Foundation Issues?

You’re a homeowner—or maybe you’re in the process of buying a home—and you notice a crack. Is it small? Is it big? Is it a sign of something serious? Unless you’re a structural engineer, it can be hard to know whether a crack is cosmetic or a sign of foundation issues. So, what do you do next?

✅ Step 1: Consider Hiring a Structural Engineer

A licensed structural engineer can evaluate the situation and provide you with a written report outlining what’s going on and what needs to be done. This is the most definitive way to understand the scope of any foundation concerns.

💰 Step 2: On a Budget? Start with Foundation Companies

If hiring an engineer isn’t in the budget right now, ask your real estate agent for recommendations. Choose at least two reputable foundation companies to come out and inspect your home. In my experience, these evaluations are often free.

Once you’ve spoken with the companies, you can decide whether to consult a structural engineer before moving forward.

🚰 Step 3: Don’t Forget Plumbing

Sometimes what looks like a foundation issue is actually plumbing-related. Here’s the important part: plumbing issues may be covered by your homeowner’s insurance. That’s why it’s smart to talk to your insurance agent first before doing any foundation work.

📝 Step 4: If You Move Forward with Repairs

  • Make sure the company provides a warranty (but remember—it’s only valid as long as they stay in business).

  • Request a structural engineer’s report verifying the work.

  • Get a passed plumbing test to confirm your pipes are still in good shape.

  • Keep all paperwork together where you can easily find it. You’ll need it if a warranty claim arises or when you decide to sell your home.

🏡 Final Thoughts

Foundation issues sound scary, but they’re manageable if you take the right steps. Start with trusted professionals, get more than one opinion, and don’t skip the paperwork. That way, whether you’re staying put or planning to sell, you’ll have peace of mind (and documents in hand!).

And remember—if you’re buying or selling and have questions about foundations or anything else home-related, I’m here to help guide you through the process.

Foodie Friday: Caramel Apple Nachos – A Sweet Fall Treat

Fall is officially here, and that means it’s apple season! Whether you pick them up at the local Montgomery Farmers Market on Saturday mornings or go the extra mile to find apples straight from the orchard, apples are the perfect way to bring autumn into your kitchen.

This week’s Foodie Friday recipe is quick, easy, and perfect for sharing—Caramel Apple Nachos. Think of it as a fun twist on caramel apples, but without the sticky mess!

🍏 Ingredients:

  • 3–4 crisp apples (Honeycrisp or Granny Smith are great!)

  • ¼ cup caramel sauce (store-bought or homemade)

  • ¼ cup chocolate sauce (optional, but delicious)

  • ¼ cup chopped nuts (pecans, peanuts, or walnuts)

  • 2 tbsp mini chocolate chips

  • A sprinkle of sea salt (optional, for that sweet-salty combo)

🍏 Directions:

  1. Slice the apples thinly and arrange them on a large plate or platter.

  2. Drizzle caramel sauce evenly across the slices.

  3. Add chocolate sauce if you’d like an extra sweet touch.

  4. Sprinkle on nuts and mini chocolate chips.

  5. Finish with a tiny pinch of sea salt for balance.

  6. Serve immediately and enjoy!

This recipe is perfect for a family movie night, after-school snack, or even a light dessert when you’re entertaining.

🍏 Where to Find “Right Off the Tree” Apples

Want to go beyond the grocery store? While apple orchards are a little harder to find in Southeast Texas, there are still some fun options:

  • P-6 Farms (Montgomery) – Famous for their fall festival fun and “apple blasters,” and occasionally fresh seasonal produce.

  • Neal’s Berry Farm (Waller) – Known more for berries, figs, and grapes, but worth a call to see what’s fresh.

  • Love Creek Orchards (Medina, TX) – A true Texas apple orchard in the Hill Country. Perfect for a day trip if you’re craving a real orchard experience.

  • Effurd Orchards (East Texas) – Another option for fresh fruit picking, though a bit of a drive.

Always call ahead to confirm U-Pick availability—Texas apple season can be short!

🏡 Real Estate Twist

Just like apples come in so many varieties, homes do too—and there’s a perfect one for everyone. Some people love the crisp freshness of a Granny Smith, while others prefer the sweetness of a Honeycrisp. The same goes for real estate: whether you’re looking for cozy and traditional or modern and bold, the right fit is out there.

If you’re ready to start your home search (or thinking about selling), I’d love to help you find that “just right” match. 🍎✨

Live Music Around Montgomery & Walden on Lake Conroe

If you love a good evening out with live music, Montgomery and Walden on Lake Conroe have you covered. Whether it’s an acoustic set at a local spot or a lakeside concert, there are plenty of places close to home where you can unwind, grab a drink, and enjoy the sounds of talented musicians.

But before I dive into the best live music spots, let me share a little story…

About three years ago, my husband’s band—Barefoot Nation—was playing in Plantersville. We decided to make a weekend of it and rented a cute condo right on Lake Conroe. That night, we had dinner at the Walden Yacht Club with live music playing in the background. I remember sitting there, looking out over the water, and thinking: “This is the life.” By the end of the weekend, I had already found us a home in Walden. We never wanted to leave—and we haven’t!

That’s the power of live music + lake life. It can turn a weekend getaway into a forever home.

🍷 Cork This Tap That (Montgomery)

This cozy spot in downtown Montgomery has quickly become a local favorite. Not only do they have a wide selection of wine and craft beer, but the food is fantastic, too. Their steak night—grilled outside—is so good and pairs perfectly with their weekend live music. It’s relaxed, welcoming, and family-friendly, making it the perfect spot to spend an evening.

🎶 Walden Yacht Club

This one will always have a special place in my heart. The Walden Yacht Club frequently hosts events featuring bands or solo performers. And let’s be honest—the view is to die for! Sitting outside with music, dinner, and a Lake Conroe sunset is an experience you’ll never forget.

🍺 Margaritaville Lake Conroe

Right on the lake, Margaritaville brings those fun Jimmy Buffett vibes we all love. With live entertainment at their restaurants, lounges, and sometimes poolside, it feels like you’re on vacation without leaving home.

🎤 The Corner Pub (Downtown Conroe)

Just a short drive away, The Corner Pub in downtown Conroe is a local institution for live music. From open mic nights to touring acts, it’s a great option when you’re craving something with a little more variety.

👉 For me, live music isn’t just entertainment—it’s part of the reason I fell in love with Walden and Montgomery. Whether it’s a steak night at Cork This Tap That, a lakeside dinner at the Yacht Club, or catching a show at Margaritaville, music is woven into the rhythm of life here. And of course, anytime Barefoot Nation plays, I’m front row cheering them on. 🎶

Fall Festivals Around Montgomery & Lake Conroe

Fall Festivals Around Montgomery & Lake Conroe

One of the best things about living in Montgomery is the way our small-town charm really comes alive in the fall. The air cools down (just a little), the leaves begin to change, and weekends are filled with pumpkin patches, craft fairs, and festivals that bring the community together. Here are some of my favorite fall happenings close to home:

🎃 P-6 Farms Fall Festival (Montgomery)

P-6 Farms is a local favorite, and for good reason—it’s everything you want in a fall festival. From their huge pumpkin patch to the corn maze, hayrides, farm animals, and carnival-style rides, there’s something for every age. Don’t even get me started on the food—you’ll find everything from kettle corn to fresh lemonade. It’s the perfect spot for family photos, too (you’ll see lots of locals in their fall flannels snapping pictures in the pumpkin patch).  Opening Sept 27th - https://www.p-6farms.com/

🍂 Fall Fest Market (Magnolia Event Center)

Just a short drive from Montgomery, this market-style festival brings together vendors, artisans, and live entertainment. It’s a great place to shop for handmade goods, pick up a few fall decorations, and enjoy a true community event. Think of it as a mix between a farmers market and a craft fair—lots of fun energy!

🛶 Walden Community Events

One of the things I love about living in Walden is that the community itself celebrates the seasons. From smaller markets to fall-themed gatherings at the Walden Yacht Club, there’s always something going on. There’s just something magical about sipping cider with neighbors while the lake sparkles in the background—it feels like a postcard version of fall.

🍁 Fall Festival at Dewberry Farm

September 13 – November 9, 2025 – Fall Festival at Dewberry Farm – Smile and say “pumpkins!” Bring the whole family to Dewberry Farm this Fall to enjoy a day filled with fun, pumpkins, great food, friendly animals, and over 40 rides & attractions! https://www.dewberryfarm.com/fall-festival

The Top 4 Things Every Homebuyer Should Do to Protect Against Wire Fraud

Wire fraud in real estate is one of the fastest-growing threats to buyers and sellers today. Criminals have learned how to slip into the closing process, tricking people into wiring money to fraudulent accounts.

According to the FBI, losses tied to real estate wire fraud skyrocketed from just $9 million in 2015 to more than $446 million in 2022. On average, victims lose over $100,000 each time. Nearly 1 in 20 buyers and sellers report being affected — with first-time buyers being three times more likely to fall victim.

The good news? You can protect yourself with awareness and a few simple steps.

Be WireSafe: 4 Steps to Protect Yourself

To help our clients avoid scams, we use the WireSafe program. Follow these four steps every time you’re wiring funds in a real estate transaction:

1. CALL, DON’T EMAIL

Always confirm wiring instructions by phone before sending money. Use the phone number listed on your closing agent’s official website or business card. Never trust numbers from emails — they may belong to scammers.

2. BE SUSPICIOUS

Title companies rarely change wiring instructions. If you get a last-minute email saying the bank account has changed, treat it as a red flag.

3. CONFIRM EVERYTHING

Ask your bank to double-check the account number and account name before sending funds.

4. VERIFY IMMEDIATELY

After you wire money, call your closing agent right away to confirm they received it. If something went wrong, quick action can make all the difference.

Remember: inquire before you wire. Be WireSafe.

Why Wire Fraud Matters in Real Estate

  • Big losses: Victims often lose their entire down payment or closing funds.
  • Email is the weapon: Scammers hack or spoof email addresses to look legitimate.
  • Recovery is rare: Once money is sent, it’s often gone for good.

FAQs About Wire Fraud in Real Estate

1. How common is wire fraud in home sales?
Nearly 1 in 4 consumers are targeted with fraud attempts during closing, and about 1 in 20 fall victim.

2. Who is most at risk?
First-time buyers and older adults (55+) are most vulnerable.

3. What should I do if I think I’ve been targeted?
Call your bank immediately, notify your closing agent, and file a report with the FBI’s Internet Crime Complaint Center (IC3).

Final Thoughts

Wire fraud is real, and homebuyers and sellers are the biggest targets. But with the right precautions, you can protect your hard-earned money. Following the WireSafe steps will keep you safer during closing — and give you peace of mind.

If you’re buying or selling and want a trusted real estate professional to guide you safely through the process, I’d love to help. Together, we’ll make sure you’re not only finding the perfect home with a story, but doing it securely.

Instructions:

  1. Mix & Base: Combine graham cracker crumbs with melted butter and press into the bottoms of small cups or jars.
  2. Layer It Up: Spoon apple pie filling over the crumb base.

Montgomery ISD Real Estate Market Update –

August 2025

The Montgomery Independent School District (MISD) housing market is showing some big shifts this year. Whether you’re buying, selling, or just keeping an eye on the neighborhood, here’s what you need to know from the latest August 2025 stats.

📊 Key Market Highlights (August 2025)

  • Median Price: $425,000 (▲19.8% YoY)

  • Closed Sales: 156 homes (▲39.3% YoY)

  • Active Listings: 895 homes (▲37.1% YoY)

  • Months of Inventory: 7.6 months (▲1.8 YoY)

  • Median Price per Sq Ft: $170.86 (▼8.6% YoY)

  • Median Home Size: 2,421 sq ft

  • Median Year Built: 2014

  • Close-to-List Price Ratio: 92%

🏡 What This Means for Buyers

  • More Options: With nearly 900 active listings and inventory up 37%, buyers have more homes to choose from than last year.

  • Room to Negotiate: Homes are selling at 92% of list price on average, meaning there’s space for negotiations.

  • More Time: Average days on market rose to 72 days (17 days longer than last year), so you don’t have to rush like in past competitive markets.

💰 What This Means for Sellers

  • Prices Are Up: Median home price jumped nearly 20% year-over-year — a huge win for homeowners considering selling.

  • Longer Wait Times: With higher inventory and longer market times, sellers should expect homes to take a bit more effort and strategy to sell.

  • Presentation & Pricing Matter: Buyers have more leverage, so proper staging and realistic pricing are key to standing out.

🔎 Market Takeaway

The Montgomery ISD market is moving toward balance. Prices are strong, but buyers finally have more selection and negotiating power. Sellers still benefit from appreciation but should prepare for longer timelines and be flexible.
