5 Big Reasons Everyone’s Packing Their Bags for Texas (and Why Even Texans Are On the Move!)

They say everything’s bigger in Texas—and that includes the reasons people are moving here! From wide-open spaces to booming job markets and that famous Southern hospitality, Texas has something for everyone. And if you’re already a proud Texan, maybe it’s time for a change of scenery—because the only constant in life (and real estate) is change!

Let’s break down the **top five things people want when they move to Texas—or within Texas—**and the best areas to start your search.

1. Affordable Housing and Cost of Living

Why people love it:
Texas offers more bang for your buck. There’s no state income tax, and housing prices are often more affordable compared to states like California or New York.

Where to look:

·         San Antonio – Known for its historic charm, affordable homes, and family-friendly vibe.

·         Fort Worth – Still more budget-friendly than Dallas, with a mix of urban and suburban living.

·         Montgomery & Lake Conroe – Beautiful homes for every price point, from cozy lakeside retreats to luxury waterfront estates.

2. Job Opportunities and a Strong Economy

Why people love it:
Texas is home to some of the fastest-growing job markets in the U.S., with booming industries like energy, healthcare, tech, and finance. Companies like Tesla and Oracle are setting up shop here.

Where to look:

·         Austin – The “Silicon Hills” tech hub with startups and big players like Apple and Google.

·         Dallas – Finance, healthcare, and tech are thriving here.

·         Houston – Energy capital of the U.S., with a growing medical and biotech scene.

3. Lifestyle and Space

Why people love it:
Bigger homes, larger lots, and outdoor spaces are a Texas specialty. Whether you want ranch land, lakefront living, or room to breathe, Texas delivers.

Where to look:

·         Walden on Lake Conroe – Perfect for boating, golf, and laid-back lake life.

·         Fredericksburg – Wine country with a charming, small-town feel.

·         Dripping Springs – Ideal for those who want space and the Hill Country vibe, just outside Austin.

4. Good Schools and Family-Friendly Communities

Why people love it:
Great school districts and safe neighborhoods are at the top of the list for families moving to Texas.

Where to look:

·         Frisco – Known for excellent schools and family-focused amenities.

·         Allen & McKinney (DFW area) – Both offer award-winning schools and master-planned communities.

·         The Woodlands – A master-planned community north of Houston with top-rated schools.

5. Warm Weather and Texas Culture

Why people love it:
No harsh winters, plenty of sunshine, and a culture that feels like home. Texas is about BBQ, live music, and that friendly Southern welcome.

Where to look:

·         Houston & Dallas suburbs – Big city amenities with plenty of sunshine and outdoor activities.

·         Galveston – Coastal charm with beach vibes and great fishing.

·         Hill Country towns (like Wimberley or Kerrville) – Perfect for scenic drives, wineries, and relaxed living.

Celebrate National Hot Fudge Sundae Day with a Texas Twist!

Celebrate National Hot Fudge Sundae Day with a Texas Twist!

July 25th is officially National Hot Fudge Sundae Day—and if there’s ever a holiday worth celebrating, this is it! Nothing beats a scoop (or three!) of your favorite ice cream, drizzled with rich hot fudge, topped with whipped cream, maybe a cherry, and if you’re like me, perhaps even a splash of caramel for good measure.

The best part about this Foodie Friday treat? The only prep work is going shopping! All you need are:

  • Your favorite ice cream
  • Hot fudge (homemade or store-bought)
  • Whipped cream, nuts, sprinkles, or whatever makes your sundae perfect

Texas, Oklahoma, and My House: Ice Cream Favorites

In Texas, Blue Bell is practically a state treasure. (Seriously, people will fight for their Homemade Vanilla!) Head north to Oklahoma, and Braum’s reigns supreme with its creamy, old-fashioned goodness. But in my house? Tillamook ice cream is the winner, hands down. I love almost every flavor—especially when it’s paired with a gooey drizzle of hot fudge.

DIY Hot Fudge Sundae Bar: Party in 3 Steps

Hosting family or friends this summer? A sundae bar is the easiest dessert that looks like you planned for hours (but didn’t!).
1. Line Up Your Ice Cream Choices: Vanilla is classic, but add a chocolate or fruity option for variety.
2. Toppings Galore: Hot fudge, caramel, sprinkles, nuts, crushed cookies, fruit, and yes—whipped cream.
3. Serve It Up: Put everything in cute bowls or jars, hand out spoons, and let everyone build their dream sundae.

Why I Love Ice Cream (and Real Estate!)

Here’s the truth: I love ice cream in almost all its forms—plain, loaded with toppings, or even straight out of the container when no one’s looking! And finding a home is a lot like building your perfect sundae:

  • The ice cream = the house that feels right for you
  • The fudge and toppings = the features that make it your dream home (like that oversized kitchen or backyard patio)

Whether you’re in Montgomery, DFW, or somewhere in between, I’d love to help you find the “sundae” that fits your taste.

Wishing you a sweet and happy National Hot Fudge Sundae Day!

Why Walden on Lake Conroe is Texas’ Best-Kept Secret for Affordable Lake Living

Real Estate Update June 2025

If you’re searching for a place that feels like a vacation every day but is still affordable and close to all the essentials, let me introduce you to Walden in Montgomery, Texas. Imagine waking up surrounded by towering pines and sparkling water, with the city only a short drive away. That’s life in Walden—a true escape without being off the grid.

Homes for Every Price Point

According to the latest Texas real estate market statistics from HAR (June 2025), the median home price across Texas is $347,000, and Walden fits right into that sweet spot—offering a wide variety of homes for every budget.

  • 26% of homes statewide are $200K–$299K
  • 23.8% are $300K–$399K
  • Luxury homes ($500K–$1M+) make up about 20% of the market

That means whether you’re looking for a cozy weekend retreat, a full-time residence, or a luxury lakefront property, Walden has something for everyone.

Walden by the Numbers

Here’s a quick look at the Texas market trends that make Walden an even smarter choice:

  • Median Home Price (Texas): $347,000 (up 0.6% YoY)
  • Median Price per Sq. Ft.: $177.24
  • Median Home Size: 2,021 sq. ft.
  • Days on Market: 60 (just 7 days longer than last year!)
  • Active Listings: 156,725 (up 27.8% YoY – more homes to choose from!)
  • Months of Inventory: 5.7 (a balanced market that gives buyers room to negotiate)

With homes available at every price point, you can live the lake life without breaking the bank.

Community That Celebrates Year-Round

Walden knows how to throw a party! From the July 4th parade and fireworks that light up the lake to Santa’s annual December visit, this community makes every season memorable. It’s not just a neighborhood—it’s a lifestyle.

Outdoor Fun for Every Interest

With water access, pools, a fitness center, pickleball, and golf, you can be as active as you want—or simply relax with a lakefront view and a cold drink in hand.

Feels Like a Forest Retreat

One of my favorite things about Walden is how it feels like you’re living in the middle of a forest, yet you’re only minutes from Montgomery’s charming downtown. It’s the perfect blend of small-town vibes and outdoor adventure—enough to keep you entertained, but not so busy that you feel overwhelmed.

Why Now Is a Great Time to Buy

With active listings on the rise and a healthy supply of homes, buyers have more options and flexibility than in previous years. Pair that with Walden’s affordability and amenities, and it’s easy to see why this is one of the hottest places to live around Lake Conroe.

Want to Hear About the Goat?

Yes, you read that right. Montgomery has a story involving a goat that you’ll just have to hear in person—it’s part of what makes this place so wonderfully quirky.

Ready to see what life in Walden on Lake Conroe could look like for you?
Give me a call—I’d love to show you around and share all the little stories (including the goat one!).

Texas Real Estate June 2025

🏠 Texas Housing at a Glance

  • Median price: $347,000 — a modest YoY bump of 0.6%. Not quite million-dollar mansions, but a step up from the taco budget.

  • Months of inventory: 5.7 — while it is mostly a buyer's market, there are some areas and price points that are still very competitive

  • Days on Market: 60 — about two months of Twitterscaping while your home's online.

🔥 Hotspot Central: Where Folks Are Pouring In

  • Texas tops the nation for net inbound movers, with around 137K newcomers in 2023—overtaking Florida! Major cities like Houston, Austin, Dallas, and San Antonio are magnets on the map:

    • Houston: People coming from Louisiana (especially New Orleans), followed by Florida & Georgia

    • Austin: Californians, Floridians, and Coloradans (hello Denver!)

    • Dallas: Neighbors from Oklahoma and Florida, with Oklahoma City leading the pack

    • San Antonio: Welcomes newcomers from Florida, California, and Colorado

🐮 Why Are Californians And Floridians Flocking Here?

  • Cheaper living (California home prices: ~$1.5M vs. Texas ~$450K)

  • No state income tax and a business-friendly vibe

  • Job opportunities & space to breathe, especially in booming metro suburbs.

😂 A Little Funny Sidebar

  • You know you’ve made it when even Californians talk about “Don’t California My Texas” bumper stickers.

  • Meanwhile, Oklahomans enjoy cheaper living and 87% fewer people—apparently enough reason for a traffic-free vacation.

  • And Texas ranchers are probably scratching their heads: "More strangers moving in? Great—just don’t mess with our BBQ."

🛠 What It Actually Means for Texas Real Estate

  • Rising prices in hotspots: Travis County

  • Booming suburb expansion along I‑35 (D–F–W, Austin, San Antonio): ring counties are hot, hot, hot! T

  • Some smaller markets, like McAllen, are cooling off due to inflated list prices and slower hiring.

📌 Key Takeaways (with a dash of sass)

  • Texas is the biggest mover magnet—for affordability, opportunity, and charm.

  • Californians & Floridians are the real MVPs of the migration trend.

  • Texans aren’t exactly loyal—many are eyeing CO, NC, FL for greener (cooler) pastures.

  • Smaller cities are slowing, while suburbs and big metros are still booming.

  • If you thought Texas was full, you should see California—they’re still sending more.

✨ Final Thought

Texas real estate is a wild rodeo—hot, crowded, and always entertaining. As people pour in from LA traffic and Oklahoma hospitality alike, we’re building new neighborhoods faster than you can say “where’s the avocado ranch?”

Houston vs. Dallas Housing Market:

The Good, the Bad, and the Pretty – June 2025 Update

Everything's bigger in Texas—even the housing market news! If you’ve been wondering how Houston and Dallas are stacking up this summer, here’s the latest on what’s good, what’s not-so-good, and what’s downright pretty in these two powerhouse markets.

The Good

Houston

  • Inventory Surge = Options! Houston now has about 5.4 months of inventory, the highest in years. Buyers finally have choices without those frenzied 2021 bidding wars.

  • Sales Up: June sales jumped 12.5% year-over-year, and while prices are holding steady (average price ~$450K), there’s room for negotiation.

Dallas–Fort Worth

  • Growth Where It Counts: Corporate relocations and job growth keep DFW strong. Hot spots like Frisco, Prosper, and Celina are booming with new developments.

  • More Breathing Room: Homes are taking about 41 days to sell, so buyers can make thoughtful decisions instead of rushing.

The Bad

Houston

  • Affordability Gap: Big issue here—the typical household qualifies for a ~$169K home, but the median home costs about $345K. Add flood insurance and extreme weather risks, and budgets feel the squeeze.

Dallas–Fort Worth

  • Mixed Market: While some suburbs thrive, others are seeing price cuts—Rockwall County is down 6–7%. It’s no longer an across-the-board seller’s market.

  • Rent Pressure: Suburban rents are skyrocketing, up 18% vs. 8% in the city, making buy vs. rent a tricky call for some.

The Pretty

  • Houston’s Luxe Life: Luxury homes are HOT—up nearly 40% in sales! If you’ve dreamed of a Galveston getaway or a showpiece in the city, this could be your moment.

  • Dallas’ Suburban Dream: Walkable communities, top-tier schools, and brand-new homes are popping up everywhere. For families craving space and amenities, DFW suburbs deliver.

My Texas Take

As someone who’s lived in both areas, here’s the truth:

  • Traffic? Crazy in both. No winners there!

  • Things to do and the people? Amazing in both. Texas hospitality is the real deal.
But everything being equal… I’m loving life by the lake. There’s something special about waking up to that view, being close to nature, and still having great communities nearby.

What This Means for Buyers

  • Houston: You have leverage! More inventory means more negotiating power, seller concessions, and fewer bidding wars. Just do your homework on flood zones and insurance.

  • Dallas: Be picky and shop local. Some areas are still hot, while others are cooling. Watch neighborhood trends—Frisco ≠ every suburb.

What This Means for Sellers

  • Houston: Price smart or risk sitting on the market. The luxury segment is your friend if you’re high-end, but overall competition is rising.

  • Dallas: Presentation matters. Homes in top schools and move-in-ready condition still sell strong, but expect longer days on market and more negotiation.

The Bottom Line

Both markets are in transition. Buyers have breathing room, and sellers still have opportunity—but only if they adapt. Whether you’re looking for the perfect family home in Dallas or a lakeside property near Houston, strategy is everything.

Closing Time: What to Expect When It’s Almost Yours

🎉 Closing Time: What to Expect When It’s Almost Yours

Day 5 of 5: “Understanding the Texas One to Four… Until They Change It Again”

You made it! The contract has been signed, inspections done, repairs negotiated—now it’s time for closing (also called settlement). This is where the magic happens, and ownership officially transfers from seller to buyer.

But what exactly happens on closing day? Let’s break it down:

🖊️ Signing the Paperwork

You’ll visit the title company or attorney’s office to sign a stack of documents. Don’t worry—they’ve seen it all before. You’ll sign disclosures, loan documents, the deed, and more.

💰 Paying Closing Costs

Besides your down payment, you’ll pay closing costs—fees for the title search, appraisal, loan origination, taxes, and other expenses. These are usually paid by the buyer, but sometimes sellers help negotiate who pays what.

🔑 Getting the Keys

After everything is signed and funds transfer, the seller’s agent will hand over the keys (and unless there is a sellers leaseback - you are ready to move in). That moment right there? Pure joy.

🏠 Final Walkthrough

Usually within 24 hours before closing, buyers do a final walkthrough to make sure the property is in the agreed-upon condition.

What If Something Goes Wrong?

Sometimes closing can hit bumps: funding delays, last-minute repairs, or paperwork snafus. That’s why having a great agent by your side helps smooth the way.

A Quick Laugh Before We Go

“Closing day: the only day where signing your life away feels like the best day ever!”

That’s a Wrap!

Thanks for joining me all week as we decoded the Texas One to Four Family Residential Contract—one paragraph (and joke) at a time. If you feel ready to dive into buying or selling, or if you want someone to handle the “legal novel” for you, you know who to call.

  • 1/2 cup fresh raspberries
  • 1 cup fresh lemon juice (about 4–6 lemons)
  • 1/2 cup honey or sugar (adjust to taste)
  • 3 cups cold water
  • 2 cups sparkling water (or prosecco for cocktail version)
  • Ice
  • Mint leaves and lemon slices for garnish

🥂 How to Make It:

  1. In a small bowl, lightly mash the blueberries and raspberries.

Repairs, Warranties & Paragraph 7 (aka the Drama Section)

🛠️ Repairs, Warranties & Paragraph 7 (aka the Drama Section)

Day 4 of 5: “Understanding the Texas One to Four… Until They Change It Again”

Ah yes—Paragraph 7 of the contract. The place where inspections turn into negotiations, and everyone suddenly becomes an expert in plumbing, roofing, and foundation grading overnight. 😂

This section is all about condition of the property, inspections, repairs, and what the seller is required to do (and what they’re not).

🔍 You Buy It As-Is… Kind Of

The default in the contract says you’re buying the home “as is.” That means the seller isn’t required to fix anything… unless you negotiate those repairs after the inspection. And yes, this is where the drama starts.

The buyer can ask for:

  • Repairs to be made by closing

  • A credit toward closing costs

  • Or to just say “no thanks” and walk during the option period

💡 Tip: Asking the seller to “repair the entire house” isn’t a strategy. Focus on health, safety, and major systems first.

🧾 Who’s Responsible for What?

Paragraph 7 also spells out who pays for:

  • Required inspections (buyer)

  • Required repairs (negotiable)

  • Any required treatments (like wood-destroying insects 🐜—yikes)

And don't skip the part about access—buyers have a right to inspect the property, and sellers have to make it available.

🛠️ Repairs Must Be Done by Professionals

If repairs are agreed upon, they must be completed by licensed contractors (if required by law) and receipts must be provided. So no, Uncle Bob can’t patch the roof with duct tape and a prayer.

💡 Texas translation: If it’s duct-taped, zip-tied, or held up by a rusty nail—it’s probably not contract compliant.

🧰 Home Warranties (Not the Same Thing!)

A home warranty is a separate service contract that covers certain repairs after closing. The contract can specify whether the seller is providing one, and for how much. Think of it as a little extra peace of mind (but not a get-out-of-fix-it-free card).

Bottom Line:

Paragraph 7 is where buyers get peace of mind… and sellers hold their breath. It’s a critical part of the deal, and where a good agent (hi, it’s me!) can make all the difference in navigating repairs and keeping both sides sane.

Deadlines That Matter (and Why They Might Just Save Your Sanity)

📆 Deadlines That Matter (and Why They Might Just Save Your Sanity)

Day 3 of 5: “Understanding the Texas One to Four… Until They Change It Again”

We’ve talked about the contract and the money—now let’s talk timing. Because in real estate, deadlines aren’t just suggestions… they’re make-or-break moments that can send deals sailing or sinking.

💥 Miss one, and you might lose your dream home (or your cool).

Here are the big dates to keep your eye on in the Texas One to Four:

⏱️ Option Period Deadline

This is your short window (usually 5–10 days) to get inspections, request repairs, or walk away for any reason. Once it ends, you’re fully locked in—no take-backs without consequences.

💡 Tip: Don’t schedule the inspection for Day 10 at 4:59 p.m. (Ask me how I know…)

🏦 Delivery of Earnest Money & Option Fee

The clock starts ticking the day the contract is executed. Buyers usually have 3 calendar days to deliver the money to the title company. If it lands on a weekend or holiday, you get the next business day. But don’t cut it close!

🏡 Closing Date

This is the finish line! Or, more accurately, the starting line to your new home. The closing date is when you sign the papers, funds are transferred, and ownership officially changes hands.

💡 Pro tip: Just because you sign at 9 a.m. doesn't mean you get keys at 9:15. Funding has to happen first!

💰 Financing Timeline (If Applicable)

If the buyer is getting a loan, the contract includes a deadline to obtain full approval (not just pre-approval). If you hit a snag and don’t get approval by the deadline, the seller might have the right to cancel the contract.

💡 Real talk: Mortgage underwriters love paperwork. The faster you provide it, the smoother your deal.

Why These Dates Matter

Because every one of them has a domino effect on the next step. As your agent, I’ll help you keep track, remind you gently (or loudly), and make sure we’re always one step ahead of the calendar.

📅 Tomorrow: “Repairs, Warranties & Paragraph 7 (aka the Drama Section)”

Show Me the Money: Earnest, Option & Escrow Explained

💰 Show Me the Money: Earnest, Option & Escrow Explained

Day 2 of 5: “Understanding the Texas One to Four… Until They Change It Again”

Welcome back, contract crusaders! Yesterday we talked big picture—today, we’re diving into the part of the contract where money meets motivation. 💸

Let’s break down three little terms that carry a whole lot of weight: Earnest Money, Option Fee, and Escrow.

💵 Earnest Money: “I’m Serious, I Promise”

Think of earnest money as a buyer's way of saying, "I’m not just window shopping—I'm committed." It's typically 1–2% of the sales price and is delivered to the title company shortly after the contract is executed.

This money gets credited to the buyer at closing. But if the buyer backs out without a contract-approved reason? Say goodbye to that cash.

⏳ Option Fee: Buy a Little Time

This is the fee a buyer pays for something magical in Texas: the option period.
Basically, you’re paying the seller for the right to back out for any reason during a short window—usually 5–10 days.

Pro tip: this is the time to get inspections done, negotiate repairs, or just sleep on it a little. If you back out during the option period, you lose the fee (usually a couple hundred bucks), but keep your earnest money.

💡 Texas humor moment: It’s like renting your future house for a week—with no furniture and a very judgmental inspector.

🏦 Escrow: The Holding Tank

The title company (a neutral third party) holds both the earnest money and the option fee in escrow. They hang onto it until you either close… or part ways. They don’t take sides—they just hold the purse strings.

Quick Recap:

  • Earnest Money = You're serious

  • Option Fee = You're serious… but cautious

  • Escrow = The title company’s babysitting piggy bank

Buying or selling a home isn’t just emotional—it’s financial. These early deposits help protect both sides and keep the deal moving forward.
