The Texas real estate market continues to shift, with more homes hitting the

 market and buyers taking a bit more time to make decisions. If you're wondering how things are going in Houston and Dallas specifically, here's your quick and clear snapshot!


📊 Statewide Market at a Glance

  • Median Price: $340,000 ▼ 1.5% YoY

  • Closed Sales: 31,512 ▲ 3.7% YoY

  • Active Listings: 159,441 ▲ 28.3% YoY

  • Inventory: 5.8 months ▲ 1.2 YoY

  • Median Price/Sq Ft: $175.59 ▼ 1.8% YoY

Texas continues to lean toward a more balanced market, with inventory and listings rising statewide and prices softening slightly. Buyers have more options than last year—and they’re taking a little more time to make a move.

 

 


📍 Dallas-Fort Worth-Arlington Market

  • Median Price: $400,000 ⬌ Flat YoY

  • Closed Sales: 8,821 ▲ 5.0% YoY

The DFW market is seeing a healthy increase in inventory and closed sales, even though prices have stabilized. With homes spending 55 days on market, buyers are carefully weighing their options.

Texas Senate Bill 17 (2025):

 What It Means for Foreign Ownership of Real Estate

On May 31, 2025, the 89th Texas Legislature passed Senate Bill 17 (SB 17) — a major change that could reshape how and by whom real estate is bought in Texas. Governor Greg Abbott signed it into law on June 20, and it will officially go into effect on September 1, 2025.

Here’s what you need to know — especially if you're buying, selling, or working in real estate in Texas.


🧾 What Is SB 17 (2025)?

Texas Senate Bill 17 (2025) restricts ownership of Texas real estate by foreign individuals, businesses, and governments associated with certain countries deemed a risk to national security.

The bill is a response to concerns over foreign entities buying land near critical infrastructure, military bases, or in large quantities across the state.


🌍 Who Does This Law Affect?

The law specifically targets individuals, companies, or government entities tied to countries on a restricted list (based on state and federal determinations). As of August 2025, this list includes:

  • China
  • Iran
  • North Korea
  • Russia

These nations are considered by state lawmakers to pose national security concerns if their citizens or affiliates own land in sensitive areas or in bulk.

However, legal permanent residents (green card holders), U.S. citizens of any origin, and certain visa holders are not affected by this restriction.


🚫 What Types of Properties Are Restricted?

SB 17 focuses on:

  • Agricultural land
  • Property near military bases
  • Property near critical infrastructure (power grids, water supply, etc.)

However, there’s growing concern (and confusion) about how broadly the restrictions might eventually be interpreted or enforced. Right now, residential and commercial real estate in most urban and suburban areas is NOT directly restricted, unless otherwise specified in future rulings.


👮‍♂️ Who Will Enforce This Law?

The enforcement responsibility will fall to the Texas Attorney General’s Office, in coordination with:

  • The Texas Department of Public Safety (DPS)
  • The Texas Real Estate Commission (TREC) (in advisory or compliance contexts)
  • Possibly title companies, who may be tasked with verifying certain ownership conditions

Expect guidance to evolve as implementation begins on September 1, 2025.


🏡 What Does This Mean for Buyers and Sellers?

🔍 Buyers

If you're a foreign national, you’ll need to confirm whether your country of origin is on the restricted list and what type of property you're trying to buy. If you’re from a restricted country, you may not be eligible to purchase some types of land.

🧾 Sellers

If you're selling agricultural or rural land — especially near military bases or utilities — you may be required to confirm the buyer's eligibility before closing.

💼 Agents and Brokers

Real estate professionals are being advised to proceed cautiously and avoid advising clients on legal interpretations of SB 17. Instead, we’re encouraged to:

  • Refer legal questions to attorneys
  • Stay updated on guidance from TREC and TAR
  • Keep communication neutral and factual

The backpacks are packed, the alarms are set, and the crosswalks are filling up—yep, it's that time of year again! Whether your kids are heading back to school or your neighborhood is suddenly buzzing with buses and carpool lines, it’s a great time to focus on safety.

🚸 School Zone & Driver Safety

Let’s start with the roads:

  • Slow down in school zones and be alert for crossing guards and pedestrians.

  • Put the phone away. No text or call is worth a child’s life.

  • Watch for buses. Never pass a bus with its stop sign extended—those flashing lights mean children are loading or unloading.

💡 Real estate tip: Living near a great school can be a real selling point—but it also means adjusting to school traffic. If you’re thinking about a move, I can help you weigh the pros and cons.

🎒 Backpack Smarts

Today’s students are practically mini weightlifters. Here’s how to protect growing backs:

  • A backpack should weigh no more than 10–15% of your child’s body weight.

  • Choose wide, padded straps and encourage kids to wear both straps (no cool one-shoulder slinging!).

  • Packs with chest or waist straps help distribute weight more evenly.

Foodie Friday: Back-to-School Breakfast Muffins

Let's  Make Mornings Easier

Let’s be honest… the first week of school hits like a freight train. Alarms are back. Schedules are tight. And nobody has time to make breakfast from scratch every morning.

But what if you could whip up something warm, hearty, kid-approved, and ready to grab on the go?

Welcome to my new favorite back-to-school trick: Breakfast Muffins.


🥓 What Are Breakfast Muffins?

They’re like little mini casseroles—baked in muffin tins for perfect portions and maximum grab-and-go potential. You can prep them on Sunday and have breakfast ready all week long.

Even better? They’re totally customizable. Picky kids? No problem. These work with just about anything.


👩‍🍳 Here’s How I Make Mine:

Ingredients:

  • Bacon or sausage (or both!)

  • Diced onions, bell peppers, or whatever veggies your crew will eat

  • Shredded cheese (because cheese = love)

  • Hashbrowns (frozen or fresh)

  • Eggs (scrambled up in a bowl with a splash of milk or cream)

  • Salt, pepper, garlic powder—season how you like!

Instructions:

  1. Preheat oven to 375°F and grease a muffin tin.

  2. Cook your bacon or sausage, then toss in your chopped veggies to soften.

  3. Press a layer of hashbrowns into the bottom of each muffin cup to form a “crust.”

  4. Add a spoonful of sausage/veggie mix on top of the hashbrowns.

  5. Pour in your egg mixture until each cup is about ¾ full.

  6. Top with cheese (optional but highly recommended).

  7. Bake for 20–25 minutes or until set and slightly golden.

Let them cool, pop them out, and store in the fridge. You can reheat them in the microwave in 30 seconds flat. Or wrap them in foil for the car ride. Breakfast = handled.

Understanding the Texas Condominium Contract:

 What Buyers and Sellers Need to Know

If you're buying or selling a condo in Texas, you're going to hear about the Residential Condominium Contract (Resale) — officially known as TREC Form 30-17. Updated in November 2024, this form is specifically designed for resale transactions of condo units (not new construction or townhomes).

Unlike the standard One to Four Family contract, this form includes additional considerations that come with shared walls, associations, and common elements. Let’s break down the essentials so you’re not blindsided by surprises during your condo transaction.


🧾 What's Different About the Condo Contract?

Here are the top things that set this contract apart from the standard Texas home contract:


1️ It Covers More Than Just the Unit

You’re not just buying four walls and a ceiling — you’re also buying:

  • A percentage of the common areas (hallways, pools, roofs, garages, etc.)
  • Possibly Limited Common Elements (like your own balcony or reserved parking spot)
  • Shared obligations with the HOA or COA (condo owners' association)

This contract spells that out clearly and ties your purchase to the governing Condominium Declaration.


2️ Mandatory Disclosures: Condo Docs & Resale Certificate

You’ll need to receive and review two key documents:

  • 📘 The Condominium Documents – declaration, bylaws, and rules
  • 📄 The Resale Certificate – financials, fees, budget, and other must-knows

💡 Buyers have the right to terminate the contract within 7 days of receiving either set of documents.


3️ Right of Refusal May Apply

Some condo communities give the HOA or other owners the first right of refusal to purchase a unit before an outside buyer can. This clause delays the “effective date” until that right is waived — or not exercised. If this is in play it could delay your closing. 


4️ Special Assessments

This contract specifies that unpaid special assessments must be covered by the seller, but reserves and pre-paid dues are not refunded. It’s crucial to review the financial health of the condo association.


5️ Smart Devices & Access Rights

Just like in a traditional home, sellers are now required to hand over all smart home access — including codes, apps, passwords, and anything controlling locks, lights, or thermostats.


6️ Earnest Money and Option Fee Rules Still Apply

Buyers have the same protections under the Option Period and Earnest Money terms — but time is tight. These must be delivered within 3 days, and the Option Period can be as short as the buyer negotiates. Missing deadlines could void rights.


💡 Tips for Buyers

  • Request the condo documents and resale certificate ASAP
  • Read the HOA rules before committing — especially for pets, short-term rentals, or exterior modifications
  • Confirm whether any major assessments are coming up (ask about roofs, parking lot repaving, etc.)

  • Be prepared to pay for the Resale Certificate
  • Disclose any pending assessments or known violations
  • Provide access details for smart devices, parking, and any special keys or fobs

Why Your Smoke Detectors Beep at Night – And What You Might Not Know

 

AKA: Our 2AM Beeping Nightmare

Let me set the scene…

It’s 2:07AM. You’re asleep. All is quiet. Then—
BEEP.

That tiny little chirp somehow echoes through the entire house like a fire alarm for your soul.

Welcome to our life lately.

We live in a home with beautiful 20-foot ceilings and a grand total of seven smoke detectors. That might sound luxurious—until two of them decided to start taking turns beeping at night. Never during the day. Always in the dead of night. And never together. Just enough to keep us guessing.

My sweet husband John (bless him!) climbed the ladder—twice—to change the batteries. Problem solved?

Not even close.

A few days later:
BEEP.
Different detector. Same time of night.

At one point, we just left the ladder in the living room so we could respond faster. We were officially living in a home theater production of "Beep: A Smoke Alarm Story."

After the second battery swap, John finally did some research and discovered the plot twist:

Smoke detectors have a lifespan of about 10 years.

Did you know that?
Because we didn’t.

So now, we’re proactively replacing all of them—before we wake up one night to the full 7-member Beeping Choir in surround sound.


🔧 Home Safety Tip: Check the Date!

Most people don’t realize that smoke detectors have an expiration date. It’s usually printed on a sticker inside or on the back. Even if you replace the batteries faithfully, the internal sensors wear out over time—and that can trigger those random beeps.

If it’s been 10 years (or longer) since your last replacement, it’s time. No matter how high your ceilings are. (But seriously, send prayers if your ladder isn’t already living in the living room.)


🏡 Real Estate Bonus Tip

If you’re planning to sell your home, inspectors do check smoke detectors. An expired unit can be flagged on your report—even if it’s still chirping away like it’s on the job.  Also, buyers don't tend to spend a lot of time in homes with chirping smoke detectors...which is bad news for the seller. 

These little details matter when preparing your home for sale. If you're not sure what to check or fix before listing—that’s where I come in.

Back in 1979, when my family moved to Texas, our first stop was Waco. Coming from Frankfort, Kentucky, it was a big change—the water tasted horrible (don’t worry, it’s much better now!) and the bugs looked like they could have their own zip codes. But even with those first impressions, I grew to love this town. So much so, I chose to attend Baylor University—and now two family members have graduated from Baylor, with another (Go Seth!) about to start Baylor Law School.

Even though I’ve since lived in other amazing Texas cities, Waco is still the place we return to at least once a year. Why? Because it’s not too big, not too small—just right.


Why Waco, Texas Is “Just Right”

Waco offers a unique blend of charm, convenience, and community that makes it stand out. Here’s why you might love it, too:
