Here are my Top 3 places for bluebonnet photos in Montgomery County 🌼

This is one of my favorite areas to explore.

The roads around Montgomery are full of:

  • Open fields

  • Fences lined with wildflowers

  • That classic Texas countryside feel

The best part? You can usually find a quiet spot without a crowd.


📍 2. FM 149 Toward Plantersville

If you want a scenic drive, this is it.

This stretch is known for:

  • Rolling countryside

  • Pockets of bluebonnets along the road

  • Gorgeous sunset lighting

Some years this area absolutely explodes with color.


📍 3. Edges of Sam Houston National Forest

For a more natural, wooded backdrop, this area can be beautiful.

You’ll find:

  • A mix of trees and open land

  • Wildflower patches along trails and roads

  • A more “untouched” Texas feel

Just be sure to stay in public areas and respect private property.

April Fools! Don’t Be Fooled by Real Estate Listing Photos

April 1st is the one day of the year when we expect a few tricks. Maybe someone swaps the sugar for salt or convinces us there’s a spider on our shoulder.

But when it comes to buying a home, nobody wants to be the April Fool.

Ironically, two of the homes my husband and I purchased were scheduled to close on April 1st. The first one was supposed to close that day, but it was delayed because someone thought there might be an issue with the roof. Thankfully, there wasn’t a problem at all—but we still had to wait an extra day to close.

Our second home did close on April 1st… and then it snowed on moving day!

Those experiences taught me something early on in homeownership: there really is no such thing as a “perfect” house or a perfectly smooth transaction. Things happen. And sometimes the unexpected makes for the best stories later.

These days most buyers begin their search online, scrolling through listing photos. While photos are incredibly helpful, they can sometimes make a home look a little different than it does in real life.

So in the spirit of April Fools’ Day, here are a few things buyers should keep in mind so they don’t get fooled by listing photos.

📸 The Wide-Angle Lens Effect

Ever walked into a room and thought, “Wait… wasn’t this bigger online?”

That’s often thanks to wide-angle photography. It’s a common marketing tool, but it can make rooms appear larger than they really are.

When looking at photos, try to use clues like doorways, windows, or furniture size to get a better sense of the true scale.

Why Is the Title Company Asking So Many Questions If My LLC Is Buying the Property?

Recently a client called me and asked a question that honestly makes a lot of sense.

"Jacque, why is the title company asking so many questions about me? The LLC is buying the property…why do they need all this information?"

If you’re purchasing a property with cash through an LLC or trust, you may notice the closing agent asking for more information than you expected.

Part of that is simply the normal information needed to close a real estate transaction. But beginning March 1, 2026, there’s another reason you might be asked for additional details.

A new federal reporting requirement went into effect through the Financial Crimes Enforcement Network, often called FINCEN, which operates under the U.S. Department of the Treasury.

The goal of the rule is simple: increase transparency in certain real estate transactions—particularly cash purchases made through entities like LLCs or trusts.

So even though the LLC is technically buying the property, the closing team may need to collect information about the people behind that entity.

Why the Government Wants This Information

Over the years, federal agencies have become more focused on preventing money laundering and other financial crimes that can sometimes occur through anonymous companies.

Real estate—especially all-cash purchases—can occasionally be used to hide ownership behind corporate structures.

The new reporting rule simply requires certain transactions to identify the “beneficial owners,” meaning the real individuals who own or control the company purchasing the property.

For most legitimate buyers, it’s just one more form to complete during closing.

Who Actually Files the Report?

Here’s the good news for buyers and sellers: you usually are not the one responsible for filing the report.

FINCEN created what’s called a “reporting cascade.” This means only one professional involved in the closing process is responsible for submitting the report.

In most transactions, that responsibility falls to the title company, settlement agent, or closing attorney handling the transaction.

Your role as the buyer is simply to provide the requested information so they can complete the required filing.

What Information Might Buyers Be Asked to Provide?

If you’re purchasing property through an LLC or trust and paying cash, the closing agent may request a few additional details.

Typically this may include:

Basic identifying information

  • Full legal name

  • Date of birth

  • Residential address

  • Government-issued identification (driver’s license or passport)

Information about the entity purchasing the property

  • Name of the LLC or trust

  • Business address

  • State where the entity was formed

Ownership information

  • The individuals who own or control the entity

  • Percentage of ownership (often anyone owning 25% or more)

While it might feel like extra paperwork, this information simply allows the closing professional to complete the required report.

A Quick Local Realtor Tip

Around Lake Conroe, it’s pretty common for buyers to purchase second homes, vacation properties, or investment properties through LLCs.

So if you're buying with an entity and the title company asks for a little more information than expected, don’t worry—it's simply part of complying with the new federal reporting rules.

Foodie Friday: Simple Easter Sides That Steal the Show

Spring is here, Easter is around the corner, and if you’re anything like me—you don’t need fancy… you just want good food that everyone actually eats.

Some of the best holiday meals aren’t complicated. They’re simple, fresh, and made with a little love (and maybe a shortcut or two 😉).

Here are a few of my favorite easy Easter sides that pair perfectly with ham or roasted chicken.


🥕 My Favorite: Grilled Carrots (So Simple, So Good)

I LOVE carrots, and this is one of my go-to sides.

  • Start with fresh carrots

  • Lightly steam them

  • Cut them in half

  • Then throw them on the grill

They get just a little char on the outside and stay tender on the inside—so good.

And let’s be real… if it’s raining (because Texas weather loves to surprise us), I just use my indoor grill or the air fryer.

Still delicious.


🥓 Fresh Brussels Sprouts with Bacon

This one is always a crowd favorite.

  • Fresh Brussels sprouts

  • Crisp up some bacon

  • Toss it all together

It’s simple, full of flavor, and somehow even people who think they don’t like Brussels sprouts end up going back for seconds.


🧀 🧀 Classic Mac and Cheese (With a Little Shortcut 😉)

Because let’s be honest… someone at the table is always hoping mac and cheese shows up.

It doesn’t have to be fancy—just warm, cheesy, and comforting.

I do cheat a little…

  • Cook your favorite noodles

  • Drain them

  • Mix in salsa con queso (cheese dip with a little zip!)

  • Pour into a baking dish

  • Top with shredded cheddar cheese

  • Bake until the cheddar is nice and gooey and just a little toasty on top

Easy peasy.

And yes… it disappears fast every single time.


🍅 Fresh Salsa on the Side

I love making a quick fresh salsa in my (very loved) yellow food processor.

It adds a fresh, bright flavor to the meal and is perfect to snack on while everything else is cooking.

Wine, music, and the weekend that changed everything

When people think about Texas, they usually picture cattle, barbecue, and wide-open spaces.

But wineries?

Texas actually has a thriving wine scene, and one of my favorite hidden gems sits just outside Montgomery in the small town of Plantersville.

And my connection to this town is actually pretty personal.

Several years ago, my husband’s band was playing at Bernhardt Winery. We decided to make a weekend out of it and booked an Airbnb nearby in Walden on Lake Conroe.

That weekend completely changed things for us.

If we hadn’t come down for that show at the winery, we probably never would have discovered the area the way we did… and we might never have moved here.

Funny how life — and real estate — works like that.

Sometimes it all starts with a weekend trip.


Why People Love Plantersville

Plantersville is one of those Texas towns that still feels authentic and relaxed.

It’s small, a little rural, and surrounded by beautiful countryside. But it’s also close to everything.

You’re only about:

• 20 minutes from Montgomery
• 30 minutes from Lake Conroe
• About an hour from Houston

Foodie Friday: The Great Deviled Egg Debate

 

Because apparently everyone has strong opinions about deviled eggs

There are certain foods that instantly spark debate.

Barbecue. Chili. Potato salad.

And right up there near the top of the list? Deviled eggs.

They show up everywhere—family gatherings, church potlucks, backyard BBQs, and especially Easter tables. If you scroll online this time of year, you’ll see all kinds of adorable presentations… deviled eggs shaped like bunnies, flowers, and little chicks.

They’re very cute.

But at our house?
Deviled eggs never last long enough to get that fancy.
😄

If they make it from the kitchen to the table before someone grabs one, that’s already a win.

So for today’s Foodie Friday, we’re diving into The Great Deviled Egg Debate.

Because everyone seems to have a very strong opinion about how they should be made.


Step One: The Mayo Debate

Let’s start with the big one.

Some people use Miracle Whip.

And honestly… you’re killing me with Miracle Whip.

For me it’s Hellmann’s all the way—or as it’s known in some parts of the country, Best Foods.

Creamy. Classic. Perfect for deviled eggs.


Step Two: Pickles, Relish, or Pickle Juice?

This is where things really get interesting.

Some people swear by sweet relish in their deviled eggs.
Others add pickle juice for a little tang.

Not at my house.

No relish
No pickle juice
No chopped pickles in the filling

But I do love a good pickle alongside deviled eggs on the plate. That salty crunch just works.


Step Three: The Mustard Question

Some people go with yellow mustard.

But in my kitchen?

A little Grey Poupon adds just the right flavor kick.


Step Four: Paprika… Yes or No?

For many people, paprika on top is a must.

For me?

No paprika.


Step Five: The Bacon Wild Card

Now let’s talk about the ingredient that gets people really excited.

Bacon.

Do I add bacon to my deviled eggs?

No.

But let’s be honest…

There is always a place for bacon.

Walden & Montgomery ISD Housing Market Update

If you’ve been wondering what the real estate market looks like around Walden on Lake Conroe and the Montgomery Independent School District, the February numbers are in—and overall I’m really liking what I’m seeing.

Markets can vary widely across Texas (it’s a big state after all), but locally we’re seeing a market that feels more balanced than the frenzy of a few years ago while still showing healthy activity.

Let’s take a look at the highlights.


Walden on Lake Conroe – February 2026

Median Price

The median home price in Walden came in at $316,500, which is up 0.6% compared to February 2025.

That may seem like a small change, but stability in pricing is actually a positive sign. It means values are holding steady while the market continues to move.

Closed Sales

One of the most encouraging stats is the number of homes that actually sold.

Closed sales increased 33.3%, with 16 homes closing in February.

More closed sales usually means buyers are active and confident enough to move forward with purchases.

Inventory

Active listings dropped 16.8%, with 134 homes on the market.

Lower inventory combined with increased sales is often a sign that the market is tightening slightly—which can benefit sellers while still leaving options for buyers.

Days on Market

Homes spent about 64 days on the market and about 23 days to close, for a total of 87 days.

That’s 37 days faster than February 2025, which shows that well-priced homes are moving more quickly than they were a year ago.

Months of Inventory

Walden currently sits at 6.2 months of inventory, down from 8.2 months last year.

That puts us very close to what many consider a balanced market, where neither buyers nor sellers have a huge advantage.


Montgomery ISD Housing Market – February 2026

Looking at the broader Montgomery ISD market gives us a bigger picture of the area.

Median Price

The median home price held steady at $345,000, essentially flat compared to last year.

Again, stability in pricing is often a healthy sign for a market.

Inventory

Active listings increased 23.7%, with 902 homes on the market.

This gives buyers more choices and breathing room compared to the ultra-competitive market we saw a few years ago.

Closed Sales

Closed sales also increased 23%, with 107 homes selling in February.

That tells us buyers are still active despite higher interest rates.

Days on Market

Homes averaged 77 days on the market plus 31 days to close, for a total of 108 days, which is just slightly faster than last year.

Months of Inventory

Inventory rose to 7.1 months, compared to 6.6 months last year, again pointing toward a more balanced market.


What This Means for Buyers and Sellers

Overall, the February numbers show a healthy and active market in both Walden and Montgomery ISD.

For sellers:

  • Homes are still selling

  • Prices are holding steady

  • Well-priced homes are moving faster than last year

For buyers:

  • There’s more inventory than during the peak frenzy

  • You have a little more time to evaluate homes

  • The market is more balanced than it was a few years ago

In other words, this market can work for both sides with the right strategy.

The Dallas–Fort Worth–Arlington metropolitan area continues to show resilience, even as the market shifts toward a more balanced pace.

Key DFW Housing Stats

• Median home price: $385,000
• Price change: down 2.2% year over year
• Active listings: up 7.3%
• Closed sales: down 6.6%
• Months of inventory: 3.9 months

Homes are taking about 77 days on the market plus another 31 days to close, bringing the total timeline to about 108 days.

While prices dipped slightly year over year, this doesn’t necessarily signal weakness. Instead, it often reflects a market that is normalizing after several years of rapid appreciation.

In fact, from what I’m seeing personally, buyer activity in the Dallas area has picked up recently. I currently have listings in the DFW area, and those homes have already gone under contract, which tells me serious buyers are definitely still out there.


Houston Real Estate Market – February 2026

The Houston–Pasadena–The Woodlands metropolitan area shows a slightly different dynamic.

Houston experienced a softer buyer market last year, but inventory growth and steady pricing suggest things may be stabilizing.

Key Houston Housing Stats

• Median home price: $323,990
• Price change: down just 0.3% year over year
• Active listings: up 16%
• Closed sales: down 3.4%
• Months of inventory: 4.8 months

Homes are averaging about 67 days on the market, plus around 32 days to close, bringing the total transaction timeline to roughly 99 days.

The big story here is inventory. With listings up 16%, buyers have more options than they’ve had in quite a while, which is helping move Houston closer to a balanced market.

But even with more inventory available, activity has started to pick up as we head into spring.

I’m seeing that firsthand with listings in the Houston area as well — showing activity is increasing and buyers are starting to make decisions again.


What These Two Markets Tell Us

Looking at Dallas and Houston side by side shows something important:

Texas real estate is not one-size-fits-all.

Dallas continues to be one of the strongest markets in the country, driven by job growth, relocation, and population increases.

Houston, on the other hand, tends to move a bit differently due to its size and economic diversity — but it remains one of the most affordable major metros in Texas.

Both markets, however, share one key trend in 2026:

➡️ Inventory is rising
➡️ Prices are stabilizing
➡️ Buyer activity is picking up as spring approaches

That combination often signals a healthier and more balanced market for both buyers and sellers.


Final Thoughts

If there’s one thing I’ve learned after years in real estate, it’s this:

The numbers tell part of the story — but the activity on the ground tells the rest.

And right now, the activity I’m seeing in both Dallas–Fort Worth and the Houston area suggests the spring market is starting to wake up.
