Real Estate Language Decoded: 10 Common Phrases Texas REALTORS® Use and What They Really Mean

Real estate professionals use certain phrases every day that seem simple enough—until you're buying or selling a home and suddenly realize everyone around you is speaking a different language.

Whether you're a first-time buyer or a seasoned homeowner, understanding these common real estate phrases can help you navigate the Texas home buying and selling process with confidence.

1. Under Contract

A buyer and seller have agreed to terms and signed a contract.

However, inspections, financing, appraisal, and other contingencies may still need to be satisfied.

What it really means: The home isn't sold yet, but it's on its way.

2. Pending

Many buyers believe pending means sold.

In reality, a pending transaction is generally much further along than a home that is simply under contract. Major contingencies such as inspections, option period negotiations, financing issues, and other contract requirements have typically been addressed.

However, the transaction is not complete until closing documents are signed and the sale is funded.

What it really means: The finish line is in sight, but the race isn't over yet.

3. Multiple Offers

This means more than one buyer has submitted an offer.

What it really means: Competition exists for the property.

4. Highest and Best

The seller is asking buyers to submit their strongest offer terms.

What it really means: Present your best overall package because there may not be another opportunity to negotiate.

5. As-Is

This is one of the most misunderstood phrases in Texas real estate.

Many buyers hear "As-Is" and assume they cannot ask for repairs. That's not necessarily true.

Most Texas contracts are written "As-Is." Buyers often purchase an option period that allows them to inspect the property and negotiate repairs, credits, or other concessions.

Sometimes buyers and sellers even agree to specific repairs before the contract begins. For example, a buyer may love a home but request that a particular wall or feature be repainted before closing. If both parties agree, that repair or update can be written directly into the contract.

An "As-Is" contract generally means the seller is not obligated to make repairs unless they specifically agree to do so.

What it really means: The property is being sold in its current condition unless the buyer and seller negotiate something different.

6. Seller Concessions

Seller concessions are funds the seller contributes toward a buyer's closing costs or allowable expenses.

What it really means: The seller is helping reduce some of the buyer's upfront costs.

7. Price Improvement

This may be the most creative phrase in real estate.

What it really means: The seller reduced the price.

8. Motivated Seller

This phrase can mean many things.

What it really means: The seller may be more willing to consider offers or negotiate terms.

9. Move-In Ready

This term is highly subjective.

What it really means: One buyer's dream home may be another buyer's remodeling project.

10. Property Tax Appraisal vs. Real Estate Appraisal

These are not the same thing.

A property tax appraisal is used by the appraisal district to determine taxes.

A real estate appraisal is completed by a licensed appraiser to estimate market value for a lender and transaction.

What it really means: The value used for taxes and the value used to support a sale are often very different numbers.

Final Thoughts

One of the most important jobs a REALTOR® has is helping buyers and sellers understand the process—not just the paperwork.

10 Real Estate Abbreviations Every Texas Home Buyer and Seller Should Know

Confused by MLS, CMA, HOA, FHA, or PMI? Learn the most common real estate abbreviations Texas home buyers and sellers need to know before buying or selling a home.

 

If you've ever sat down with a real estate agent and felt like they were speaking a completely different language, you're not alone.

As a REALTOR® serving Montgomery, Lake Conroe, DFW, and beyond, I'm around real estate terminology every day. In fact, I sometimes catch myself using abbreviations and industry jargon without realizing it. Every now and then I'll explain something to a client and notice a blank expression on their face. That's my reminder to slow down and make sure I'm communicating clearly instead of assuming everyone knows what I mean.

One of my favorite real estate stories is about a seller who interviewed two agents. After making their decision, they called the agent they didn't choose and said, "We decided to go with the other agent because they're going to put our home on the MLS."

The funny part? Both agents would have listed the home on the MLS!

That's a perfect example of how confusing real estate terminology can be. Whether you're buying a home in Montgomery, Lake Conroe, DFW, or anywhere else in Texas, understanding these common abbreviations can make the process much less intimidating.

1. MLS – Multiple Listing Service

The MLS is the database real estate professionals use to share information about homes for sale.

In plain English: Think of the MLS as the master catalog of homes for sale.

2. CMA – Comparative Market Analysis

A CMA compares your home to similar properties that have recently sold, are currently for sale, or failed to sell.

In plain English: It's your home's report card compared to similar homes nearby.

3. HOA – Homeowners Association

An HOA manages neighborhood amenities and helps maintain community standards.

In plain English: The organization that oversees the neighborhood's shared spaces and rules.

4. DOM – Days on Market

DOM refers to the number of days a property has been actively listed for sale.

In plain English: How long a home has been available for purchase.

5. FHA – Federal Housing Administration Loan

An FHA loan is a government-backed mortgage program that can help buyers qualify with lower down payment requirements.

In plain English: A loan program designed to make homeownership more accessible.

6. VA – Veterans Affairs Loan

VA loans are available to eligible veterans, active-duty service members, and certain surviving spouses.

In plain English: A home loan benefit earned through military service.

7. USDA – United States Department of Agriculture Loan

USDA loans help qualified buyers purchase homes in eligible rural and suburban areas.

In plain English: A loan program that may allow little or no down payment in qualifying areas.

8. PMI – Private Mortgage Insurance

PMI is often required when a buyer puts down less than 20% on a conventional loan.

In plain English: Additional insurance that protects the lender, not the homeowner.

9. PITI – Principal, Interest, Taxes, and Insurance

PITI represents the four primary components of a monthly mortgage payment.

In plain English: Your complete monthly housing payment.

10. LTV – Loan-to-Value Ratio

LTV compares the amount borrowed to the home's value.

In plain English: The percentage of the home's value being financed.

Final Thoughts

If it feels like more people are moving to Texas than ever before, you're not imagining it.

For years, Texas has attracted new residents from across the country, and recent migration reports show the trend is continuing. Businesses are expanding, families are relocating, and communities throughout the state are experiencing significant growth.

As a REALTOR® serving Montgomery, Lake Conroe, DFW, and beyond, I regularly work with people who are moving within Texas as well as those relocating from other states. While every family's situation is unique, there are several reasons I hear time and time again for why people are choosing the Lone Star State.

My Top 3 Favorite: BBQ Spots in Montgomery, TX

 

Looking for the best BBQ in Montgomery TX? Discover three local favorites for brisket, sausage, smoked chicken, and authentic Texas barbecue near Lake Conroe

If you've spent any time in Texas, you know barbecue isn't just a meal—it's part of our culture. Whether it's brisket, sausage, smoked chicken, or ribs, Texans take their BBQ seriously.

Since moving to Montgomery and making Lake Conroe home, my husband and I have enjoyed exploring the local food scene. While we don't always agree on which BBQ restaurant is the absolute best, we definitely agree that Montgomery has some fantastic options.

These aren't necessarily ranked from first to third because, let's be honest, that can change depending on what you're craving! These are simply three BBQ restaurants that we enjoy visiting again and again.

Rudy's "Country Store" and Bar-B-Q

Rudy's is one of my personal favorites when I'm craving great Texas barbecue. Their brisket is consistently tender, the smoked chicken is flavorful, and the sausage always hits the spot.

One of my favorite things about Rudy's may surprise some people—it's the potato salad. I know it sounds a little unusual, but I love adding a little BBQ sauce to my potato salad. If you've never tried it, don't knock it until you do!

Another reason I love Rudy's is their Saturday specials. The prime rib and tenderloin are absolutely worth checking out and offer a nice change of pace while still delivering that delicious smoky flavor.

McKenzie's Barbeque & Burgers

Their brisket has that classic smoky flavor that BBQ lovers appreciate, and their homemade sides are the perfect complement to any meal. It's also a great option when you're dining with a group since they offer burgers and other menu items for those who may not be in a barbecue mood.

Whether you're grabbing lunch after a day on Lake Conroe or meeting friends for dinner, McKenzie's is always a solid choice.

Vernon's Kuntry Bar-B-Q

If you ask my husband where to get BBQ in Montgomery, Vernon's will probably be his answer every time.

One thing many people don't realize is that the BBQ restaurant and the famous catfish restaurant are actually across the street from each other. While the catfish location gets plenty of attention, don't overlook the smaller BBQ restaurant. It's full of character, local charm, and the kind of personality that makes you feel right at home.

The food is excellent, the atmosphere is uniquely Montgomery, and it's one of those places that reminds you why supporting local businesses matters.

Foodie Friday – Burger Season Has Officially Entered the Chat

 

May 28 gives us National Hamburger Day and National Veggie Burger Day… which feels like Texas giving us permission to immediately fire up the grill.

And honestly? I’m here for it.

I’m going to be honest… I’m a burger purist.

Give me a bun, mayo, ketchup, a little Dijon mustard, pickles, and a rare burger with the flavor of actual beef, and I am happy. That’s it. No towers. No stacks. No “let’s see how many things we can physically balance on one bun.”

And I’ll just say this…
If I order a burger and I can’t get it rare and with less stuff and more burger, I look at my family and they know we might be leaving. 😄

Not everyone is team rare burger like me, and that’s okay. So tell me… what does your perfect burger look like?

Veggie burgers have come a long way, and there are some really solid options out there now for anyone skipping the beef. Same goes for a good grilled chicken sandwich — lettuce, tomato, pickles… simple, fresh, and perfect for a Texas evening outside.

Texas backyard grilling season just hits different — especially here in DFW and around Lake Conroe. Everybody shows up with their own “perfect order,” and somehow it all works.

Honestly, grilling season always reminds me of real estate — everybody’s version of “perfect” looks a little different, and that’s the fun part.

Kind of like home searching… the magic is finding the place that just fits your life.

Last week I shared a few things no one really tells you about buying a lake house—and if you missed it, one of the biggest surprises?

Because one of the first (and most important) decisions you’ll make is this:

Are you looking for a full-time lake home… or a weekend escape?

And trust me—this choice matters more than you might think.

Living on (or near) the lake every day?

It’s a lifestyle a lot of people dream about—and yes, it really is that peaceful.

Morning coffee with a view.
Evening walks by the water.
And that feeling of being just a little more relaxed, every single day.

But with full-time living, you’ll also want to think about:

  • Your daily routine (commute, errands, etc.)
  • Schools (if that applies)
  • How often you’ll actually use the lake

That lake-view condo I mentioned in my last post?

For the right buyer, something like that could also work as a short-term rental when you’re not using it.

So instead of sitting empty… it could actually help offset some of your costs.

Frisco, Texas:

One of the Fastest Growing Cities in Texas

Back in 1984, when I first moved to Denton from Waco, I honestly don’t even remember hearing the word Frisco. Back then, Plano was still a “baby bump” compared to what North Texas would eventually become, and watching cities like Plano, Frisco, McKinney, and Prosper grow over the last 40 years has been pretty incredible.

Occasionally I meet people who think living in a suburb is boring — just house after house with no personality. And I’m not sure they really know North Texas.

Because the truth is, each city here has its own identity, its own rhythm, its own personality. They all weave together like a wonderful tapestry — full of opportunity, connection, and places where you can truly build the lifestyle you want.

That’s especially true in Frisco.

Fifteen years ago, Frisco was already growing quickly, but it still felt more like an up-and-coming suburb north of Dallas. Today, it has become one of the most talked about cities in Texas — a true destination for families, businesses, sports, entertainment, and investors alike.

A huge part of that growth came with the expansion of the Dallas North Tollway, which opened up easy access to Dallas, Fort Worth, Denton, and the entire North Texas corridor. What once felt like “out there” suddenly became connected to everything.

Today, Frisco is home to major developments like The Star, the headquarters and training facility of the Dallas Cowboys, as well as the incredible PGA Frisco development. Sports fans also enjoy catching games with the Frisco RoughRiders or spending time at the Comerica Center for hockey, concerts, and year-round events.

And then there’s the food scene — which has completely transformed over the years. Longtime favorites like Babe's Chicken Dinner House and Hacienda Ranch helped put Frisco on the map early on, while newer spots continue to raise the bar. One of my personal favorites is EG Steak — a must-visit if you love a great steakhouse experience.

Frisco also has a vibrant and growing live music scene that a lot of people don’t always realize exists. My husband is actually playing tonight at a newer venue near the soccer fields, and it’s a perfect example of what Frisco has become — great food, live music, families out enjoying the evening, and a real sense of community without ever having to head into downtown Dallas.

From a real estate perspective, Frisco and the surrounding North Texas market continue to attract steady demand driven by strong schools, employment growth, and ongoing development. Even as the area expands, well-located homes and investment properties remain highly sought after.

I actually see this firsthand with clients.

Last November, I worked with a gentleman who found me through my Dave Ramsey referral page. He was calling from California and only had a few days in Texas with a clear goal — to purchase an investment property in North Texas.

We toured about 40 homes while he was here. He narrowed it down to three, we wrote offers, and he ultimately purchased one. Today, that property is already leased and producing income for him.

What stood out most wasn’t just the transaction — it was how focused he was. Even after seeing that many homes, he knew exactly what he wanted in terms of location, value, and long-term return. And like many out-of-state buyers, he quickly realized something important: the same level of value simply doesn’t exist in California markets anymore. By the end of his trip, he had also fallen in love with North Texas.

As a real estate agent, I’ve worked with families relocating from all over Texas and across the country, and one thing I truly value is the people I get to work with. Every client brings a different perspective, different priorities, and different goals. And if I’m honest, I probably learn just as much from them as they do from me. That’s one of the reasons I still love doing this after all these years.

Investors also continue to look at Frisco Texas real estate and the broader North Texas region because of its consistent demand, strong job growth, and ongoing expansion. Even now, new communities, entertainment districts, and commercial development continue pushing the region forward.

Frisco’s story still feels like it’s being written. And after watching North Texas grow for the last four decades, it’s exciting to see what comes next.

Memorial Day: More Than the Start of Summer

 

As a bona fide Army brat, Memorial Day has always meant something a little different to me.

Growing up on and around military bases, Memorial Day weekend wasn’t just about cookouts, lake days, or the unofficial start of summer. It was a time of remembrance. We attended ceremonies honoring fallen soldiers. Flags lined the roads. Families gathered quietly at memorials and cemeteries. There was a deep understanding that this day existed because brave men and women gave everything for our country.

Over the years, I’ve noticed fewer people talking about the true meaning behind Memorial Day. Somewhere along the way, the holiday has slowly shifted into backyard barbecues, mattress sales, and long weekends. While there’s nothing wrong with enjoying time with family and friends, I think it’s important that we don’t lose sight of why this day exists in the first place.

Memorial Day is about remembering those who made the ultimate sacrifice in service to the United States. It’s about honoring the military members who never made it home to their families. The freedoms we enjoy every day were paid for by generations of Americans willing to lay down their lives for this country.

This year feels especially meaningful as our nation approaches its 250th anniversary. Two hundred and fifty years of freedom did not come without sacrifice. Memorial Day reminds us that liberty has always come at a cost, and there are families across this country who continue to carry that loss every single day.

One tradition I hope more Americans will embrace is the National Moment of Remembrance. Established by Congress, it asks Americans wherever they are to pause for one minute at 3:00 p.m. local time on Memorial Day to remember those who died in military service to the United States.

Just one minute.

One minute to stop the noise.
One minute to reflect.
One minute to honor the fallen.

This Memorial Day, enjoy your family gatherings, your time at the lake, and the beginning of summer — but also take a moment to remember the heroes who made those freedoms possible.

To all of the Gold Star families and those remembering loved ones this weekend, we honor and remember with you.

 

And from one Army brat who grew up understanding the importance of this day — thank you to those who gave everything for our country.

I know somewhere there’s probably a Realtor handbook that says we’re all supposed to casually sip wine while discussing interest rates, kitchen islands, and “natural lighting.” But honestly? Most wines I’ve tried taste more like sour grapes than something I’d voluntarily drink.

Now grape juice? THAT I can get behind.

Still, I WANT to like wine. It looks classy. It looks sophisticated. And after visiting Fredericksburg years ago and seeing just how many wineries Texas actually has, I realized wine culture here is kind of a big deal. Texas is actually one of the top wine-producing states in the country, with wine trails stretching across the Hill Country and beyond.

And let me tell you… Fredericksburg winery country is beautiful.

Between the rolling hills, tasting rooms, patios, live music, charcuterie boards, and people confidently describing “hints of oak,” it almost convinced me I was a wine person. Almost.

Places like Fredericksburg Wine Road 290 have become huge destinations for weekend getaways, girls trips, anniversaries, and couples escaping Houston or Dallas for the weekend. Wineries throughout Fredericksburg and the Texas Hill Country continue gaining national attention for both wine and hospitality experiences.

One winery people love visiting in the Fredericksburg area is Signor Vineyards, known for its beautiful grounds, tastings, and Texas wine country atmosphere.

And honestly, we’ve got some fun wine spots much closer to home too.

Here near Montgomery and Plantersville, people enjoy spending weekends at places like:

  • Bernhardt Winery
  • DeepRoots Vineyards
  • Threshold Vineyards

Whether you’re into live music, wine tastings, relaxing patios, or just looking for a fun Texas weekend outing, these wineries have become part of the local lifestyle around Lake Conroe and Montgomery County.

Now back to my personal wine struggle…

I think I may simply need “wine for beginners.”
Maybe I’m a Moscato person.
Maybe sweet Riesling.
Maybe sangria.
Maybe something frozen with fruit in it that barely counts as wine.

Because every time someone says:
“This red has earthy notes…”

my brain hears:
“Congratulations, this grape tastes like mulch.”

So I’m officially asking for help from all the wine lovers out there.

What’s the BEST sweet wine for someone who:

  • likes sweet drinks
  • wants smooth wine for beginners
  • prefers grape juice over dry wine
  • and doesn’t want their face to immediately squinch up after the first sip?

The Highest Offer Doesn’t Always Win (And That surprises People Every Time)

The highest offer does NOT always win.

In fact, sometimes the “highest” offer is actually the weakest one in the room.

And that usually surprises buyers.

Because on paper, real estate feels simple:
highest price = best offer.

But in real life? Sellers are looking at something very different.


It’s not always what you offer… it’s what you don’t

Sometimes a strong offer is about what you leave OUT.

Let’s say a buyer offers $490,000 on a $500,000 home.

But they keep it clean:

  • No seller concessions
  • No survey paid by the seller
  • No extra requests

If the buyer is financing, now the home only has to appraise for $490,000.

Simple. Clean. Predictable.

That matters more than people think.


Now let’s flip it

Another buyer offers $510,000.

Sounds stronger, right?

But then they ask for $15,000 in concessions for closing costs or other expenses.

Now the seller is really netting closer to $495,000.

And here’s the bigger issue:

Now the home has to appraise closer to $510,000 for the deal to hold together.

So yes — the offer is higher on paper…

but the structure can actually make it riskier for the seller.


Sellers don’t just look at price — they look at stress

When sellers are reviewing offers, they are quietly thinking:

  • Is this deal actually going to close?
  • Am I going to get into inspection negotiations later?
  • Is this buyer going to come back asking for more?
  • Is this going to be smooth… or stressful?

Because once a home goes under contract, what they want most is certainty.

Not surprises.


And yes — buyer type matters more than people realize

Sellers don’t always choose the highest offer when it comes from an investor.

Not because investors are bad buyers — they’re not.

But sellers know investors are typically looking at the deal differently:

  • rental income
  • resale profit
  • long-term return

And that can make sellers wonder what happens next.

They start asking themselves:

  • Will this turn into repair requests after inspection?
  • Will we be renegotiating everything under pressure?
  • Is this going to become a back-and-forth deal?

Even a strong offer can feel uncertain if it feels like it might shift later.


The lender letter matters more than most buyers realize

From a listing agent’s perspective, one of the first things I look at is the lender letter.

And there’s a big difference between:

Pre-qualification

  • often based on information entered online
  • not always fully verified

Pre-approval

  • income, credit, and assets reviewed
  • more serious buyer commitment

And yes — that difference can absolutely impact how a seller views an offer.


The real truth about competitive offers

A competitive offer is not just about price.

It’s about:

  • structure
  • certainty
  • net to the seller
  • likelihood of closing
  • and how clean the path to closing feels

Sometimes a slightly lower offer wins simply because it feels like it will actually make it to the finish line without drama.


Bottom line

The highest offer doesn’t always win.

The strongest offer is the one that gives the seller the most confidence that:

“This is going to close smoothly.”

Because sellers don’t deposit “offer price” into their bank account.

They deposit what actually closes.
