What to Ask Before You Hire a Real Estate Agent

Choosing the right real estate agent isn’t just about finding someone who can list your home or unlock doors. It’s about trust — and that comes from asking the right questions before you sign anything.

If you’re thinking about buying or selling in Montgomery, Lake Conroe, or DFW, here are the top questions that can help you find an agent who’s the perfect fit for you.

💬 1️⃣ How long have you been in real estate — and where?

Experience matters, but so does local experience. You want someone who knows the neighborhoods, market trends, and even the little things — like which areas have golf cart access or the best morning lake views.

(Answer hint: since 2011, serving both the DFW and Lake Conroe areas!)

💬 2️⃣ What’s your communication style?

A good agent should fit your style. Some clients want daily texts; others prefer weekly updates. The right match makes the whole process smoother.

💬 3️⃣ What’s your marketing plan?

For sellers, ask how your agent will make your home stand out. Professional photography? Targeted social media? Open houses? In today’s market, “posting it online” isn’t enough.

💬 4️⃣ What’s your track record?

Ask about past success stories — especially in your price range or community. A seasoned agent should be proud to share them.

💬 5️⃣ What’s your availability?

Real estate moves fast. You want someone responsive — not juggling too many listings to focus on yours.

💬 6️⃣ Will you be honest with me, even when it’s hard?

This is the big one. You deserve straight answers, realistic advice, and a partner who has your best interest at heart — always.

🌟 Jacque’s Take

When you find the right fit, you’ll know. Working with an agent should feel like a partnership — one built on trust, communication, and local know-how.

If you’re ready to start those conversations, I’d love to interview for the job.

3 Things to Do Before You Hire a Real Estate Agent

Thinking about buying or selling a home? 🏡 Before you start interviewing real estate agents, taking a few simple steps can save you time, stress, and confusion down the road. Here are 3 things to do before you hire a real estate agent:

1️⃣ Know Your Goals
Are you looking to sell quickly, get top dollar, or find a home in a specific neighborhood? Do you want a full-service agent or someone who can help you navigate tricky contracts? Knowing what you want upfront helps you find an agent who’s a perfect fit for your needs.

2️⃣ Get Your Finances in Order
If you’re buying, check your credit, save for a down payment, and get pre-approved for a mortgage. Sellers should review budgets for moving costs, repairs, or staging. Having your finances ready will make the process smoother and show agents that you’re serious.

3️⃣ Do Your Homework on Agents
Ask for referrals, read reviews, and check local experience. Make a list of potential agents and note what you like about each one. Being prepared with questions and research helps you feel confident when it’s time to interview and choose the right agent.

Pro Tip: Taking these steps first sets you up for a smoother experience and ensures you find an agent who truly understands your goals.

No matter the season, no matter the market—lots of joy in your journey! 🎉

Montgomery ISD Real Estate Market Update – September 2025

Montgomery ISD Real Estate Market Update – September 2025

Fall is here, and the Montgomery area housing market continues to balance out after a busy summer. Whether you’re in Walden, Grand Harbor, or one of the beautiful lakefront or golf course communities, buyers and sellers alike are finding opportunities in today’s market.

📊 Montgomery ISD Market Snapshot (September 2025)

  • Median Price: $350,000 (unchanged year-over-year)

  • Closed Sales: 111 (steady from last year)

  • Active Listings: 890 (▲ 33.6% YoY)

  • Months of Inventory: 7.5 (▲ 1.5 months YoY)

  • Median Price per Sq. Ft.: $170.70 (▼ 4.6% YoY)

  • Median Home Size: 2,252 sq. ft.

  • Median Year Built: 2006

  • Days on Market: 76 (11 days longer than last year)

  • Close-to-Original List Price: 92.7%

💬 What the Numbers Tell Us

Inventory is up, prices are steady, and homes are taking just a little longer to sell. That combination points to a market shift toward balance — a welcome change after several years of intense seller competition.

With 7.5 months of inventory, buyers now have options they simply didn’t have before. Homes are still moving, but it’s no longer a race to the finish line. Sellers are seeing strong interest when priced competitively and well-presented.

Even though the median price held at $350,000, the price per square foot dipped slightly. That often means buyers are getting a little more home for their money — especially in neighborhoods with larger lots or updated interiors.

🌅 Spotlight on Walden on Lake Conroe

Walden remains one of Montgomery’s most sought-after communities, and for good reason — it’s the perfect blend of lake life and resort-style amenities. Whether you’re looking for a condo near the marina, a golf course retreat, or a waterfront home, Walden offers a little something for everyone.

Inventory in the area has risen this fall, giving buyers more choices without losing that tight-knit neighborhood feel. Homes that show well and highlight Walden’s lifestyle — think golf carts, lake views, and evenings on the deck — continue to attract serious buyers.

🏠 Jacque’s Take

The Montgomery ISD market is steady and full of potential. Prices have leveled off, creating a sweet spot for buyers ready to take advantage of more inventory before the end of the year.

If you’ve been thinking about selling, now’s a great time to prepare your home so it’s ready for those motivated fall and winter buyers.

And if you’re hoping to move into a lake, golf, or school-focused community — Montgomery ISD has it all, and I’d love to help you find your perfect spot.

Houston vs. Dallas – September 2025 Real Estate Showdown

Texas’ two biggest metros are always compared — BBQ vs. brisket, Astros vs. Rangers, and now… housing markets! Both Houston and Dallas-Fort Worth saw more homes sell in September 2025, but the story behind the numbers shows how different these markets really are.

📊 Quick Stats

Metric Houston Metro Dallas–Fort Worth Metro
Median Price $327,000 ▼ 2.4% YoY $389,715 ▲ 0.0% YoY
Closed Sales 7,374 ▲ 4.7% YoY 7,666 ▲ 5.3% YoY
Active Listings 38,965 ▲ 29.1% YoY 35,465 ▲ 18.6% YoY
Months of Inventory 5.3 (▲ 1.0) 4.6 (▲ 0.6)
Days on Market 55 (+5 days YoY) 63 (+9 days YoY)
Median $/Sq Ft $160.10 ▼ 2.2% YoY $188.49 ▼ 3.5% YoY
Close / Original List 93.0% 93.7%
Median Home Size 2,080 sq ft 2,092 sq ft
Median Year Built 2008 2006

🏡 Market Overview

Both metros saw sales growth in September — proof that buyers are still active even with higher mortgage rates. But the type of activity varies:

  • Houston prices slipped 2.4%, yet sales rose 4.7%, showing strong buyer demand thanks to better affordability.

  • Dallas–Fort Worth held prices steady while boosting sales 5.3%. Despite that strength, homes are taking a bit longer to sell.

Inventory continues to build in both regions. Houston’s listings surged 29%, while DFW climbed 19% — giving buyers more breathing room and nudging both markets toward balance.

💲 Price Range Breakdown

Price Range Houston % of Sales Dallas % of Sales
<$100K 1.6% 0.5%
$100–199K 9.3% 4.5%
$200–299K 30.3% 20.7%
$300–399K 25.9% 27.2%
$400–499K 12.3% 16.9%
$500–749K 12.1% 18.8%
$750–999K 4.0% 6.1%
$1M + 4.6% 5.4%

👉 Houston remains more affordable overall, with over 40% of its homes under $300K. DFW’s sweet spot sits between $300K and $500K, reflecting the area’s higher median income and strong job market.

💬 Jacque’s Take

Both metros are performing well — but in slightly different ways.

  • Houston feels like a buyer’s market with energy, where slightly lower prices and more inventory are pulling people off the sidelines.

  • Dallas-Fort Worth is still showing steady strength, with prices holding firm and a strong mid-range market that refuses to cool off.

If you’re a buyer, both metros offer opportunity — but you’ll find more room to negotiate in Houston.
If you’re a seller, DFW continues to command solid prices if your home is well-prepared and priced right.

Either way, the Texas housing story in 2025 is all about balance.

What Buyers Say They Need Most

(And How It’s Shaping Our Montgomery / Walden Market)

Recently, Bank of America ran a survey asking prospective homebuyers: What would help you feel more confident about making a move? Not surprisingly, the top two answers were affordability—specifically home prices and mortgage rates.

Here’s how that’s playing out locally in Montgomery County, Walden on Lake Conroe, and why you don’t have to wait for “perfect conditions” to act.

1. Prices Are Moderating — Not Crashing

Nationally, home prices had been climbing at a breakneck pace for years. Now, experts are seeing a slowdown in that growth, a more normalized pace.

What this means for Montgomery / Walden:

  • Your home is less likely to be hit with steep competition from identical listings, so it can stand out more.
  • Buyers may feel less pressure, giving you breathing room with pricing strategy and negotiation.
  • You don’t have to overprice just to “get what you deserve.” Strategic pricing wins.

2. Mortgage Rates Easing (A Bit)

The survey also found that rates have come down from their recent peaks — though volatility remains. Even a small rate drop can change buyer budgets significantly.

What this means locally:

  • A buyer who thought they couldn’t afford homes near Lake Conroe might now qualify for something closer to their dreams.
  • If you’re financing, timing a rate dip might shave monthly payment amounts—not necessarily huge, but meaningful.
  • As a realtor, it’s part of my job to monitor these fluctuations so you know when it’s smart to list, show, or buy.

3. Affordability Is Still the Top Barrier

Even with moderating prices and rate improvements, affordability is still the #1 concern for buyers.

What to watch in our local market:

  • Inventory of mid-priced homes is especially valuable.
  • Homes that require too much immediate repair or renovation become tougher sells.
  • Smaller, well-maintained properties with modern finishes are in high demand.

4. Why This Matters for Montgomery / Walden Sellers & Buyers

  • For sellers: Don’t assume you missed “peak season.” Moderating conditions and rate movements open opportunities for motivated buyers.
  • For buyers: You don’t have to chase “lower prices” endlessly. A nice dip in rates + stable home values = a window for good decisions.
  • For both: Local market knowledge is everything. What’s true in Houston or Dallas may not apply here in Montgomery County, Walden, or on Lake Conroe.

5. My Take + Local Story

When my husband and I found Walden and fell in love with the lake lifestyle — part of it was believing that we could find balance: beauty, strong community, and a home that made sense long-term.

I believe that balance still exists. Even as national markets shift, here in Montgomery / Walden we’re not chasing trends — we’re building legacies. Because the right buyer is always out there for your home, and the right home is out there for the right buyer.

Living on Lake Conroe:

What You Should Know Before Buying a Waterfront Home

There’s something special about waking up to the sound of gentle waves and the sparkle of sunlight over Lake Conroe. Whether you dream of mornings on the water or evenings on the patio watching the sunset, living lakefront is more than a view — it’s a lifestyle.

But before you dive in, there are a few things to know about buying a waterfront home in Montgomery or Walden on Lake Conroe.

💧 Understand the Waterfront Details

Not all waterfront homes are the same. Some are right on open water with wide views, while others are tucked into quiet coves — both have their charm! But you’ll want to ask:

  • What’s the water depth like at the bulkhead or dock?

  • Is the property bulkheaded (protected from erosion)?

  • Can you add or modify a boat slip or lift?

Local agents familiar with Lake Conroe (🙋‍♀️) know which properties allow certain improvements and what the county or HOA may require for permits.

🛶 Lake Conroe Lifestyle

Living here means your weekends can include fishing, boating, paddleboarding, or just enjoying a glass of wine with a sunset view. Communities like Walden on Lake Conroe make it even better with amenities like the golf course, yacht club, tennis and pickleball courts, and community events that bring neighbors together.

The Walden HOA does a great job maintaining common areas, marinas, and amenities, helping preserve both property values and that resort-style feel that makes the neighborhood so special.

🏠 Insurance & Maintenance

Waterfront homes need a bit more TLC. You’ll want to make sure your insurance covers wind, flood, and water-related risks (even if flood insurance isn’t required, it’s often a smart choice). Routine maintenance — like checking bulkheads, docks, and exterior finishes — helps protect your investment.

💡 Tip: Think Year-Round

Unlike some lake areas that quiet down in winter, Lake Conroe stays active all year. With restaurants, marinas, and events nearby, plus an easy drive to The Woodlands or Conroe, you’ll always have something to do close to home.

❤️ My Take

When my husband and I discovered Walden, it wasn’t just the lake views that caught our hearts — it was the community. There’s a sense of peace and belonging here that’s hard to describe until you experience it.

If you’ve been dreaming about a waterfront home, Lake Conroe might just be your perfect match.

Selling Your Home in the Fall:

Why Montgomery, TX is Still a Hot Market

When most people think about real estate, they picture summer as the busiest season. It’s true—families often plan their moves around the school year, and warm weather makes house hunting easier. But here’s the secret: fall is one of the best times to sell your home in Montgomery, TX.

Why Fall Works for Sellers

  • Less Competition – Summer might bring more buyers, but it also brings more listings. When fall rolls around, there are usually fewer homes on the market, which means yours stands out more.

  • Serious Buyers – Those still looking in October and November aren’t just browsing. They’re motivated—maybe relocating for work, wanting to settle before the holidays, or moving closer to family.

  • Texas is Year-Round – With the highest number of people moving to Texas, our market doesn’t really slow down. There’s always someone looking for the perfect home near Lake Conroe, Walden, or Montgomery.

Matching Buyers and Sellers

As I often tell my clients: there’s always someone who needs to move. Maybe it’s a first-time buyer ready to settle down, a family relocating to Montgomery ISD, or retirees searching for a lakefront lifestyle. My job is to connect your home with their dream.

Local Advantage in Montgomery & Walden

  • Lake Conroe Lifestyle: Buyers are drawn to the water, golf courses, and resort-style living in Walden.

  • Community Appeal: Montgomery’s small-town charm mixed with modern amenities keeps demand steady.

  • Year-Round Relocations: Between corporate transfers, retirees, and new residents moving in, the buyer pool stays strong—even when the leaves start falling.

Thinking of Selling?

If you’re considering putting your home on the market, don’t wait until spring. The fall season offers motivated buyers and less competition. With the right marketing, staging, and pricing strategy, your home can shine right now.
