we wanted a quick getaway that wasn’t too far from home.

We didn’t overthink it… we just got in the car and went exploring.

And that’s how we stumbled into the little town of Fredericksburg… and its equally charming cousin up the road, Luckenbach.

🛍️ A Town Full of Charm

From the moment we arrived, we knew we had found something special.

There were:

  • Candle shops
  • Little boutiques
  • Amazing German food (so good!)

And just an overall charm that made you want to slow down and stay awhile.

We also visited the National Museum of the Pacific War (also known as the Admiral Nimitz Museum), which was such an unexpected and interesting stop.

🍂 And Then… Oktoberfest

As luck would have it, we showed up during Oktoberfest.

Let me just say—we were VERY glad we found a room!

The energy, the music, the people… it was one of those trips you don’t forget.

🍷 Texas Wine Country? Yes, Really.

And here’s something a lot of people don’t realize…

Fredericksburg is right in the middle of Texas wine country.

Yes—wineries in Texas!

Over the years, it’s grown even more, but even back then, it had that relaxed, welcoming feel that made it such a fun place to explore.

🐶 A Trip We’ll Never Forget

And then… there’s the dog story.

We had our two dogs with us—Muttles and Maxwell—and they were being so good that we decided to sneak out for breakfast.

We left the TV on for them and headed out.

When we came back…

They were howling.

Not barking—howling.

Right along with the music from a church service we had left on.

I was mortified.

But no one complained… so I guess everyone just figured our little guys wanted to praise the Lord too. 😄

🏡 Why Places Like This Matter

Trips like this remind me why people fall in love with Texas.

It’s not just the big cities—it’s the small towns, the unexpected moments, and the memories you make along the way.

Fredericksburg is one of those places that just sticks with you.

📍 Thinking About Your Own Texas Getaway—or Move?

Whether you’re looking for a weekend escape or thinking about making a move somewhere with a little more charm and character, Texas has so many hidden gems just waiting to be discovered.

And if real estate is part of that journey, I’d love to help.

Foodie Friday: Easy Crawfish Creole for Good Friday

With Easter weekend here, a lot of people are keeping things a little lighter on Good Friday—and here in Texas, that’s the perfect excuse to bring out the seafood.

My husband LOVES crawfish this time of year, and one of his favorites is the Crawfish Creole from Monty’s Lighthouse in Montgomery.

Now, I’ll be honest… I had never made it myself. But I found a simple way to recreate that flavor at home—and it’s easier than you might think.

🦞 Easy Crawfish Creole (Beginner-Friendly!)

This is not fancy. This is real-life, doable, and delicious.

🛒 Ingredients:

  • 1 lb crawfish tails (peeled, Louisiana-style if you can find them)
  • 1 can diced tomatoes
  • 1 small onion (chopped)
  • 1 bell pepper (chopped)
  • 2 celery stalks (chopped)
  • 2 cloves garlic (minced)
  • 1–2 tsp Cajun seasoning
  • 1 cup chicken broth
  • 1 tbsp butter or oil
  • Cooked white rice

👩‍🍳 Directions:

  1. In a pan, sauté onion, bell pepper, and celery (the “holy trinity”) in butter or oil until soft.
  2. Add garlic and cook for about a minute.
  3. Stir in diced tomatoes, broth, and Cajun seasoning.
  4. Let it simmer for about 10–15 minutes.
  5. Add crawfish tails and cook another 5–7 minutes (don’t overcook).
  6. Serve over rice.

That’s it!

💡 Real-Life Tips

  • Taste before adding more seasoning—Cajun blends can vary
  • If you like a little kick, add hot sauce
  • This is even better the next day

🐣 Why This Works for Easter Weekend

It’s:
✔️ Light but filling
✔️ Easy to make
✔️ Perfect for Good Friday
✔️ Very “Texas spring”

And let’s be honest… anything with crawfish just feels right this time of year.

Rental Scams Are Real—And They’re Closer Than You Think

🚨

We talk a lot about buying and selling homes, but there’s another side of real estate that doesn’t get enough attention…

Rental scams.

And unfortunately, they’re happening more often—especially online.

In fact, I had this happen with one of my own listings.

😳 A Real Story (This One Hit Close to Home)

I once had a home listed for sale when the owner got a call from someone asking about renting it.

That was the first red flag… because the home was not for rent.

Come to find out, someone had taken my listing photos and created an ad pretending to be the owner.

The ad said something like:

  • “I’m moving to Hawaii”

  • “Don’t contact the agent”

  • “Just send a deposit if you want the home”

Thankfully, the person who saw the ad thought it sounded off and reached out directly.

Because yes… it was a scam.

And honestly? That’s usually the biggest clue.

👉 If it sounds too good to be true… it probably is.

🏠 How These Scams Work

Scammers are getting smarter.

They’ll often:

  • Copy real listing photos

  • Repost them online

  • Change the contact information

  • Pretend to be the owner or agent

Sometimes they’ll even target homes that are for sale and try to pass them off as rentals.

🚩 Red Flags to Watch For

If you or someone you know is looking to rent, here are some big warning signs:

❌ “Don’t contact the agent”
❌ Asking for money before you’ve seen the home
❌ Prices that seem way below market
❌ Requests for payment through gift cards, wire transfers, or apps
❌ A sense of urgency (“Send money now or you’ll lose it”)

Scammers rely on pressure and emotion.

💡 A Few Simple Ways to Protect Yourself

✔️ Always verify who you’re dealing with
✔️ Look up the property through public records
✔️ Work with a licensed real estate agent when possible
✔️ Never send money without confirming everything first
✔️ Trust your instincts—if something feels off, pause

Even something as simple as doing a quick search of the listing photos can help uncover a scam.

🏡 For Sellers—Yes, This Can Affect You Too

If your home is listed (or even vacant), it can be a target.

A few things you can do:

  • Check online for your listing photos

  • Consider adding a watermark

  • Keep an eye on vacant properties

  • Let your agent know if anything seems off

🏁 The Bottom Line

Rental scams are becoming more common—but the good news is they’re also preventable with a little awareness.

The key is to slow down, ask questions, and verify everything.

Because at the end of the day, protecting your home—and your money—matters.
