Labor Day in Texas:

 History, Fun, and Staying Safe

Labor Day isn’t just the unofficial end of summer — it’s a celebration of the American workforce. First recognized as a federal holiday in 1894, it was created to honor the contributions and achievements of workers across the country.

In Texas, Labor Day often means long weekends at the lake, road trips, backyard barbecues, and enjoying those last hot days before fall finally rolls in. With over 7,000 lakes and 80,000 miles of roads in our state, there’s no shortage of places to celebrate.

But here’s the important part — let’s make sure we all get through the weekend safely:

  • On the highways: Buckle up, slow down, and avoid distractions.

  • On the lakes: Wear your life jacket, watch your surroundings, and keep an eye on the weather.

  • Everywhere: Alcohol and driving never mix — whether you’re behind the wheel of a car or the helm of a boat.

So this Labor Day, enjoy the sunshine, the food, and the company of friends and family — and let’s make sure we all return to work on Tuesday with nothing but good memories.

Wishing you a safe and happy Labor Day from Jacque — serving Montgomery, Lake Conroe, DFW & beyond.

Bryan/College Station:

Twin Cities, Aggie Spirit, and a Touch of Baylor Banter

When you talk about Bryan and College Station, you can’t help but think of them as “twin cities.” They’re separate in history and style, but so closely connected that you rarely mention one without the other. Together they form Aggieland, a hub of education, culture, and Texas pride.

And yes, this Baylor grad will admit — we may not play Texas A&M nearly as often now that they’re in the SEC, but we’ll always be… well, let’s call it frenemies.

Two Cities, One Story

Bryan came first, with roots stretching back to the mid-1800s. It grew up as a railroad town with a charming downtown that’s now filled with historic buildings, art galleries, and restaurants.

College Station developed later, growing around the Agricultural and Mechanical College of Texas (now Texas A&M University). Over time, the cities expanded toward one another until the only thing separating them was a street sign.

Today, Bryan/College Station is home to more than 275,000 residents and continues to be one of the fastest-growing areas in Texas.

College Station – Aggie Energy

College Station is the life of the party thanks to Texas A&M University. You’ll find a steady hum of activity — from Aggie football at Kyle Field (home of the famous 12th Man) to Midnight Yell practice the night before a game. It’s also a hub for research, innovation, and new businesses, drawing talent from all over the world.

Bryan – Historic Charm

Just a short drive away, Bryan offers a completely different vibe. Its revitalized downtown blends historic architecture with trendy shops, local breweries, and farm-to-table dining. Lake Bryan gives residents a chance to fish, boat, and enjoy sunsets over the water, while First Friday events keep the community calendar full.

Housing in Bryan/College Station

Homebuyers here get the best of both worlds — new neighborhoods in College Station with community amenities, and historic homes or established neighborhoods in Bryan. Median home prices hover in the low-to-mid $260Ks, but the variety is wide, from charming cottages to luxury estates.

Living the Good Life

Between the parks, the museums, the live music, and the food scene, Bryan/College Station delivers a high quality of life. It’s also well-positioned in the Texas Triangle — about equidistant from Houston and Austin, with an easy drive to Dallas.

And yes, Waco is just over an hour away… unless it’s football season and the Bears have beaten the Aggies, in which case that drive can feel like forever.

Baylor vs. A&M – The Frenemy Factor

We may not see each other as often since A&M joined the SEC, but the Battle of the Brazos memories run deep. There’s still that mutual mix of respect, rivalry, and the occasional good-natured jab. Whether you’re wearing green and gold or maroon and white, one thing’s for sure — both schools know how to show up with Texas-sized pride.

Why Bryan/College Station Might Be Your Next Home

  • Strong Economy: Education, healthcare, and research drive growth.

  • Community Spirit: Friendly neighborhoods, local events, and a welcoming atmosphere.

  • Options for Everyone: Whether you want a historic home or something brand new, you’ll find it here.

Final Word from This Baylor Bear
Whether you’re an Aggie, a Bear, or somewhere in between, Bryan/College Station has a way of winning you over. If you’re ready to find a home in this dynamic pair of cities, I’d love to help you make the move — frenemy status optional.

Beat the Texas Heat: How to Keep Your Home Cool & Comfortable (Without Breaking the Bank)

If you live in Texas, you know the drill — summer means those brutal, sizzling dog days when the temperature feels like it’s competing with the surface of the sun. When it hits 100+ degrees, your home better be ready to keep you cool and comfortable. But staying chill doesn’t have to mean a sky-high electric bill or expensive upgrades.

Here’s how to beat the Texas heat this summer and save money while doing it — whether you’re buying, selling, or just surviving the season.

1. Use Ceiling Fans to Your Advantage

Ceiling fans are an energy-efficient way to keep air moving and make your space feel cooler. Just remember to set them to spin counterclockwise in summer — this pushes cool air down and creates a refreshing breeze without actually lowering the temperature. Fans use way less electricity than your AC and can help you raise your thermostat a few degrees without discomfort.

2. Upgrade Window Treatments

Texas sun means strong UV rays that heat up your home fast. Installing reflective or blackout curtains, solar shades, or even window film can dramatically reduce heat gain. Plus, these treatments protect your furniture from fading and keep your rooms feeling pleasant all day long.

3. Keep Your HVAC in Top Shape

Your AC unit is your best friend during these scorchers. Make sure you’re changing filters regularly, scheduling routine maintenance, and sealing any leaks in ductwork or around windows and doors. A well-maintained system runs more efficiently, saves energy, and keeps your home cooler for less.

4. Insulation Isn’t Just for Winter

Good insulation slows heat transfer into your home, making it easier to maintain a comfortable temperature inside. If you’re buying a home or selling, pay attention to insulation quality—it’s a huge selling point in Texas for saving on cooling costs.

5. Get Creative with Cooling Tricks

Sometimes, old-school Texas style beats technology. Swap out hot coffee for a tall glass of iced tea or lemonade. Keep curtains closed during peak afternoon sun. Use light-colored linens and cotton clothing to stay cool. And of course, always have a cold pitcher of water nearby!

Real Estate Heat Tip:

If you’re selling your home this summer, highlight your cooling features in your listing. Buyers notice energy-efficient windows, recent HVAC upgrades, ceiling fans, and shaded outdoor spaces. These details can set your home apart on a hot Texas day!

The Dog Days of Summer Are Real, But So Are the Solutions

No one wants to spend their summer wilting indoors or staring at a massive electric bill. With a few smart changes and a little Texas know-how, your home can stay a cool, welcoming oasis—even when the thermometer climbs.

Ready to find your perfect home with all the right cooling features? Or sell your current one for top dollar this summer? Let’s chat!

Keep It Comfortable: Why Temperature Matters When Selling Your Texas Home

In Texas, we like to say we have two seasons: summer and a couple of random cold fronts. Whether it’s 102° in August or 42° in January, one thing’s certain — comfort sells.

If your home is on the market, making sure it’s a comfortable temperature isn’t just about being nice to buyers. It can actually make the difference between them saying, “This feels like home” or, “Let’s get out of here — I’m melting!”

First Impressions Start at the Front Door

Picture this: a potential buyer walks in from the blazing Texas sun. If your air conditioner is running and the air feels cool and fresh, they relax. Their mind shifts from, “I’m too hot” to “I can picture living here.”

The same goes for those rare chilly days we get — a warm, cozy house makes people want to linger, not rush back to their car.

A Real-Life Example: The 100-Degree Deal Breaker

One reason bank-owned properties often take longer to sell is that they’re usually empty, with no utilities and no comfort. Early in my career, I showed a home that had been sitting for a while. When we opened the door, it was about 100 degrees inside — and even hotter upstairs.

My client went up the stairs, glanced around from the landing, and immediately came right back down and out the front door. That home was an instant no. The layout, size, and price didn’t matter — the discomfort overpowered everything else.

Comfort = Connection

When buyers are comfortable, they slow down. They look longer at your kitchen finishes, notice the natural light in the living room, and appreciate the size of the closets. If they’re uncomfortably hot or shivering, they’ll be more focused on escaping than imagining themselves living there.

Utilities Aren’t Optional During a Sale

Here’s the practical side: in most Texas real estate contracts, utilities must remain on for inspections, appraisals, and final walk-throughs. Without them, inspectors can’t check HVAC systems, water heaters, electrical panels, or plumbing fixtures. That could delay your sale — or worse, cause a buyer to walk away.

The Texas Heat Factor (and a Little Cold, Too)

  • Summer: A hot, stuffy house can make buyers wonder if the AC even works — not a thought you want in their minds.
  • Winter: Sure, we only get a handful of cold days, but a chilly house feels neglected and less inviting.

It’s an Investment That Pays Off

Yes, keeping your AC or heat running during showings can add a little to your utility bill. But consider it part of your home’s marketing budget. A comfortable buyer is more likely to make a comfortable offer.

Final Word
Selling a home in Texas means selling an experience — and comfort is part of that experience. Keep those utilities on, keep the temperature buyer-friendly, and you’ll make a better impression (and likely a better deal).

When you’re ready to list your home, I can help you get it market-ready in every way — from staging tips to making sure your AC is working overtime in the summer.

Foodie Friday: Back-to-School Quick & Easy Dinner Kids Can Help Make

Back-to-school season is here, which means busy afternoons, homework piles, and the temptation to swing through the drive-thru. But tonight, we’re skipping the fast food in favor of something cheaper, healthier, and more fun—a dinner the whole family can help make!

Mini Sheet Pan Pizzas 🍕

Why we love it:

  • Quick (20 minutes or less!)
  • Easy clean-up
  • Kids can personalize their toppings
  • Budget-friendly & healthier than takeout

Ingredients:

  • Whole wheat pita bread (or mini naan)
  • Pizza sauce
  • Shredded mozzarella cheese
  • Toppings of choice: sliced peppers, mushrooms, olives, diced ham, pepperoni, pineapple, spinach, etc.

Instructions: Oven Method

  1. Preheat oven to 400°F.
  2. Place pita bread on a baking sheet lined with parchment paper.
  3. Spread each with pizza sauce—let the kids help with spoons or silicone brushes.
  4. Sprinkle with cheese.
  5. Add toppings (pro tip: set out bowls of toppings and let kids “shop” for theirs).
  6. Bake 8–10 minutes until cheese is melted and bubbly.
  7. Slice & serve with a tossed salad or fresh fruit for a balanced meal.

Instructions: Air Fryer Method

  1. Assemble pita/naan pizzas with sauce, cheese, and toppings as above.
  2. Preheat air fryer to 375°F (if required).
  3. Place pizzas in a single layer in the basket—you may need to do batches depending on size.
  4. Air fry 5–7 minutes until cheese melts and edges are crispy.
  5. Let cool 1–2 minutes before serving—they come out hot!
  6. Serve with a tossed salad or fresh fruit to add balance and color.

Texas Tip:
For smaller air fryers or quicker cooking, try “street taco size” tortillas instead of pita—they cook fast and keep your kitchen cool.

Why This Works on Busy School Nights

Not only does this save you money compared to fast food, but it also turns dinner into quality family time. You’ll spend less time in the car line and more time laughing together at the table.

Real Estate Tie-In:
Just like building your own pizza, buying or selling a home should fit your taste, needs, and style. I’m here to help you customize the process so it’s just right for you—no cookie-cutter approach here!

How Many Homes Is Too Many in One Day?

When you’re house-hunting, it’s tempting to think, “Let’s see as many as possible today so we don’t miss anything!” But here’s the truth: there’s a point where too many homes in one day can turn your dream search into a blur.

Before long, the home with the amazing kitchen starts blending with the one that had the giant backyard… and wait — which one had the blue front door?

The Case for Quality Over Quantity

When buyers try to pack too many showings into one day, the details get jumbled and decision fatigue sets in. You also miss out on exploring what really matters — the neighborhood, nearby schools, and the commute to work (or your favorite coffee shop).

And let’s be real — here in Texas, jumping in and out of an air-conditioned car into homes that may or may not have working AC can leave you feeling wilted faster than a potted plant in August. Sometimes, less is more — and a lot cooler.

Open Houses Can Help

If time allows, visiting open houses in between scheduled showings can be a great way to explore. They’re low-pressure, you can wander at your own pace, and sometimes you stumble on a home you hadn’t considered. Plus, it’s an easy way to get to know different neighborhoods without cramming your schedule.

When Time is Tight

Sometimes, the clock is ticking — maybe you’re relocating or the market is moving fast. If you only have a short window to find a home:

  • Focus on your must-haves first — location, layout, and key features.

  • Keep notes (and snap a few quick photos) so you remember which home had that dream kitchen or the perfect backyard for your dog.

  • Eliminate quickly — if it’s not a contender, move on so you can focus your time and energy on the real possibilities.

Finding Your “Just Right” Number

There’s no magic formula, but most buyers do best with 4–6 thoughtfully chosen homes in a single day. It’s enough to compare options without overwhelming your memory — or your stamina.

Whether you’re taking your time or working with a tight deadline, the goal is the same: finding the home where you can picture yourself living, not just visiting.

If you’re ready to start your search — at a pace that makes sense for you — let’s talk. I’ll help you zero in on the best matches so every showing counts.

5 Questions You Should Ask When Interviewing an Agent to Sell Your Home

When you interview an agent, they’ll likely ask your motivation for selling—but here’s a twist: ask them what their #1 goal is in listing your home.

For me, it’s simple: helping my clients meet their goals. Sometimes, during the process, we discover that selling isn’t actually the best choice to reach those long-term goals.

A few weeks ago, a past client called ready to put their home on the market. But as we talked through their plans, we realized selling right now didn’t make sense for where they wanted to be in the future. Instead of rushing into a listing, we created a plan to revisit the idea later—saving them stress, money, and a move they might have regretted.

That’s the kind of conversation you want to have before you sign a listing agreement. According to the National Association of REALTORS®, over 80% of home sellers hire the first agent they talk to. While that might work out sometimes, it can also mean you’re missing out on finding the best fit for your situation.

Here are five smart questions to ask before choosing the agent who will represent your home.

1. How Will You Market My Home?

Selling a home takes more than a yard sign. Ask about their full marketing plan—professional photography, online exposure, social media campaigns, open houses, email marketing, and neighborhood outreach. The more exposure your home gets, the more qualified buyers you’ll reach.

Pro Tip: Ask to see examples of past listings so you can get a feel for their style and effectiveness.

2. What’s Your Experience in My Neighborhood or Price Range?

Real estate is hyper-local. An agent who knows your area can better price your home, highlight the right features, and speak to buyers about the lifestyle your neighborhood offers.

Pro Tip: Ask for recent sales they’ve handled that are similar to your home—both in location and price.

3. How Will You Help Me Prepare My Home for Sale?

A good agent doesn’t just list your home—they help you get it ready for the market. This could include staging tips, decluttering suggestions, and recommendations for repairs or updates. Some agents even provide vendor contacts to make the process smoother.

4. How Do You Handle Communication?

Nothing is more frustrating than feeling left in the dark. Ask how often you can expect updates and what method they use—calls, texts, or emails. Consistent communication keeps you confident and informed throughout the process.

5. What’s Your Negotiation Strategy?

From multiple offers to tricky repair requests, negotiations can make or break your sale. A skilled negotiator will protect your bottom line and help you get the best possible terms. Ask for examples of how they’ve navigated challenging deals in the past.

Why These Questions Matter

With 80% of sellers hiring the first agent they meet, it’s easy to choose quickly—but slowing down and asking the right questions can save you time, money, and stress. The right agent will always focus on your goals, even if that means advising you not to sell right now.

Bottom line: Selling your home is a partnership. Choose someone who listens, communicates, and keeps your best interests at the heart of every decision.

Open Houses: Why They Can Be Your Friend

(Whether You’re Buying, Selling, or Selling Homes for a Living)

Open houses sometimes get a bad rap — people think they’re only for “looky-loos” or nosy neighbors. But truth be told, open houses can be a friend to everyone involved: buyers, sellers, and agents alike. And yes, sometimes they even come with fresh-baked cookies.

For Buyers: A Low-Pressure Way to Find Your Next Home

If you’re house-hunting, an open house lets you wander through a home at your own pace, without the formal “appointment” feel. You can:

  • See the space in person (photos never tell the whole story).

  • Ask questions in real time.

  • Picture how you’d use each room.

One of my favorite moments? At my very first open house — just a few doors down from where I lived — I baked cookies. The first visitor walked in, smelled them, and said, “You must be new!” That quick chat turned into my very first client. You never know what doors an open house will open for you — literally and figuratively.

For Sellers: It’s All About First Impressions

Your open house is your home’s big debut — and first impressions stick. The goal is to make potential buyers feel welcome and able to picture themselves living there.

That’s why things like clean counters, tidy rooms, and pleasant scents matter. I’ve walked into homes with 15 plug-in air fresheners, each one battling the next for dominance — not the “wow” factor we want. I’ve also seen open houses with dirty dishes, clothes strewn everywhere, and a smoke alarm chirping like a persistent cricket. Those things distract from your home’s best features.

The flip side? I’ve had open houses where someone wandered in, fell in love with the home, and made an offer that day. Those moments are the definition of win-win-win.

For Agents: Networking, Marketing, and Community Presence

An open house isn’t just a chance to sell one home — it’s a chance to connect with potential buyers, sellers, and even future neighbors. You can:

  • Show off your marketing style.

  • Build trust in the neighborhood.

  • Meet people in a relaxed, friendly environment.

My first open house taught me that it’s about connection as much as it is about the home. Whether it’s answering a quick question, sharing a laugh, or helping someone envision their future in the space — open houses are relationship builders.

The Win-Win-Win Factor

When done right:

  • Buyers find homes they love.

  • Sellers get more exposure (and sometimes offers on the spot).

  • Agents build relationships that last long after closing.

Whether you’re thinking about buying, selling, or just want to see what’s out there, an open house can be the perfect place to start. And if you’re ready to host one for your home or want to know which open houses are worth visiting — I’m just a call away.

3. Quesadilla Triangles

Make a few cheese or chicken quesadillas in the morning or the night before, slice into triangles, and pop into a lunchbox with salsa for dipping.

🌯 Add corn, beans, or avocado for a fun Tex-Mex twist.

4. Mini Bagel Sandwiches

Perfectly kid-sized and easy to mix and match:

  • Turkey + cheddar

5. Leftover Remix

Turn last night's dinner into today’s lunch:

♻️ Less waste, more yum!

Pack It Up Like a Pro:
